A stunning modern renovation has been carried out on this NEW holiday listing, with Woodcut flooring throughout, ducted heating & cooling with a wall mounted control system, and luxury fixtures + fittings throughout.

Located in a prime position, with an easy walk to the Main Street, river, cafes, golf course & beaches.

All adult bedrooms feature the Hotel Cloud Collection - a luxury 5 star hotel bedding collection - along with linen by Carlotta + Gee and I Love Linen, to ensure a great and majorly comfy nights sleep.

After you enter the generous sized and light filled entry, you walk into an open plan living, kitchen and dining which has access to an outdoor entertaining area equiped with a built in BBQ, outdoor shower, and a luxury outdoor table/chairs with an umbrella - perfect for Summer days/nights entertaining or dining with your family. The kitchen features stainless steal appliances, and gorgeous Carrera marble bench tops.

The gorgeous American oak dining table by The Wood Room, seats 10 people and features jute pendants hanging above. A high chair is also available.

The lounge room has a 3 and 4 seater linen lounges and plenty of coffee table books and a large smart TV that comes with free Netflix, Foxtel, Disney+ and the likes to kick off your relaxing holiday. We especially love the large olive tree to bring a bit of the outside, in.

The newly created Rumpus room for the kids has a chic built in lounge and linen bean bags (a full length linen cushion is currently being made for this built in lounge and will arrive just before Christmas), a large smart TV that comes with free Netflix, Foxtel, Disney+ and the likes, and some toys/books to keep the little ones entertained.

A well equiped laundry with Bosch washing machine & dryer, feature floor tiles by Jatana and a gorgeous ceramic sink.

Off the lounge area is a powder room with jute pendant and Brodware taps.
The seperate bathroom (also downstairs) features a walk in shower, gorgeous custom vanity and Brodware fixtures.

A second outdoor area that is secluded out the back, features lush greenery and a free standing fire pit - perfect for cooking marshmallows with the kids or some evening drinks with friends (wood/paper is not supplied - you can get this from the local service station).

UPSTAIRS BEDROOMS:
Master Bedroom - King size bed with beautiful linen by Carlotta + Gee. Also features a built in study nook.
Master Ensuite - A free standing stone bath, custom double vanity + luxury fixtures by Brodware.
Master BIR - with American oak hanging rail and plenty of shelving for your vacation + bags.
Kids Bedroom - 2 x king single futon beds in the attic room that features a sky light to look at the stars at night. Beautiful linen by I Love Linen.

DOWNSTAIRS BEDROOMS:
Bed 1 - King size bed with beautiful linen by Carlotta + Gee, and BIR with American oak hanging rail and plenty of shelving for your vacation + bags.
Bed 2 - King size bed with beautiful linen by Carlotta + Gee, and a Fenton + Fenton chest for your clothes.
Kids Bedroom - A built in bunk for 2 x little ones with linen sheets from I Love Linen, and a chest of drawers for their clothes. Please note: We don't recommend kids under 5 years (or kids that sleepwalk/move around a lot) to sleep on the top bunk for safety reasons.
**A portable cot is also available upon request (please bring your own sheet/blankets/sleeping bag).

OTHER FEATURES:
- Keyless entry with our touch pad front lock.
- Sonos stereo in the Kitchen/dining and the Master Bedroom.
- Beach towels, Beach Umbrella (by Sunday Supply Co) and a Beach Picnic Basket (by The Beach People) all provided for your stay.
- Byron Bay Hanging Chair on the front verandah.
- Undercover carport should you wish to park your car on the property but plenty of space along the street for car parks.
- All linen is included, simply pack your clothes and bring yourself!

**Please note – the house has a STRICT no pets, non-smoking (both indoor & outdoor), no schoolies and no functions policy. We have a zero tolerance policy toward excessive noise.
**Please care for our beach home like you would your own. We have put a lot of time and effort into creating a luxury space for you.

TARIFF DETAILS:
- A minimum 7 night stay applies over specific periods.
- Long Weekends attract a minimum 3 night stay.
- A 2 night minimum applies at all other times.
- Over peak periods - December / January - 7 night stay applies for all bookings.
- 100% of funds is required to confirm booking.
- A $200 cleaning fee applies to all bookings.
