Cozy Beach Cottage at Hampton Beach

Hampton Beach

Located at 15 Johnson Ave Hampton, NH this first floor Cozy Beach Cottage is a duplex style house! This is the first floor unit which includes 3 bedrooms, 1 bath with a great front porch which is where most renters spend a lot of time when they are not at the beach.

The house has been updated to include new kitchen, new bathroom, and hardwood floors throughout the living room, and bedrooms. We have completed many improvements that will make your vacation enjoyable when you are at the beach.

The cottage is located on a quiet dead end street, but only a couple minute walk to the beach and all Hampton Beach has to offer. Park your car and leave it for the week. The cottage is a 3 bedroom unit with 1 queen size bed, and two full beds, 1 bed in each room. We also have a futon couch/bed in the living room. We do not provide linens so please bring with you sheets for the beds, blankets, and pillows. Also bring towels for the beach and bath. This is the perfect beach retreat for you and your family. Small second floor unit close to the beach and the downtown, listing said first floor unit but the unit was on the second floor, narrow stairs to get to the screened/glass porch. Unit was clean, bathroom is extremely small as are the bedrooms. Parking was tight, truck or large SUV would not be a great fit, we had to pay for parking at a local hotel because of the lack of parking. If you drive a small car, don’t mind small spaces and can deal with stairs this would be a great rental!

The unit was very clean and walking distance to the beach. One thing that would be a huge improvement would be a new mattress on the queen bed. The unit is pet friendly but the owner/manager could go above and beyond and recommend the renter research pet friendly areas for exercising their pet (the main area is very limited on pet access). Communication was very timely and thorough and friendly. I recommend this group as someone worth doing business with.

Living room couch needs to be thrown out, smell of pet urine. Queen sized bed and mattress need to be replaced. Bed sags badly in middle. Could not use BBQ as there were no utensils to clean grille. Grates we're filthy. 3 season porch was awesome, awesome location.

Definitely don’t recommend this host.

When we got to the property, the floors were sandy. No problem we swept up and thought everything would be good. There was no futon as described in the listing and pictures. Which caused quite an inconvenience to us. Then we unloaded all of our groceries and tried to cook dinner in, unfortunately the stove didn’t work. I reached out to the property manager—no response back. We went out to eat. Called him 2 more times and then sent multiple messages to him. I contact VRBO and they can’t get a hold of him either. We were left the entire time of our stay with no working oven/stove and no response from the host. We booked this place over others because it had a grill and oven/stove described in the add. After going back and fourth with the host about the inconvenience caused ($200+ in groceries that went to waste, over $300 in excess food bills since we had no way of cooking). He initially agreed to give us a partial refund, except a week goes by and there’s no answer from him in regards to the refund. So I file a dispute with my bank since the accommodations were not as described. It is under investigation—after hearing about the chargeback he sends the refund. Cool, I’m fine with that except my bank has still not returned his funds(though I did tell them I received the refund).After being harassed for 4 days while I was in the hospital and accused of fraud I finally just blocked him since he was contacting me 10+ times a day when I explained I couldn’t fix anything as of yet.

Samantha and I discussed several aspects of her complaints. I am extremely responsive to all the renters whether it be months prior to the rental with questions or if issues arise during check in or during the period of their rental. During this particular rental I went on a family rafting trip and lost my phone in the river. I was out of state and it was not easy to get a new phone or to log into accounts I didn’t have passwords for as they were in my phone. As soon as I received a new phone, 2 days after check in I contacted Samantha. After sending a professional out to check the stove it was unplugged so the starter would not ignite the gas to start the stove. After apologizing several times about the stove, speaking with Samantha on the phone and via text message we worked out that I would reimburse Samantha $300 for her troubles. Things were fine. I attempted to pay Samantha via Venmo which she didn’t have so she had to find a friend or family member for me to send it to. After a day or so I attempted to send the money to Samantha but due to me utilizing a new device I had to reset the Venmo and delink to my bank which took a day. I then send the money to Samantha. The next day, Samantha stopped payment with her bank for the final payment. I didn’t receive this notification from Samantha but through VRBO. I attempted to reach Samantha via phone call and text message to discuss our resolution and that instead of me being out $300 now I was out over $1,000 after Samantha and her party stayed at my cottage. After 3/4 days of attempting to reach Samantha she finally text me back stating I was harassing her. I just wanted to discuss the transaction with her we agreed in and make sure I was to be paid for what I was owed. I also wanted to make sure she received the Venmo payment as it was not to her account. I have been a member on VRBO since 2005 with extremely positive reviews and a score of 4.7 out of 5. Samantha has been a member since 2023 with a review score of 1 out of 5. Look at the past history.

The cleanliness of the property was not worth 150. We swept, as instructed at the end, and swept old dirt. Found dirty underwear, papers, and completely full outside garbage cans. There was no place to put our garbage. On a more positive note, the price was fine given when we booked. The location was really great. The process to book and get in was really easy.

We had a great stay for the weekend. Very close to a lot of local restaurants and bars! Fire alarms went off multiple times after making a pizza in the oven (after the oven was turned off, and there was no smoke). The screen to the outside door fell apart and took us about an hour to fix. Parking was very tight between the upstairs and back apartments. Otherwise, we enjoyed our time!

We had an amazing time staying here. It was relatively close to the strip and in a great area. We loved that we paid less than a hotel room and had way more room to spread out. We didnt have to be in a little room together. We also loved the full size kitchen which we definitely used to stay in and eat as a family. We will definitely be staying here again!!

It fits the bill

The check in process was easy and Errol kept good communication throughout our stay. The apartment is what you need it to be for a beach stay. No frills. A place to sleep, eat, and shower. The air conditioning worked well for the hot weather. Sitting on the from porch in the evening was nice. The location is perfect to walk anywhere, my car never moved. The only issues we had (which are minor and could be easy corrected) were that all of the outlets in the bedroom are super loose. As in, when you plug something in it just falls out. Only other issue is it could be a little cleaner. We were asked to sweep it out before we left (fair enough) but the fridge/freezer weren't as clean as they should be. We found someone else's shirt under a bed as well. The only reason I'm mentioning it is we are charged a cleaning fee.... Overall it was a good stay and we would stay again.
