You’re welcome to use the Upper Parking Area behind the house (crushed stone driveway) You may be able to fit up to 3 vehicles in tandem.The Upper Parking Area may be best for loading and unloading, but it may not be suitable for all cars. In the winter, ice and snow may prevent access to the Upper Parking Area.
The Lower Parking Area to the right of the front staircase is for you to use. You should be able to comfortably park 3 vehicles there, and might be able to squeeze in a 4th. If you’re bringing vehicles on a trailer (snowmobile, motorcycles, a small boat), we recommend that you park the trailer here.

You are welcome to use our property, enjoy walking throughout the private roads of Lancelot Shores, and even use the community beaches and boat ramp.
We’re lucky to be in a peaceful, close-knit neighborhood, and maintaining strong relationships with our neighbors is a big part of what makes our home and this community special.
For over 99.9% of our guests - this is obvious and not an issue. Unfortunately, for the 0.1% of guests who haven't quite understood this, it has caused a problem with our immediate neighbors, and they let us know EVERY TIME someone violates this rule.
That’s where you come in.
We ask—firmly and respectfully—that guests do not set foot on any neighboring property for any reason.
This includes:
** The yard and beach across the street (no sitting, walking, or passing through)
** Launching kayaks, paddleboards, or other watercraft from the private beach across the street. That is their yard - please don't even ask them if it's ok.
** Swimming or entering the water from any neighboring beach
** Using any garbage or recycling bins that are not on this property
** Taking photos or wandering onto lawns, driveways, or shared paths
Some neighboring properties have security cameras and will contact us immediately if guests trespass, even briefly. Their cameras are motion-sensored.
We know this may feel strict, but it’s part of being a great guest in our shared community.
If you have any questions about boundaries or access points, just ask—we’re happy to help. Our property lines should be fairly obvious, as are the ones for our neighbors as you navigate within our community.
Renting our home constitutes that you have read and understood this policy.
Unfortunately, if you violate this policy, you may be asked to leave without a refund for the remainder of your stay.

Why they chose this property
We purchased Cape Guinevere at Baxter Lake in 2016 from a lovely family who built the home in the 90’s and intended to retire here. We live in Newburyport, but have been vacationing in New Hampshire at Baxter Lake for many years. In fact, our family members retired right down the street from Cape Guinevere! Baxter Lake is close enough from Boston for a quick hour-and-forty-minute drive up after work, but it's a world away from the city. No light pollution, clean air, quiet and tranquil, Cape Guinevere at Baxter Lake is the perfect escape for a long weekend, or a full week's vacation in the summer.
What makes this property unique
You can tell from the home’s craftsmanship, attention-to-detail, and structural integrity that the original owners truly expected to live here year round, and for many years. It's a destination unto itself, but also close enough to grocery stores, hardware stores, craft stores, and restaurants (15 minutes away), skiing (45 minutes away), and day trips under an hour (Ogunquit, Dover, Portsmouth, Laconia, Lake Winnipesaukee, Maine, Outlet Shopping).
We escape the city for our home in the woods as often as possible, but we also love sharing our home with responsible families and groups of friends who will treat our home respectfully.
