A haven by the sea, Casa da Rocha de Baixo

Located in a completely isolated area just a few meters from the beach, this single-story wooden house is perfectly restored—ideal for those seeking total rest as a family or as a couple. The surroundings are paradisiacal, making it the perfect choice to escape the hustle and bustle of the city, listen to the sea, and stargaze at night.

The house features an open-space layout, abundant natural light, and a clean, minimalist décor. It has 2 bedrooms (1 double bed and 2 single beds) and 1 bathroom with shower, accommodating up to 4 people. Outside, enjoy a pleasant leisure area, portable barbecue, and dining space. Set between the green of the mountain and the blue of the sea, the property offers sweeping views of the Atlantic Ocean, conveying calm and peace.

There is no cell phone reception, only internet, which can be unstable and is not ideal for work. Due to the exotic location, cliffs on the north slope block sun exposure from October 15 to February 15.

Parking is available outside the property.
We would like to draw particular attention to the location, which is quite remote, to the choice of vehicle—which must be powerful enough to handle the uphill sections—and to driving skills, which must be excellent, as the road there is winding.

AREA
The house is located on the north coast of Madeira Island, in São Jorge, a parish in the municipality of Santana. Being located in a secluded area by the sea, it is a 14-minute drive from the center of São Jorge (where you can find a mini market) and 16 minutes from the center of Arco de São Jorge, a neighboring parish where you can visit the Wine and Vine Museum.
The closest bar to the house is a 10-minute drive away. The historical center of the municipality of Santana is a 24-minute drive away. There you can find a supermarket, several bars and restaurants. Take the opportunity to visit the Typical Houses of Santana, the Rocha do Navio Cable Car and the Madeira Theme Park.

Contemplate the views over the northern coast of the island by visiting the belvederes closest to the house. In São Jorge you will find sights such as Miradouro da Vigia, Ruínas de São Jorge, and Ponta de São Jorge. In the next parish, near the center of Arco de São Jorge you will find the Miradouro do Arco de São Jorge and the Miradouro do Cabo Aéreo. Both are about 25 minutes by car from Casa da Rocha. Closer you will find the Miradouro das Cabanas viewpoint, a 14-minute drive away.
To reach the beginning of the trail closest to the house, Levada do Rei, you will drive 4.6 km for about 12 minutes.

The city of Funchal is about 1 hour away by car.

PROPERTY RULES
To ensure a pleasant stay for everyone, we ask that you observe a few simple rules.

• Smoking is not permitted inside the property. A fine of €300 will be charged for non-compliance.
• Parties or events are not permitted.
• Pets are not permitted.
• Please be considerate of your neighbours and keep noise levels down, especially at night.

The property may be equipped with a smart sensor (Minut) that monitors noise, smoke and temperature levels, solely for safety reasons. This system does not record conversations or collect personal data. Should abnormal levels be detected, a member of our team may contact you. You are not permitted to disable, cover or tamper this or any other equipment installed on the property.

In accordance with Portuguese law, all guests must present valid identification for registration purposes.

Municipal tourist tax (when applicable):
€2.00 per person/night for guests aged 13 and above, up to a maximum of 7 nights (€14.00 per person per stay). A payment link will be sent prior to arrival.

Check-in must be scheduled in advance. If it is not arranged at least 48 hours beforehand, check-in will be subject to our team’s availability.

Early check-in and late check-out are subject to availability and an additional charge.

By confirming your reservation, all guests agree to our house rules and accommodation conditions.

OTHER NOTES
All bed linen and towels are provided. We can also provide, free of charge, a baby travel crib, high chair and baby bath upon request before check-in. Requests made less than 48 hours before arrival may be subject to an additional fee. All properties are equipped with a first aid kit, fire extinguishers and a fire blanket.
For stays of 8 nights or more, a mid-stay service is provided, including the replenishment of bed linen, towels and consumables only. This service is not included for shorter stays. Additional cleaning services during your stay are available on request at an extra charge.
