House was convenient to town and easy to get in/out except for construction on the interstate. It was a quiet location, made you feel like you were really far out in the country. The home had a nice kitchen with a nice large living/dining area. It worked well for our family weekend.

Overall the entire experience was wonderful! There were a few complications. One of them being - My 2yr old nephew ended up in the ER due to being stug 15 times by a wasps nest that had formed underneath the swing Other than that we will be back, the family just fell in love with the place! We had a wonderful experience with the management- they were on top of it all!
The location was perfect, close to the interstate yet it felt like we were way out in the country. Our dogs were traveling with us and the fenced area out the backdoor was perfect. We will remember this lication for future stays. Randy and Deborah D.
Family weekend in the country! The kitchen was well equiped for our cooking needs and we especially appreciated the large refrigerator. The great room was comfortable and the dining table was perfect for playing cards and dominoes. Outside is rustic yet scenic. Owner was responsive to items that needed attention.
A very lovely home, a short drive We really enjoyed our stay.into Gainesville. Construction along I 35 on the frontage roads was somewhat inconvenient but navigable.
The Pendleton Ranch was exactly what we needed for our trip to Ray Roberts Lake and Fort Worth for the Bassmaster Classic. The property my was close enough to the highway to make commuting easy but far enough away from the city where it felt like a trip to the farm. Communication with Peter was timely and the ranch was classic and tidy with plenty of amenities and things to do within minutes of the property.
We had a wonderful weekend at the property. Everything was as described. I asked questions before going and had prompt answers! We were able to prepare all meals in the spacious kitchen which was well stocked. There was a keurig for the coffee drinkers. We used grill and fire pit outside as well. We enjoyed sitting on porch looking across beautiful pasture and yard. It is out in the country very peaceful with nature at your fingertips. The property owners were very responsive and kind!Found fresh good meat and produce at Lows grocery store in town. We will probably meet again here! We were all very pleased with everything!

Several Flaws
I booked this property because we were attending a wedding in the area and I needed space for two families. The listing showed outdoor space and a trampoline which would be great for the child who was traveling with us. We get there and there was no trampoline, not a deal breaker but very disappointing.
The house seemed clean minus the floors but I think that has to do with the type of tile. There were a lot of bugs in the house but it is the country and there had been quite a bit of rain.
There was a holder for paper towels in the kitchen but no paper towels so we had to go and purchase some since we were eating meals there. Which I will say was annoying since there is a full kitchen.
The bed in the master bedroom had a foam mattress topper but none of the other beds did and they were like sleeping on a rock. I went out and bought a mattress topper so that I could get some rest the second night.
Here is the real issue I had with the property…the ladder 4 ft from the bunk beds that appeared to lead to nowhere. I saw it in the pictures and thought we can move it or fold it up. When we got there it was bolted to the floor and had no covering to prevent a child from climbing up. In my opinion this is just asking for an accident.
I am giving the property 2 stars due to the inaccurate listing and safety issues.
