Damage & House Rules Policy / Guest Responsibilities. We inspect every condo at every check out. We again inspect every condo before every Guest Arrival. We have documentation for each condo to assure the condo is good condition and working order before your arrival. 1) Guest is responsible to pay for any missing/broken/damaged items, extra check out cleaning & for a drain or toilet that requires clearing due to Guest clogging the drain or toilet. Every condo has a plunger for the toilet. If you clog the toilet, please use the plunger provided. Calling a Plumber is a Guest Expense. 2) Do not use the Kitchen Sink Garbage disposal for potato peels, fruit rinds, banana peels, pineapples, egg shells, noodles, rice etc. Calling a Plumber is a Guest Expense. 3) Sand: Please rinse off all sand (self and gear) before entering the hotel/condo (there are rinsing stations at the beach) to avoid extra cleaning fee and clogging the shower drains. 4) Lanai: Please do not hang towels or other items from the lanai. Please do not feed the birds. 5) No smoking in condo, on lanai or in common areas. Guest charged to have upholstery, drapes and linens cleaned, deodorized. 6) Guest responsible to pay for locksmith if they lock themselves out the of the bathrooms or damage a lock.
CANCELLATIONS: 1) Reservation deposit is non-refundable. 2) Cancellations made more than 60 days prior to the check in date can have the deposit applied to another stay at the same condo within one year of the original check in date. 3) Cancellations made less than 60 days prior to check in will forfeit deposit. 4) Cancellations made less than 30 days prior to check in will forfeit deposit and rental balance payment. 5) We encourage you to consider travel insurance so a cancellation can be recovered.

Great property, location is excellent, next to the Hilton Village and a short walk to the Ala Moana Mall. The Ilikai has good facilities, two pools, two restaurants, shops, etc. Condo was spacious, comfortable, full kitchen, great views off the lanai. Overall a great stay, I would return to the property.
Overall we were pleased with the condo. There was a bit of a musty smell in the unit, but overall it was a good place. Dishsoap would've been handy to have, but other than that all the things we needed were there.
This is our second stay in this condo. We appreciated the updates in the kitchen, new pots & pans, blender, rice maker, etc. A sufficient supply of bath towels, toilet paper, soap, for our two week stay. The view is amazing! Watch Friday night fireworks and the Hilton luau right from the lanai! Short walk to the beach. Only improvement would be new curtains and the ac worked but was only blowing out one edge of the compressor. All in all a stellar place.

Nice property
The Ilikai is a great place to stay on Waikiki - close to everything but not too close. Unit 1236 was clean and neat. We had no issues but would say it is time to replace the mattress - not comfortable. Otherwise a very nice unit.

Location great but unit is dated. The bed was uncomfortable, had trouble sleeping. The couch was even worse. The AC unit was pre programmed so it could not be adjusted up or down, on or off. I travel here yearly but will never book this unit again
Great location, love the balcony, but overall the unit is a bit run down. Shelves in bathroom are rusty, grout on kitchen sink has mold, ice maker doesn't work, draw curtains are ripped at the bottom, paint on corners is chipped, closet door doesn't slide, tv has poor quality picture. Needs a little pick me up. The largest overall problem is the lack of functioning elevators. By our last day only 2 of 5 were working, causing up to 30 minute waits up and down..
The unit is a perfect size for my family of 3. We all love the location, it's close to the stores and the beach. The view from our unit is awesome. Only downside is, I think the carpet needs some thorough cleaning. The closet is almost non- functional for guests. It's stuffed with cleaning stuffs, there's also cans of paints inside. The lady, that checked the unit upon checking in also made us aware that 1 of the closet door panel is broken it's loose and comes off the door guide when sliding it open and not to use that door. The lady offered, if we'd like to, she'll send someone to repair it that same day but we declined as we just wanted to relax already after a long flight. We ended up not using the space as we're scared the door panel would totally fall off. Otherwise, everything was good. Kitchen is fully equipped.
Location was good. Pool very small. Condo was dirty. Only vacuumed, but no wiped from dust and balcony wasn't wash, very dirty and dusty. For eight days there was not enough toilet paper, so we had to purchase. Chairs on the balcony very old and table broken and not safe at all. Also beach chairs not that usedfull, very small, and sad that owner can’t provide Sun umbrella wich cost $40 at Walmart and we had to get one for are selfs. Condo needs renewing, remodeling. My advice, owner shold at list provide bottled of cheap vino for welcome. But I guess not everyone it’s thinking like I do to welcome guests.
Pros: Great location, perfect view of ocean and lagoon, has extra towels and beach towels as well. Has laundry on the same floor which can use credit card or download the app (no coins). Has a full kitchen with full size fridge! There is an ABC stores everywhere, where we got eggs and bread. Walking distance to a lot of places including Waikiki beach (which we did, took us 15 mins) great shopping.
Cons: Needs to updates cookware and plate settings , some rust inside the kettle ( we couldn’t use it) some cookware are old, the mugs has stains. Overall the kitchen stuff needed replacing. The hallways getting to the room was pretty warm, sliding doors could use a little WD40 (only one side can really slide smoothly). The elevator sometimes was too full.
Overall, this was a perfect place for my family of 4. We enjoyed the stay, Also, since everything was so close, we DIDN’T NEED A CAR RENTAL! We Uber to and from the airport. And some excursion. Or even hop on the trolley!
In general I don't advise to overshadow the rest of such a room.
The room is old. When we entered there was a lot of dust on the furniture. No dishwasher. No food waste disposer. Dishes in the kitchen it is old and dirty. The door to the balcony opens with a bang.
Our unit was as described, loved the warm swimming pools. We received all of our check in information before we left for our trip which made it easy to go directly to our room once we arrived. Many good bar and restaurant around the hotel. We will be back! Mahalo

The owners description did not mention....
…the unit is above the air-exchange handlers, which run all day and night. Most of the day you are out, but when it's time to sit back and enjoy some quiet time on the patio, that's a whole other issue. The air-exchange handlers are so loud that you can not hear yourself think or have a conversation. Then you move indoors. What's the sense of having a patio when you can not enjoy the quiet surroundings. There is a serious mold problem in the stone of the shower stall that needs to be addressed. There seems to be a serious water issue behind the walls. As for the extras, connecting a Nintendo switch to the TV, forget about that too. There is no way to pair or connect your accessories to the TV. It is not a smart TV but antiquated. If there was a way, there were no instructions included. As the sun rises from the east, and the unit faces east, you will then have to close the shades so the heat from the glass warms up the unit. If the owner of the condo took some extra effort, they would apply a tint to the Patio windows, thus making the unit much cooler. The owner has posted a sign asking vacationers not to lower the thermostat past 72. It was warm when you left the curtains wide open but most of the time until the sun starts setting in the west, the curtains are particularly closed all morning and part of the afternoon. What is the sense of having your curtains closed while you are there? It defeats the purpose of enjoying the outside views.
Sleeping accommodations: The pillows were horrible. The unit accommodates 2 adults and 1 child, possibly 2 small kids.
Late Checkout: We asked for a late checkout and the owner denied our request. Check-out was at 11:00. As our flight did not leave until 3:40 we requested an extra hour. Denied!!
Parking. It's valet parking. At $35 a night (Effective March 1, 2022) that adds up quickly. Our suggestion, a win-win for the owner is to include parking as part of the condo use. Stand out from other units. Parking is limited and valet parking is expensive.
Beach extras: There are 2 beach chairs on the patio. This is great but why not include a beach umbrella for use. We heard to rent on Waikiki beach, a beach umbrella ($40), and 2 chairs ($20 for each chair). That also adds up.
Overall opinion of the unit, it was a nice unit, clean. If you do not mind the loud air-handler exchange noise and those little extras, such as no late checkout, then this unit is for your family. Enjoy!!
