Villa with exceptional view over the bay of Pinarello (Pinareddu), the rock of Ruscana and its Genoese tower. This villa is located in a private park of cork oaks overlooking a confidential rocky cove with private access (driveway). Private heated swimming pool closed and alarmed. Linens and towels included as well as 2 hours of cleaning per week.

ACCOMMODATION CAPACITY
The total accommodation capacity is 15 people if you pay extra to have access to 1 or 2 bedrooms of the guest house. We offer several layout solutions:

1. MAIN VILLA (included in the price) 10 to 11 people, access to the whole main villa and its 5 bedrooms

2. FRIENDLY VILLA (additional charge) for 12 to 15 people, we offer a sixth bedroom (12/13 people) and a seventh bedroom (14/15) people in the adjoining guest house. Supplement of 10% per additional room.
Two cots are provided at no extra charge.

The option for these two rooms can be exercised at any time up to 10 days before entering the premises (clause in the contract).

Note: whatever your number, you are the only tenants. If you do not occupy the optional rooms they remain closed.

DETAILS OF SERVICES
The rent includes household linen changed once a week (sheets and towels) on Saturday as well as 2 hours of cleaning per week. The rent includes all EDF charges (except overconsumption), water, Internet subscription, tourist tax ...
A deposit check of € 3,000 will be requested upon entering the premises according to the terms of the contract. It will be returned after a period of 10 days if no damage is found. Otherwise the cost of damage will be deducted from the deposit with presentation of supporting documents and agreement of the tenant on the amounts in question.
The obligatory exit cleaning (count 270 to 320 € depending on the number of occupants), is the responsibility of the tenant. It is carried out by the cleaning team of the lessor.

DESCRIPTION
The first level of the main villa, which is accessed from the car park, opens onto 4 large terraces, two of which are covered, and includes:
- a living room with sea view and fireplace; in its extension, a dining room with sea view and access to a wooden deck.
- an American kitchen equipped with a bar overlooking the dining room. The kitchen is new, spacious and fully equipped (1 dishwasher, 2 fridges, 1 freezer, 1 4-burner induction hob, 1 microwave oven, 1 large fan oven, coffee machine, 1 wine bar , 1 ice maker, full cookware).
- two air-conditioned bedrooms with sea views, each with its own private shower room and WC (one bedroom with 2 beds of 200 cm x 90 cm and one bedroom with 2 beds of 190 cm x 90 cm),
- an additional WC for guests.

The lower level overlooks the lawned garden and landscaped grounds. He understands :
- three bedrooms, all with sea view (Pinarello bay) and with direct access to the garden via a French window. Each room is air conditioned and has 2 90 cm x 200 cm beds, a private shower room and WC. One of the bedrooms has a crib in a separate fitted children's corner. Two of the three bedrooms can optionally be equipped with an extra bed (90cm x 180cm or baby).
- 1 laundry area (washing machine and dryer).

In the guesthouse annex, very close to the main villa, are the optional sixth and seventh bedrooms. They are air-conditioned, each with a bathroom with private WC and two 90 cm x 200 cm beds. These rooms have a view of the park and the sea.
The house is equipped with two TVs and Wi-Fi. Many umbrellas and garden furniture.
