HOUSE RULES FOR YOUR STAY

REGISTERED/BOOKING GUEST
By accepting our House Rules, the 'booking name' is deemed the Registered Guest/Booking Guest. These terms are interchangeable. This person is responsible for:
~ Any visitors and their behaviour while at the premises
~ Ensuring all guests and visitors are aware of the House Rules

NO UNREGISTERED GUESTS ALLOWED
Our property is prepared to only accommodate reservation guests. At our sole discretion, we reserve the right to charge the booking guest a $100 fine per unauthorized guest per night, immediately cancel your booking and/or evict without refund. For insurance purposes, we must have records of everyone in the premises.

NO PARTIES OR EVENTS ALLOWED
A strict, no party policy applies at all times in all our properties. If a party is reported or discovered, this will result in immediate eviction without refund.

PLEASE RESPECT THE NOISE CURFEW AND PERMANENT RESIDENTS IN THE AREA
All guests are expected to behave in a manner that does not cause distress to neighbours or interfere in any way with their right to enjoy their properties. Please note the following:
~ Keep noise to a minimum at all times.
~ Guests are required to enter and exit the property quietly.
~ Outdoor areas are not to be used after 10pm.
~ The noise level from inside the property must be inaudible from neighbouring properties between the hours set out by the Environmental Protection Authority but generally 10pm and 8am Sun-Thurs, and 11pm and 9am Fri-Sat.

A noise complaint may result in eviction without refund.

NO SMOKING/VAPING ALLOWED
Smoking/vaping is not allowed, including on balconies and in shared spaces. Smoking violations are subject to a $1000 fine plus the cost to clean, deodorize, and repair damages. Please only ever smoke outside the premises in designated areas and thoughtfully dispose of cigarette butts.

NO ILLEGAL SUBSTANCES OR ACTIVITIES ALLOWED ON PREMISES
No exception. All suspicious activity with be reported to the relevant authorities.

VIDEO SURVEILLANCE
Our properties may be located in buildings that use video surveillance in public areas. Noise detecting technology may be used inside the space to monitor excessive noise levels.

NO PETS ALLOWED
Pets are not allowed. Violation of our pet policy may result in a fine. We encourage guests with service animals to contact us before their stay.

AVAILABILITY OF FACILITIES
Unavailability of communal facilities due to maintenance works, upgrades or any other reason outside our control does not constitute eligibility for a refund other that what falls within our cancellation policy.

SECURITY CALL OUT
If your booking is in a residential complex and a security guard is required to attend your property due to noise and/or any other reason or disturbance, you will be charged the cost of the service.

EVICTION TEAM
In circumstances of severe breach of your terms of accommodation, we have the right to terminate your booking without refund, claim your security deposit and evict you from the premises. If an specialized Eviction Team is required, you will be charged for the cost of the service in full.

SHORT TERM RENTAL LAW/GUIDELINE BREACHES/OTHER TRIP-RELATED ISSUES
Guests will be entirely responsible for any fines (including Building/Body Corporate Breaches) and costs incurred by the host and/or managing entity as a result of your stay either directly or via another authorised and/or unauthorised guest that is part of your company. Per 1 Feb 2019, Victorian Law is prohibiting parties/gatherings/visitors in short-term rentals in residential apartment complexes in order to protect other residents.

EMERGENCY FIRE SERVICES
If you plan to cook, please be aware that fire alarms in apartment complexes can be very sensitive, so please be sure to open a balcony door if applicable, and turn the fan on while cooking. DO NOT open the door to a common area as this could set off the entire building's alarm. If you are found negligent in this regards, you will be entirely responsible for the cost of the callout fee and any related expenses. If the fan is not working/faulty, please let us know as soon as possible.

THIRD PARTY BOOKINGS
Please be advised that we allow 3rd party bookings. However, guests booking for another guest will be liable by default in accordance with our House Rules. You will be liable including financially, for any issues, damages or missing items incurred during the 3rd-party reservation.

LOSS/REMOVAL OF ACCESS CONTROL
Please take extra care of your keys! Lost keys, fobs, and/or remotes are subject to a $200 replacement charge. This includes purposefully failing to return these items and is classified as theft.

LOCKOUTS
If you are locked out for any reason and require someone to attend, costs will be passed directly to the booking guest. We will charge $150 to attend to open the door for you. A 30% surcharge applies for weekend and Public Holiday callouts.

OVERSTAYING WITHOUT APPROVAL
Your checkout time is as listed at the time of booking or a mutually agreed time as noted in writing. If you refuse to leave as per instructions, you are trespassing. You will be charged $100/hr. If the delay causes issues with an incoming guest due to check in on the same day, you will also be liable for the first night booking value of that incoming guest, or the entire booking value of that guest should they cancel as a result of your actions. Should the eviction team be called, you will be charged for the cost of this service.

ACCIDENTS & DAMAGES
The Registered Guest is responsible for the property and its contents for the entire period of the booking and will be liable for all breakages and damages however caused by any Guest or visitors regardless of whether you are present or not at the time the damage occurs. Please alert your hosts of any accidents or damages as soon as possible in case it impacts future guests and reservations. The Registered/booking guest is entirely responsible for all costs incurred, should the host decide to submit a resolution claim to be reimbursed.

TRAVELLING WITH CHILDREN
For bookings with young children, please note that our properties are not fitted with any child safety measures unless otherwise stated. You are very welcome to book if you accept this and full responsibility of your child(ren) while at the premises.

FOOTWEAR
Please remove shoes whilst inside. This is especially important in carpeted areas where the color is light and dirt is obvious.

OVEN
You can use the oven if you need, please clean the oven thoroughly after using it. $50~$80 extra fee might apply if the oven is not cleaned.

CLEANING FEES
We ask you to try and leave the property how you found it with items in their place. Your cleaning fee covers time taken to clean the house without any unreasonable level of mess left behind. Any excessive additional time spent cleaning beyond the hours allocated for your property may be charged directly to the booking guest.

HOUSE RULES AT THE PROPERTY
You will agree to any other reasonable House Rules which may be made available to you at the property.

RECEIVING MAIL & PACKAGES
You will not, under any circumstances, use your short-term rental property address to receive personal mail/packages of any kind. If you require something to be delivered, please arrange it with your local post office.

REMOVAL OF GUESTS
We reserve the right to remove guests who do not adhere to the House Rules. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.

INSURANCE
It is the guest's responsibility to take out the appropriate travel insurance for unforeseen circumstances as our cancellation policy may not always provide for a full refund.

INDEMNIFICATION
You agree to indemnify the host and associated entities against claims by any persons alleging damage, loss, or injury caused to you or your possessions whilst staying at the property. Use of items and equipment is entirely at your own risk.

Please take care of your dirty dishes, you can use the oven if you need, but please clean the oven after you use it, extra cleaning charges of $80 if the oven is found uncleaned after use.
Every time when you leave the apartment, please switch off all the lights, heater, fan, and AC.
