BACK ON THE MARKET AFTER A BREAK FOR REFURBISHMENT.

Nestled within an Area of Outstanding Natural Beauty, our charming Deck House sits right in Emsworth Yacht Harbour – the perfect coastal escape for relaxation or adventure.

The space
Ideally located for coastal walks, birdwatching, sailing, and kayaking, the house is also a great base for exploring the area. Enjoy days at the beaches of West Wittering or Hayling Island, wander through historic Chichester, visit picturesque Bosham, or head into the South Downs National Park. Goodwood – famous for its house, horse racing, and motor circuit – is just a short drive away.

The property offers two bedrooms and comfortably suits a couple or a small family. The master bedroom features a king-size bed, while the second bedroom includes a bunk bed, ideal for children.

The house is self-contained, with an open-plan living, kitchen, and dining area. There's a complimentary Netflix account for cosy evenings in, or you can relax on the balcony with a glass of wine and enjoy the beautiful sunsets.

For those who love the water, guests have access to four kayaks and a small rowing boat, perfect for exploring Chichester Harbour.

Emsworth itself is a charming coastal town, with a great selection of cafés and restaurants all within a 20-minute off-road walk. The marina also has its own popular eatery, ‘The Deck', right on the water.

We're dog lovers, so a well-behaved dog is very welcome.

Peaceful spot, with scenic walks to charming Emsworth with its great little cafés and shops.

Very quiet location right by fascinating yacht harbour. Well-equipped deckhouse, right down to torches for evening strolls. A generous offer by owners to use their kayaks. Lovely walks around attractive bay. Café and fresh fish market very close by. Had visitors - kids and grandkids - we and they all loved it. Hard to leave! Only suggestion to earn a 5 for comfort would be an extra lamp in the sitting area, and a variety of books and board games for cosy family nights in.

A lovely property in a fabulous location. Will return for another break. Lots of great walks and some lovely places close by to eat and drink.

Easter break at 4 Avocet Quay

We are a family of 4 that booked for a week. The location is excellent and only about 10-15min walk to Emsworth town where there are plenty of shops, cafes and restaurants. It was appreciated that there was washing up liquid, bin bags and a dishcloth provided in the kitchen. The beds were very comfortable and bed linen clean. Unfortunately, that's where the cleanliness stopped. The shower curtain in the bathroom had a lot (and I mean a LOT) of black mould along the bottom of it. The glasses in the kitchen didn't appear to have been washed properly and were stained with water marks. Some of the crockery had dried food stains, some of the cutlery was dirty with small bits of dried food. The kitchen cupboards were sticky and you could see finger prints across the doors. The inside of the dishwasher needed a good clean. Most of the draws needed a clean out as there were bits and dust in them. Generally, the whole place needed a really good clean. Unfortunately, the dishwasher door fell off and the dishwasher ended up not working. I quite understand that it was difficult to have this fixed given that it was Easter weekend but I'm sure this problem could have been foreseen as a dishwasher door doesn't just fall off! The table & chairs on the balcony hadn't been cleaned and the floor hadn't been swept or cleaned. I would certainly stay in Avocet Quay again but not at number 4.

Unique getaway

Our 3rd stay at the Beach House with our family of 4 was a home from home experience. Perfect location to paddle in the water, explore Thorney Island or to sit on the balcony and watch the sunnset. We would highly recommend this unique location.

Perfect stay

Perfect location near marina, nice walks just in front of the doorstep. No hazzle with parking :-) Emsworth with pubs nearby, only a few minutes walk. Comfy beds and settee plus a decent selection of DVDs. Kitchen well equipped for our needs. Good service for Henry Adams team, everyone are doing a brilliant job. Immediate response to emails, perfect service. Will book again!

Another lovely stay

I have spent a number of weeks at No4 this year. It is wonderfully peaceful and in a great location. The sun seems to shine constantly and the windows are always wide open! I will return!
