Rose Tree Cottage is a beautifully refurbished grade II listed Cotswold holiday cottage which sleeps five guests, in three well-appointed bedrooms, with two modern bathrooms. Spilt over two floors, this wonderful home from home provides spacious living areas for all to enjoy and perfectly blends contemporary decor with beautiful traditional features including oak beams, exposed Cotswold stone walls and a cosy wood burning stove. There is a well-equipped kitchen/dining area and a handy shower room located on the ground floor and the main living and sleeping areas are located on the first floor, including a fabulous conservatory which provides direct access to the well-maintained rear garden, which offers picturesque views over the Rodborough Common and is a perfect spot for al fresco dining!

Well-equipped and ideal for home cooking, with exposed oak beams, flagstone flooring and a cosy wood burning stove. Amenities include a Rangemaster cooker with double electric oven, grill and gas hob, fridge, dishwasher, microwave, kettle, toaster and cafetiere, Freesat TV and an oak gate leg dining table which seats five

Accessed via the kitchen, this useful space contains a Belfast sink, freezer and washing machine

Corner/quadrant shower, loo, basin and heated towel rail
First Floor
Sitting Room
A warm and inviting living area with oak flooring and a gas flame effect fireplace. Amenities include a wall-mounted Smart TV with Blu-Ray DVD player, two two-seater sofas, two armchairs, bookcase and a iPod docking station

Providing direct access to the garden, the bright and airy conservatory contains a two-seater sofa, two armchairs and a cushioned bench

Offering tranquil front garden views, this well presented bedroom has exposed wooden beams, double bed, built-in wardrobe, additional hooks for storage, dressing table with stool, armchair, blanket box with seating beneath the window, mirror and a hair dryer

Exposed wooden beams and pretty front garden views, this cosy bedroom contains a single bed, freestanding wardrobe, chest of drawers, mirror, chair and a hair dryer
Bedroom 3 (Sleeps 2)
Characterful room with an exposed Cotswold stone wall and wooden beams, it contains two single beds, built-in wardrobe, two chests of drawers, chair and a hair dryer
Family bathroom
A stylish bathroom with underfloor heating, a roll top bath, walk-in shower, loo, basin and two heated towel rails
Outside
Two beautiful gardens are located at the front and rear of the property, as the cottage sits on a hill, the gardens are at different heights. The beautifully maintained front garden is set at ground floor level and has a raised paved area home to an arbor with a wooden table with seating for six and a gas barbecue. The front garden also has two small ponds, one with goldfish and the other with frogs, and these ponds are protect with a steel mesh cover, fixed in place. The stunning rear garden is at first floor level, offering lovely views over the Rodborough Common and featuring many fruit trees, including pear, plum and fig, which guests are welcome to help themselves from. The back garden has additional outdoor seating, making it the ideal spot to relax and unwind in the warmer months. Please note that both gardens are separately fully enclosed and gated, so the rear garden can be separated from the front. A large shed is located at the side of the cottage which is great for storing bicycles.

The maximum occupancy for this property is five guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by one additional infant (aged 2 or under)

1 travel cot, 1 highchair and 1 stair gate are available on request (please bring your own linen for the travel cot, as this is not provided)

The property has a steep and narrow staircase, with a turn at the top and a low ceiling height near the bottom
The bedrooms and main living areas are on the first floor and, in the event of an emergency, the property can be exited directly from the first floor into the back garden
The property's garden is enclosed, however, young children should be supervised at all times whilst outside
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
No smoking or vaping is permitted throughout the property
