Property is a nice size, walking distance from anything you need. Food market, liquor store, steak house andbother restaurants and the river is beautiful. Had a small snag with the water heater but the property manager wasbon top of it and had it fixed as fast as she could. Stayed for 3 weeks, wish we could have stayed longer!City of cortez is only a few minutes drive for anything else that you could need including reasonable priced flights to Denver and Colorado Springs.
We booked for 6, unfortunately only 5 could join us. There was enough room for to accommodate another four people easily. Perfect setup for a large family or trip with friends.
Would recommend.
Overall the stay was good. The house was plenty big and everyone had their own room. The kids liked walking to the river to fish. There is no AC so during the day the house would be hot even with the windows open. The yard is huge but no grass.

Very roomy for a big group. Cute decor. Easy walking around the town. House was reasonablely clean but there was a lack of attention to details. Trash under sink wasn't empty, no toilet paper, blankets were not clean, last used coffee pot filter was not removed. Garbage can was full.

Ok the good, the house is big, charming and the area is great place to be. The not so good: The issues we had at the property was advertised with a King bed and it does not have a King bed. That was a major deciding factor for us booking the property. The place was somewhat dirty. Dirty dog bowls on the kitchen floor, a few throw carpets had tears. Dog prints on the exterior doors. One blanket had stains on it. The description states there is a driveway. There is no accessible driveway. The parking is on the street. The welcome text stated the WIFI name and password. It did not work. We did find the correct WIFI name and password in the binder.We traveled with a dog and a fenced yard is a big plus and we look for this on all travel trips. The fence needs attention. The two large gates one in the front and one at the alley do not touch and has about a 7-inch gap. I had to place a rock over each gap to keep the dog in. The white picket fence gate in the front yard does not have a latch or any way to secure it shut. I had to use a tie strap to secure the front gate when I let the dog out.The front door key pad did not work. The property management informed us there was a lock box on the property with a Key for us to use.
The house was clean and very comfortable. Since we rarely eat out, I was pleased with all the cookware available. The kitchen was roomy and pleasant. This house has history, being in the heart of town. It's within walking distance of a small market which has fresh local produce and very friendly people. Although in the center of town, it was very quiet and peaceful.
