The inside of the house was very clean and very nice. Up dated and very open.. the only issue we had was the location it was not as close to the beach as we were under the impression it should have been.. also the grill had ran out of gas after one use and the garbage disposal stopped working.. over all we enjoyed our stay and would stay again

Overall, was a good place. Liked the location and the layout of the house.We were disappointed that the dryer didn't work, we even called the number and were told someone would call us back and let us know when they would be there to fix it but we never got a call. Also, there were no statndard pillows, it was frustrating to have king pillows on a smaller bed when they did not fit. They hung off the sides of the bed or hit the other person.

Our stay at Pelican Perch was perfect, the House was just as shown on pictures, we were a party of 6, there was plenty of room, the decks and porches were great to enjoy the outdoors, the BBQ pit was stored in the garage, the property management quickly responded to request and came by and got the bbq pit for us, even had a ‘clicker’ to allow quick light of the pit, prior to arrival, text communication allowed for quick answers for all questions regarding the property which helped tremendously in planning for our visit, I especially appreciated the key code for the front door which allow all in our party to enter the home without needing to keep track of keys!! The beach was only a short walk on the boardwalk, only wish we could have stayed longer🏝

Nice property poorly maintained

Stayed over weekend in June 2018 with family. The beach experience was excellent, can't say same about the house. Although it is somewhat close to the beach (2 blocks), has convenient floor plan, responsive management, and all great features for comfortable stay, the overall quality of the property is lower than expected from vacation rentals in this area. Outdated furniture and appliances, worn out (and not so fresh) linens in bedrooms, couple of dysfunctional electric outlets, very uncomfortable mattresses, layer of dust on surfaces in living room (very noticeable with crawling/trying to stand up baby), trash from previous tenants was sitting in front of the house for our whole stay. The place needs interior/exterior updating, and most importantly, good scrub. Would not recommend this property to tidy families.

Great single family get-away!

We really like Pensacola Beach in October and this trip was no exception. We didn't actually book the house until the Saturday before we were to leave. This house is attractively priced and provides a great home base. It's not super fancy, but I wouldn't expect that for the rate we paid. The kitchen was fairly well equipped, and everything was in working order. The rental agency was very responsive when I sent an email about the wifi not working. They called the next morning and submitted a work order to get it worked out. They also kept us well informed of the public announcements as Hurricane Nate was heading towards the gulf coast. We elected to evacuate the beach for the night, but we were back the next morning and everything was in great shape to continue the vacation. All in all I would definitely stay at this house again. It has everything you need for a week-long beach trip!

Just what our family needed for a Fall Break Beach Trip

Our family of six had a great stay at Pelican's Perch. We need functional more than we need fancy, and this house worked very well for us. I would definitely stay here again. The upper deck has great views, and the beach is just a quick walk away, close enough that we easily went back and forth several times a day. The beds and rooms worked well for our party size - there was enough sleeping space, kitchen seating, and TV seating for everyone. The Wi-Fi worked well for all of our needs. We especially liked the outdoor shower with stairs straight up to a door into the bathroom - it was great not to track sand all through the house! In contrast to some of the other reviews, we found the property to be very clean. Be aware that the kitchen is sparsely furnished - for example, there was only one large glass measuring cup and no measuring spoons, there were no kitchen spatulas just grill spatulas, no bowl big enough for popcorn, only one cookie sheet, etc. If you tend to do a lot of cooking, you may need to bring your own gear. The main TV isn't smart, so if you desire to stream anything, you'll need to bring your own device. Some reviewers have commented about a grill - we did not find a grill on site. I know that the management company said in a previous review response that it's located in the garage, but the garage was locked and off limits to us. Overall, we'd definitely come back to this house for this same size group.

Good for the money

Our overall experience is nothing to really complain about but also nothing to really be excited about. Upon arrival our code didn’t work to get into the rental. I called the property number and they tried to help over the phone but the lock still would not be fixed. My daughter happened to be looking around and realized the back door was completely unlocked. So that’s how we got in. I asked the person on the phone how we were supposed to leave the property to enjoy our vacation without being able to lock our belongings and valuables up in the house. They said they would be putting in a work order and someone would be by to fix it. That was on Wednesday. We checked out on Sunday and no one ever showed up. So every day we locked things in our vehicle if we were to go away from the house. It wasn’t the cleanest place. We used the stove and the exhaust screen was so caked up with grease that it was dripping down onto the stove. The dishes in the cabinets had food stuck on them.

Family Vacation

The house was in the perfect location for our family vacation. The beach was close and our family enjoyed it daily. The beach chairs available were in poor condition so bring some with you. There was a nice canopy to bring to the beach and a little cart to haul beach items. The kitchen was well stocked with dishes, cups, glasses, and utensils. The bathrooms were stocked with plenty of towels which was very nice. If you like pizza bring your own pizza pan and cutter 😊. We really enjoyed the upper deck!! All and all a very nice place and we would come back again!!

8th Annual Emerald Coast Family Vacation (2021)

The location of the home made this an awesome find for our family’s stay for our annual trip to Pensacola Beach! We had just a short 200 yards to the waters edge of the beautiful white sandy beaches of paradise and just a short 3 minute drive or 20 minute walk to the Pensacola pier and Casino Beach (The Beachball Water Tower). Plenty of space and storage for a family of 8. The mattresses on all four beds (2 queen, 2 twin) in the bedrooms were FIRM and not very comfortable at all and could definitely stand to be updated sooner rather than later. Our first night at the house my oldest son, his fiancé, and 2 year old daughter were headed to bed and upon turning down the bed found that one of the pillowcases had blood stains that were very noticeable and the bed linens for the bed did not seem to be cleaned or changed prior to our check in. The bed in the master also had a fairly large stain as well. There was a “spare TV” in the walk in closet in the master bedroom which my husband and I attempted to use one night during our stay at which time we found there was no remote or cable provided for the TV so it was left in the closet useless. Master In-Suite toilet had urine puddle and dried stains on bottom of commode, floor between shower and commode and had to be cleaned as well. My middle son and teenage brother shared the sleeper sofa in the living room. Linens on sleeper sofa were sand filled and dirty with footprints sand and dirt and had to also be washed prior to first nights sleep. After the stains, the commode, and all of the linens were found to be questionable for cleanliness I personally deep cleaned the entire home and vacuumed the sofas the next day while my family enjoyed the beach. A good look into the cleaning crew may be needed here but other than that our stay was fantastic and our family had one of the best trips yet. We booked a fishing charter for all the guys for one day of our trip (using the “Southern Perks” offers) that was cancelled less than 12 hours from departure due to being “double booked” and was made wait for a refund for over one week. Thankfully through that storm came beautiful sunshine in the way of Captain David of Mossy Tails Charters, LLC who saved the day and took my guys on the best trip ever! Definitely would stay again if we were down and the home was available as it was reasonably priced and conveniently located but will make sure all excursions and ventures are booked privately and guaranteed.

We had a fantastic time during our stay. The house was perfect and clean and everything was just as advertised online. The house looks even better in person than in the pics. 1 minute walk to the beach and the house is perfect for a big family or two couples with kids.

Had a wonderful time and deserving of 5 stars if not for two small issues. #1- Management showed up unannounced on Sunday morning. They just wanted to change a wall receptacle (plug), but a simple call beforehand would have meant the world. Tacky and unprofessional to say the least. #2 The automatic lock on the back door of garage did not work as instructed at times. We eventually got in, but this gave us trouble throughout the stay. Would recommend to anyone as long as issues are cleared up. 4 Stars!!

Great location and nice property but no supplies

The house is nice and the location is great, within walking distance to the beach. However, this is not your typical vrbo with fully stocked kitchen and bathrooms. You will beed to bring everything, from dish soap and toilet paper to clothes detergent. The property only gives you the bare essentials for the first day (literally, only one roll of toilet paper and one dishwasher tablet). This is included in the description but you need to scroll down to see it. I am used to places that come with enough of the essentials so it was disappointing to see how limited this place was.

No bbq on property & kitchen sink leaking.

Soon as I arrived I called to notify them kitchen sink was leaking and there was no gas grill on property as they had listed. Second day I called again and their response was ticket was submitted soon as the property manager responds we’ll have an answer. By the third day we went and bought a grill never heard back from the property about the leak or gas grill.

I called to try and get into the house about four hours early offering to pay an early access fee is necessary, they told me to call back in about an hour to check the status of the cleaning crew. I waited and called back, the customer service agent got snippy and said the unit was clean but they were waiting on the inspection and I should call back in an hour to check the status. I called back, mind you I had been in town for two hours at this point waiting, they were VERY rude saying they would call me back after inspection. I drove to the property at this point and waited. They never called me back I waited two more hours while an inspector NEVER SHOWED! Upon entering the house there were dead roaches in the kitchen and the living room, the wifi did not work, hair from the previous guests in the bedroom in the dresser and the floor and to top it all off my kids found dirty underwear in the deck. We called to complain about the cleanliness and the wifi, they said that a manager would get back to us on the cleanliness. THAT NEVER HAPPENED, and the wifi wasn't fixed until the day before we left. I will NEVER rent from this company again.
