An emerald nestling amidst soaring pines

3 bedroomed Mas Provencal, oozing old world charm & character, in a secluded setting, surrounded by dense forest, with no visible neighbours. Lose yourself in 3,000 square metres of private landscaped gardens, steeped in biodiversity, and boasting a 15x5 metre private swimming pool which is overlooked only by our roof terrace, patio and BBQ, so that you can keep an eye on your kids splashing around. There is off-street parking for 2-3 cars for your exclusive use.

Our villa is just a 12-15 minute drive from the sandy beaches of Juan les Pins, chic bustling Cannes and sumptuous Antibes. There is an hourly bus service from our front gate, but a car is recommended.

DISCLAIMER: As you can see from the pictures and video clip, our ‘maison secondaire’ is a rustic, characterful mas provençal, not a modern, minimalist ‘villa californienne’, nor is it in immaculate condition. It is nevertheless comfortable, equipped with all the comforts of home: eg modern Siemens/ Bosch appliances including circutherm oven, ceramic hob, microwave, dishwasher, washing machine, Nespresso coffee maker, etc

Our villa is a haven of peace and tranquility - a hideaway from the hurly-burly of modern urban life - somewhere to relax, detox, unwind and commune with nature. It is surrounded by dense forest so please expect to encounter the occasional ant, beetle, frog, lizard, earthworm, etc, So if you are seeking spotless modernity and functional convenience then please book a room at Ibis or Novotel! There is no wifi available at present.

There are no children allowed on our roof terrace because it has no balustrade (the access ladder is designed to make it difficult for them to climb on to the terrace).

Our guardian lives next door (for security reasons) in a separate section of the house, with its own entrance, garden, parking, etc. He will assist if you have any questions/ concerns, otherwise you will probably never see him.

Strict no-smoking.

Well behaved, house trained pets are welcome, subject to host’s prior approval.

Thanks, we had a nice holiday!

We enjoyed our stay in Mougins, it is a wonderful area and people are very friendly. Beautiful beaches and very nice weather. The house may need some update but it is in a quiet area and the pool is absolute amazing. The owner was quick in reaction and was helpfull with good tips and advice about the area. We had a lovely holiday!

Mougin August 2023 Wonderfull Stay!

We stayed in this house with our family at the beginning of August. We had a super good time. The house is a bit outdated, but very charming and fully equipped. Good air conditioning in the living room, kitchen with all the trimmings. 2 excellent bathrooms and 3 bedrooms, one of which may be a bit warm, but if you open all doors in the evening on time, it can be done. With this beautiful weather you live outside and at this house with a mega large and lovely swimming pool and garden it is wonderful to stay. The house has a perfect location near Cannes and Mougin, in the middle of the forest. We were welcomed very warmly by Richard and the owner has also shown himself to be the perfect host. We enjoyed it and would love to come back.

fantastic place for summer holiday

We are a family with three kids and had a fantastic summer holiday in the house. Particularly the pool was very nice, partly in the sun and partly in shade, just perfect. The pool service came once per week keeping the pool water nice and clean. The large garden was a wonderful place for the kids to explore. The house is an old style provençal home with character and a large living room and a lot of space. The kitchen is a bit old and there a small things that come with an old house, e.g. a broken door handle, old kitchen equipment, etc. Nothing that bothered us. Communication with the owner was easy, uncomplicated and always very fast. Very friendly contact and supportive whenever help was needed. As said we had a wonderful summer holiday.

Villa à n pas louer à Mougins.

Depuis plusieurs années nous louons notre lieu de séjour via ABRITEL. Pour la première fois nous avons à déplorer la qualité de notre gîtes. La villa n'est pas d'une propreté exemplaire. L'annonce ne correspondait pas à la réalité du terrain. Villa prévue pour loger 6 personnes alors que la piscine n'est équipée que d'une chaise longue. Les petits meubles de jardin sont dans un état déplorable d'usure. Une des trois chambres se situe dans une véranda de mauvaise qualité dans laquelle la chaleur est insupportable. L'une des autres chambre est dépourvue de fenêtre ! De plus la moitié de la villa est occupé par une personne présentée comme étant le "gardien" de la propriété. Ceci n'étant pas mentionné dans l'offre de location. Le logement est dépourvu de réseau wifi. L'entretien du jardin, qui pourtant offre de belles perspectives, manque grandement de rigueur.

I am sorry to hear that our €1m villa did not live up to your expectations. I find it strange that you never mentioned that you were dissatisfied during any of the conversations that we had during your stay. Yes i accept that this is not a modern, high-tech villa, but that is clearly explained in our property description. We have also clearly stated that there is no Wi-Fi in our property. Our guests come to enjoy our huge garden and swimming pool and to get away from it all, which your wife Nina said that she enjoyed v much. As you correctly mention our property can accommodate up to 6 people and you were only two guests so I’m not sure how the fact that our third bedroom gets hot during the summer interfered with your enjoyment. I also note that you failed to mention that there are two brand-new air conditioners in the house, which one of which is portable and could easily have been used in the third bedroom. You say that the house was dirty, but you saw that it had been meticulously cleaned by two professional cleaners just before you arrived. Finally, our Gardien lives in a separate section with its own private entrance and garden, so that he does not interfere with our guests. This is also mentioned in our property description.

Propriétaire malhonnête avec sa maison pourrit

Scandaleux, propriétaire malhonnête et radin. Même après la location essai de gratter max possible sur les problématiques inventés... On y a passé 3 nuit et a dû fuir! Maison pourrit et très mal entretenue. Jamais rénové avec une étanchéité nulle... il y avait des lézards dans la maison et on a retrouvé des traces des souris ou des rats. Nous lui avons réclamé le remboursement en décomptant 3 nuit et plus de nouvelles... Shame on you...

We should have guessed what these guests were like when they drove their car into our garden, digging up the lawn with their tires. They hosted a pool party then left after 4 days allegedly because they “saw two geckos in the house”! Then they claimed a pro-rata refund because “the house was dirty” (which they failed to mention before!) VRBO saw through their duplicity and rejected their claim. HOSTS BEWARE!

Arnaque…..

Plus jamais…….l’horreur, nous y avons passé une nuit car il était très tard et la voiture embourbée ce qui ne nous a empêché de fuir! Honteux, scandaleux et propriétaire malhonnête car nous lui avons réclamé le remboursement en décomptant une nuit et plus de nouvelles. Une saleté et une poubelle pas vidée.. bref inimaginable.

Arrogant, uncouth and demanding guests, with an extraordinary sense of entitlement. We had pre advised them of a leak in the rear veranda (due to unprecedented storms!) which made the third bathroom practically unusable. We offered them a 20% discount before they arrived. Althernatively, the option to cancel their booking. They gladly accepted the discount but confirmed that they didn’t need the third bathroom since there were only two of them (they conveniently forgot to mention that they were also bringing a large dog !) They arrived 3 hours later than advised and then drove into our neighbor’s garden! No apology. We delayed our dinner engagement in order to welcome them and show them around the house. In fact we (and our guardian) then spent an hour in torrential rain helping to dig their car out of the garden (it was stuck deep in our guardian’s front lawn!) No gratitude. Since it was proving challenging to extricate their car we gave them all the provisions we had packed for our skiing holiday. Again, no thank you. They then decided a few days later that the house was not suited to their taste and left. Then they tried to claim a full refund which was rejected by VRBO. Then they demanded a refund from us (over and above the 20% discount) which we also refused, since the house was exactly as described, apart from the leak. So they left a stinking review. Vile, vulgar and obnoxious guests. So glad they left early!

Sehr ungepflegte Unterkunft!!

Die Eingangstüren sind nicht verschließbar. Keine saubere Handtücher, keine saubere Bettwäsche vorhanden. Ein Bett ist defekt, bei dem anderen liegt der Lattenrost auf dem Boden. Der Kühlschrank und auch der Backofen sind sehr verschmutzt. WiFi geht nur manchmal und dann auch nur in zwei Räumen. In den Matratzen sind Bettwanzen, wir wurden alle sehr intensiv gebissen. Der Vermieter weißt jede Schuld von sich, und meinte wir würden uns nicht nachvollziehbar beschweren.

Guest bombarded us daily with a series of fabricated complaints, solely in an attempt to obtain a refund: Swimming pool, wifi, air conditioning remote control, bed, linen, etc. When I requested photographic evidence he was unwilling/ unable to provide any. Our guardian, cleaner and swimming pool technician made multiple visits in response to these unending complaints. They all confirmed that everything was functioning perfectly. We stayed at our villa last week and everything was exactly as described. The swimming pool looked immaculate (apart from cigarette butts strewn everywhere) and even the missing remote control had mysteriously reappeared! Shameless/ unscrupulous attempt to obtain a refund!
