Water`s Edge on Pratts Island

Experience ultimate relaxation in this spacious and tranquil oceanfront retreat, located just minutes from Boothbay Harbor`s fine dining, scenic hiking trails, shopping, and vibrant downtown.

Inside, enjoy the home`s stunning craftsmanship featuring vaulted ceilings, hardwood floors, stainless steel appliances, granite countertops, oversized picture windows, a TV, and a beautiful granite stone fireplace. The main house offers a primary bedroom and full-sized ensuite bathroom on the first floor, as well as a half bath. The second floor has three additional bedrooms: one with queen & twin, one with two twins, and one with a queen. Both a Keurig coffee maker and a regular drip coffee marker are available.

In addition, the property includes a cozy loft apartment (The Annex) with a king-sized bed, private bathroom, and a balcony overlooking the water. A separate bunkhouse provides extra space with two sets of bunk beds and an outdoor shower. Please note that wifi is unavailable in The Annex and The Bunkhouse.

Outside, the property offers a sprawling oceanfront lawn, a shared dock, and an array of amenities, including a whiffle ball field, volleyball net, ping pong table, ample seating areas, patio furniture, an outdoor dining space for four. If you have a kayak or canoe, feel free to launch it right here! Don’t have one? Ask us for a referral to our trusted local vendor. We often suggest Maine Kayak, located in Boothbay Harbor for this.

The dock and float are shared with 3 other neighboring homes. If you use our mooring as the boat can not be tied to the dock except for unloading and loading please be sure you have your own transportation to get to your boat. All kayaks and canoes need to be tied and in the water and not on the dock.

IMPORTANT:
Instead of placing a security deposit hold on your card, we include a small, non-refundable $100 damage waiver in the reservation total—so your funds remain available throughout your trip. This Waiver covers damages up to $1,000.
• Quiet hours are 9:00 PM – 9:00 AM. Please respect our neighbors at all times.
• Maximum occupancy is as shown on the listing. Additional guests are subject to $25/person/night and may result in cancellation if excessive.
• A mandatory, non-refundable damage waiver is included in your reservation total in place of a security deposit. Guests remain responsible for damage exceeding coverage or resulting from negligence or rule violations.
• Pets are not allowed without prior approal and non-refundable pet rent.
• No smoking or vaping anywhere on the property (indoors or outdoors).
• Open flames (fireplaces, fire pits, etc.) require prior written approval.
• No parties, events, or large gatherings without written approval.
• Waterfront/dock use (if applicable) is at your own risk and may require an additional waiver.

Amazing Stay

A very special place in the world

We decided to spend my husband's 50th birthday and Fathers Day weekend with 4 of our closest friends and families. We had an absolute blast. The property is beautiful and the views are stunning. It's a great place for a large gathering - plenty of places to be, depending on your mood. We loved every minute of it! I highly recommend it as a great place to hang out with friemds and family!

Family Vacation to Celebrate my 90th Birthday (at 92 &1/2)

This was our first full family gathering since 2016,although there were a couple of wedding in 2019 and then COVID. Amanda, one of ,y daughters IL, has wanted to visit Maine as did Grace, my wife. who announced we would honeymoon in Maine (1959) Waters Edge was terrific and easily accommodated our party of 11, with one couple over the garage and one in the bunkhouse. The home is beautiful, spacious and airy, all essential equipment and consumables were readily available. The grounds are beautiful. The first two full days it rained, but we completed a thousand piece puzzle and studied bird life through our scope in the living room and a enjoyed a lobster roll at Cozy,s. Monday we visited Bath and the Marine Museum. Tuesday we traveled with Capt Fish to see puffins and whales. Wednesday shopping in the Harbor and a visit to the Maine Coastal Garden. Thursday we experienced the Cabbage Island Clambake mmm Good! Friday a trip to Pemaquid Point, a final visit to the Downeast Creamery and a final Maine meal at Robinson's Wharf. what was special was returning to waters Edge to relax and gather at the fire pit in the evening for conversation, laughs and smores. Saturday AM we made our last visit to tne Southport General Store and headed off to NC,VT, NY and OR, with very special memories of our week together in Maine at Waters Edge Davidy
