Wonderful stay with family and friends.

We enjoyed a wonderful few days at the Wash House. Great accommodation with everything you need. Very clean comfortable and spotless bedding and towels. Brilliant base for exploring the Coast and Beaches. This was our second time this year staying at Rookery Farm. Highly recommend and hope to return next year. Thank you Rookery Farm.

Beautiful property and a great location for exploring Norfolk. Nearby Holt is lovely (supermarket, lovely shops and pubs), ring ahead and order from Holt Fish & Chips or risk a big wait.Main shower leaked badly on day 1 but fixed by the time we returned after reporting it. WiFi was patchy but understandable given the location.Would recommend to anyone looking for a great holiday.

Great stay in Norfolk

Our second visit to Rookery Farm and this time we stayed in The Wash House. Everything was as expected and we really enjoyed our few days, nice enclosed garden for the dogs, good size accommodation with everything there to enjoy your stay. My only small issue would be the late check in time of 5pm which if you are only there for a few days it a not great and I understand it was done during Covid but surely now it could be 1 or 2 pm if the other guests are left by 10am…. We will be back and maybe try one of the other properties.

Stayed at the Wash House for New Year. A lovely clean and comfortable detached holiday home. In a perfect location for Holt and Cromer. Will definitely be returning.

Fantastic holiday cottage

The Wash House has everything you could need for a relaxing getaway , set in very peaceful surroundings & close to some fantastic Norfolk beaches. Private & comfortable , lovely gardens, easy access & parking. Highly recommend the Wash House for exploring the surrounding area. We really enjoyed our week & would happily return.

Lovely barn, perfect location

Returning customer. The barn has everything you need for extended family and dog. Very clean and spacious with all mod cons. Perfect location for north Norfolk coast and National Trust properties. Really quiet. Blessed with good weather. Felt a much longer break- very relaxing - will be back.

This was our third stay at Wash House. As always we found it to be a very warm and comfortable house

Wash House is a lovely place to stay. It is extremely spacious and comfortable. It is a great base for exploring the beautiful Norfolk Coast but in a very peaceful location in the countryside.

We have had a lovely stay at the wash house fantastic weather peace and quiet and very comfortable and everything you would need for a perfect stay and very relaxing place great location handy for visiting many places. We have stayed at Rookery farm multi times now and are planning spending many more time here.

Lovely stay at 'The Wash House', Rookery Farm

Dear Rookery Farm, Thank you for letting us stay at ‘The Wash House’ this July. We had a great weekend and loved the cottage. This is the third time we’ve stayed at Rookery Farm, having previously stayed at ‘The Workshop’ and ‘The Riding Stables’. All the cottages are very well equipped and comfortable. We particularly liked the big lounge and kitchen at ‘The Wash House’, and the two gardens, and enjoyed a BBQ outside. Very small point: On our stays at ‘The Riding Stables’ last year, and this time at ‘The Wash House’, we’d asked in emails for 2x twin rooms but found 1 twin + 1 double. But easily re-made the beds ourselves. You might like to put the option in your booking form, to make it easier for us to show preference and you to get the information? North Norfolk is a fantastic area and your cottages are perfect for our visits. Many thanks again, and we hope you'll have us again sometime soon. Mel and friends

Wash House is very comfortable and in a quiet location but close to the coast

This was our second stay at Wash House and our third at Rookery Farm. The property is very spacious, warm and comfortable and provides a great base for visiting the coast. The location is very quiet and peaceful and great for dogs with easy access to surrounding footpaths. We would definitely stay here again.

Fabulous stay

We had a fantastic time at the Wash House. Everything you require for a restful break. So quiet and the layout of rooms was perfect for family of 6. Near to lots of National Trust properties, the coast/walks. Cannot fault - would definitely come again.

Stay with family in August

We have been staying in Norfolk for over 29 years but this was my favourite place. Lovely cottage with everything we needed. We’ll be back!

Spacious and comfortable property in a great location

This is our second stay at Rookery Farm and the property meets all our needs in terms of facilities and location. It is nice and peaceful and fantastic for dogs with easy access to the paths around the fields. The bed was really comfortable and the showers excellent. The free supply of logs is a real bonus. The location is ideal for easy access to the coast and other attractions. We would certainly stay again.

A lovely cottage for a Norfolk break.

Very comfortable cottage in an excellent location for exploring north Norfolk. The welcome package was a nice extra when arriving at a well prepared cottage. All the equipment, electrical items and furniture were all in good working order. There are two pubs in walking distance from the farm and both are children and dog friendly which is a nice bonus.

Peaceful break

The Wash House is a lovely comfortable property set in a peaceful location. Great for driving to Cromer or Sheringham which are just a few minutes away or onto main road to take you most places in North Norfolk. Garden secure for the dog and could park right outside back garden gate.

Perfect

Home from home has everything you need, all amenities provided fresh towels, bedding , even washing machines and tumble dryer with detergent provided and I did need to wash my top there as it got muddy ! Dish washer and large sofas for whole family to sit on ! Not too far from Cromer 30 minutes from wells next to sea .

Week break for two couples.

Stayed for a week in June. Two couples so layout was ideal. Comfortable and lovely quiet setting even with camp site at end of garden. We didn't have small children with us but thought one garden had very steep slopes while the one at other side would have been ideal for toddlers if it had had a gate. Lots of lovely places to visit nearby. Had nice meals at Upstairs No 1 Cromer, The Bank in Sheringham and Red Hart in Bodham.

Needs updating

We had a good stay at the wash house it did well to accommodate two family’s but it needed bathrooms up dating and kitchen every thing worked it was just tired the garden furniture was good for eating out but no cushions on wooden furniture too hard to enjoy sitting out in the lovely garden

Quiet Cottage Hideaway

Overall a great place to stay explore the North Norfolk coast. Spacious, quiet, clean cottage with private, enclosed garden for the dog (and bbqs). One main grumble is the en suite shower room. Water from the shower drains towards the basin and toilet, accumulating there, leaving the toilet area permanently wet. This meant we could not really use this bathroom except for showers. For those with children or needing quality wifi, please manage expectations as it is poor. We didn’t, so it was ok for us. Finally, we had an older family member with us and a couple of footstools in the living room would have been nice.

Disappointing

The cottage was in a lovely location ideal for the coast and country. However is was tired and dirty - crumbs on the work tops, sticky cupboards and table, mould in the freezer, loose toilet seats, leaking shower, no cushions for the wooden garden furniture, cobwebs galore. We had to wash and clean everything before our holiday could begin, not what you expect to have to do. Some maintenance issues still required attention despite being listed in the comments book by previous renters 2 years ago. The welcome pack contained out of date produce. With a bit of love and attention this could be the perfect place to stay.
