Clean property and communication with host was good. The bed has a memory foam topper that sleeps soft and left me aching daily. The dryer needed some maintenance and the basics aren't plentiful which leaves it feeling less like a home away from home. Having to buy toilet paper, paper towels, sugar etc. isn't usually what you think of doing. We always stay at villas at the gulf and parking is great at these facilities. This is a lower level condo so expect to hear your neighbors above stampeding nightly.

During our stay, there was no internet, and we were assured we would be compensated for this inconvenience. However, more than two weeks have passed since we checked out, and we have yet to receive any compensation.

It was a nice property. Just the right amount of space for 5 people. Good location as well.However, we found a cockroach in the kitchen and the floors were very dirty.

Pensacola spring break April 1-5, 2024

Unit was perfect for our stay. Appeared recently renovated. Family friendly. Walk to beach from unit not far. Easy access from where car parked to stairs/entrance. Met all our needs. Management responded quickly to call/texts. Management very friendly and professional. Great communication from management re rental confirmation, prep/info Re arrival/check in, and check out reminder/process.

Great place but loud neighbors

My family loved our stay. It was close to the beach and right next to the pool which was amazing. The condo was nice and perfect for our family. However the only bad thing was the stomping of our upstairs neighbors. It would be 5 am and we could hear what sounded like banging or stomping intentionally. It wasn’t only the morning time however, it would also be at random times during the day or late at night while we were trying to sleep. Other than that disturbance we loved our stay.

Stale smells/view

As we 1st entered the front door, the smell wasn't terrible, it just smelled like the place was closed up for awhile, stale air smell, and the view from the balcony was of the next building, not sure if there anything you can do about that, if you would could you open the place up for awhile before we arrive next time

Rocky start but great overall

We arrived Sunday night and had no television reception or wifi at all. But it was fixed the next day. My only complaint would be they wanted to have a repair man come in to install wifi. We hadn't had a problem since the first day. I thought it was a little rude to be asked to let a man come in while we were away.

A perfect spot to land each day!

We thoroughly enjoyed our week in Pensacola and felt like this unit suited us well. We didn’t mind the 2 minute walk to the beach and actually enjoyed feeling a little more secluded than being beachfront. We’ve done that before but wanted to try something different. This unit was clean, tastefully decorated, and had everything we needed. The kitchen had the needed supplies so that we could cook breakfast and lunch in and remain close to the water. Going out each night was fun, though! If you want to play games, you should pack some. We were glad we brought decks of cards. Lastly, we enjoyed the clean exterior of the Villas. They are well maintained and were even painting parts of it while we were there. The lagoon is full of turtles and fish which were fun to watch.

Great Location! Short Walk To Beach!

We had easy check in. There is only 1 flight of steps to unit so that was a plus. There was a musky smell in the unit. There was sand on floor from past guests that hadn’t been swept up. The door top shelf in fridge kept falling off. We had cable in small bedroom but only Roku in living room and master. My husband likes to rehash movies on tv so he was disappointed with that. We called the property manager came out and the cable company was supposed to come but never seen them. There wasn’t info on where garage dumpster was.The mattress in master bedroom needs replacing. It was very hard and uncomfortable. There wasn’t a closet in master so you had to put your things in dresser which had a musky smell. Furniture in master would be vintage and would say the same for 2nd bedroom. There also wasn’t a way to lock sliding door to balcony.The kitchen needs to be labeled and organized. The kitchen table was cute. The unit needs a new broom. The master bathroom sink had crack in bowl. The only day I wanted to go to pool it was closed for maintenance. We stayed 7 days. The walk to beach wasn’t really that bad. Overall we had wonderful stay and would come back. I just had to sleep on couch much of the week. I did like the complex overall. There wasn’t a lot of people. The beach wasn’t crowded. We were there mid August. School had just started in area. The people we met were very friendly and helpful during our entire stay.This is our 3rd trip to the area.

The online profile of this property did not give the proper ambiance. When my family and myself arrived the property looked bland. An old looking stairway to the door that clearly needed to be replaced. When you walk in, the scent of old furniture matched with the style and color. The costs to stay here did not match what we were given. That evening is when everything went downhill. The thunder storm and heavy winds that came through flooded the retention pond that flooded the parking lot and the walkway between the other properties. When the wind blows heavy you can feel the building move. The property floods every time it has a heavy rain. I found out 1st hand for that to be true along with talking to a owner that lives on the property. Which was never disclosed or descripted in any of the literature that they provided. There is no 24 hour maintenance as described. The next morning we made phone calls to management. When we finally got contact they asked if we send them pictures of the flooded parking lot. I requested to be moved on that property where it wasnt flooded. They responded that they had to evacuations 1st so asked be patient with them so that they can rectify my situation. We had to walk through dirty pond water to get to our vehicle and then clean off our feet every time we needed to go somewhere. They did offer to send us to another property 30 minutes away which would have took us out of Pensacola beach. I did not accept, thats why we came to Pensacola beach

Suppose to be a partial gulf view. Lie. Got to look at a set of stairs and a mud pond and the people upstairs would use the back stairs and look into the condo I rented. Sucked. Dryer barely works and makes a horrendous noise, Takes two hours to dry clothes, have to run it twice No closet for master. More hooks somewhere would be nice at least. No hall closet either so you have one closet in the second bedroom. Master Bed sucks as you can’t prop yourself up on it to watch tv or read because there is an extra mattress on it so you can’t make use of the back of the bed. King sheets do not fit bed All screens are wrecked so you cannot open windows and one is covered in mold Disposal didn’t work - they did fix it TV in Living room is up so high it is awkward Roku guest thing a PITA for those of us who use Roku doesn’t allow you to log in as yourself to watch your lineup Ice make in freezer auto shut off does not work and it overflows with ice If you’re on the second floor beware, when someone stays above you, you can hear every footstep and it squeaks as well. Noisy as hell. Came to fix slider screen, didn’t last broke again. Needs to be replaced. Two very large dogs way over 30lbs above me and they kept taking them on the beach 4 big people, not suppose to be pets but they don’t tell you that other condos rented do allow pets. Leak in the bathroom ceiling never fixed will happen again Construction next door Then construction on the end unit for days Cockroaches on the counter and one came up the tub. They came and sprayed It is not VRBO, which is misleading. It is a rental agent company and real estate and they make you sign all these documents and still charge you all the VRBO fees plus more No oven mitts. Strainer and cutting board was disgusting Had to wash all the pans before use A/C stopped working, they came to fix it but said it wasn’t going to last No wifi for a day, had to call the internet company myself

To the naked eye the property was clean, however when we open the dishwasher there were several roaches crawling inside. I have never had to provide my own generic cleaner at a vacation property before, so make sure to put it on your packing list if you choose to stay here. The unit itself is perfect for a family of 4. We didn't feel like we were on top of one another. This unit is located toward the front of the property and was about a 3 minute walk to the beach. The beach was very clean and do to it being a small community the beach was not crowded. We were there mid July.
