Superb 3Beds House in Chic area of the City Centre - Pass the Keys
My beautiful and pet friendly property has a private entrance and a private garden, within a central location of the city. Within a ten minute walk, you can access Edinburgh's most famous attractions such as Edinburgh Castle, the Royal Mile, and the New Town!
A spacious and luxurious flat with three bedrooms, equipped kitchen, and well decorated throughout.
In the spacious living room there is a comfy sofa, two armchairs, coffee table and smart TV so you can enjoy a cosy evening after a long day exploring the town. There is also a dining table where you can enjoy homemade meals with your loved ones!
The kitchen is located next to the living room to socialise with the keen cooks. It is nicely equipped and has the advantage of a fridge freezer, hob, and oven.
The first bedroom has a comfy double bed, the second bedroom has a large king bed and the last bedroom has 2 single beds. There is also plenty of storage in each bedroom, so you can store all of your personal belongings and luggage without losing too much space! Each bedroom has a TV with Freeview.
There are 2 bathrooms and they both contain a walk in shower. One of the bathroom is ensuite which is perfect for some privacy and a relaxing time! There is also a toilet and sink and we provide fresh towels, and consumables! Last but not least, there is a private garden where you can enjoy some peaceful time using the furnitures.
Parking: Paid on street parking, Several spaces can be found in Northumberland Street first left off Howe Street or around Royal Circus going towards Stockbridge The nearest transport links: Buses: 24, 29 and 42 all go to Princess Street from the stop outside the house, or on the opposite side of the street for Stockbridge and beyond Trains: Waverley Train Station - 15 minutes walk

Check in / Check out Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time, as this will cause disruption to my cleaner’s schedule. *The full address will be provided prior to your check-in, together with the access details. * Please note there will be a fee for lost keys, £100 and Please note that a fee of £50 will be charged for call-out if you forget the keys inside the flat. The full cost of lock replacement will be charged for lost keys - please be careful with them. *Pet friendly £15 per pet *One dog is allowed * A £100 will be applied for late checkout. * We provide complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel and soap. Other items provided during your stay are a washing-up pack, toilet roll and kitchen roll. These should last a couple of days. If more is needed, there will be there a shop nearby if you need anything additional. * We love our neighbours so please respect the building and be considerate when it comes to noise levels.
During your stay my property management team will be around 24/7 via email or phone to provide any assistance my guests may need.
Pass the Keys® provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned. We guarantee professionally cleaned linens and toiletries. We also provide 24/7 guest support and local personal service before and during your stay. The local community-based team of Pass the Keys® personally inspects the property and certifies the home has met Pass the Keys®’s Property Readiness Standard.
From 24 July 2026, the City of Edinburgh will introduce a Visitor Levy (sometimes referred to as a tourist tax). This is a 5% charge on paid overnight accommodation.
Here’s what guests should know:
The levy is 5% of the accommodation cost, calculated before VAT
It applies to the first 5 nights only of a stay (for example, if you stay 7 nights, the levy only applies to nights 1–5)
The rate is 5% year-round, with no seasonal variation
It applies to stays from 24 July 2026 onwards
Bookings made and paid for (in full or part) before 1 October 2025 will not be subject to the levy, even if the stay is after July 2026
Why this may feel unclear
Across Scotland, different local authorities have voted for different approaches — some areas have introduced a 5% levy, others 7%, and some have chosen not to introduce a levy at all. This means rules vary by location.
At present, there is also no standard way for booking platforms to collect the levy automatically. Local guidance suggests the levy should be included in the total price guests pay, but booking platforms, do not yet offer a clear mechanism to add this at checkout.
We, along with many hosts across Scotland, are awaiting further clarity and a more streamlined system ,ideally one where the levy is clearly shown and collected at the time of booking, as is common in many European cities.
Our commitment to guests
As required from 1 October 2025, we are legally obligated to inform guests of this upcoming levy in advance. Our aim is to be transparent and ensure there are no surprises.
We expect further guidance well before the levy comes into effect and will update our listings accordingly. By the time this applies, we hope the process will be clearer and easier for everyone.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

This was one of the best VRBOs we've stayed in. The flat is very spacious and elegant. Despite being a basement flat, it gets plenty of light and boasts tall (13 feet?) ceilings. The rooms are nicely appointed with plenty of drawer and closet space, and the beds and bedding are super comfy. The kitchen had everything we needed. There were also a lot of games which we enjoyed! The neighborhood is FANTASTIC. Groceries, cafes, restaurants, and unique shops are easy walking distance. Be sure to head down Circle Ln for wonderful shopping and turn left along the Leith Water for a pleasant stroll to Dean Village. Oh and there is a bus stop right out front! We walked a lot, but took the bus a few times to give our legs a break. Entry into the flat was super easy peasy. Would definitely come again!

Our Edinburgh stay
This was a very quiet property right in the city. There was plenty of room for our family of 6 with good kitchen and dining facilities. It was close to good many restaurants and public transportation. The self check-in went well and was greatly appreciated.

This is a nice property. Needs a little TLC. Couple of the door handles were broken. One being the bathroom so we called and someone came out the next day to fix it. Location is very good. Bus stop right outside the gate. Grocery store across the street. 15 minute walk to the castle. The house is spacious and very well equipped. We enjoyed our stay and would stay again.

Lovely, spacious flat in Edinburgh center
We were wonderfully surprised at the bedroom size and spaciousness of this Edinburgh flat. I think it has been completely renovated recently, and it stunning. Also immaculately clean. It is within a 15 minute walk to most Edinburgh attractions, with a bus stop right outside the door, and a small grocery across the street. There is also a small grassy, fenced backyard which is a nice plus. One note for Americans, there is no dryer which seems standard in the UK. There were plenty of drying racks. Our family really enjoyed the comfortable stay in this beautiful Edinburgh flat.

Great location and nice accommodations. Too much furniture in the front room. Back of couch within a foot of the stove/burners. Consider editing pieces with a focus on functionality.We were unable to change temperatures and were HOT in the apartment. Tried opening windows and were successful with some. Heating and cooling locked-not acceptable at the price point.Asked repeatedly about being able to check in a few hours ahead of 4:00 and said that we would pay more for this. Asked even at time of initial booking with no response. No flexibility or communication.

Wonderful place in Edinburgh!
I can't recommend this apartment more. There were 6 of us and it worked out perfectly. The apartment was extremely clean and had all the provisions needed. It's as cute as the pictures show.
The beds were very comfortable and the rooms were quiet and dark, great for sleeping.
The location is fantastic. We were able to walk to all of the restaurants we booked. We did ride the bus a couple times too. The bus stop was right outside the front door.
Leo's Beanery was right next door. What a great place to grab breakfast or just a coffee.
I thought the communication with the property manager was great. I received the instructions and lockbox code a few days before arrival. Everything was spelled out clearly.

Good home base for Edinburgh
The location of this rental was perfect for our family visit to Edinburgh - it was easy to walk and/or access public transit for pretty much everywhere we went and the space was overall comfortable and well kept.
The common space is not really big enough to comfortably accommodate the number of people they list can fit in the space - we were a group of six and had to move furniture to sit around the dining table to eat together and then move it back to use the living room space.
There are limited amenities and communication was a little hard because they use a property manager who then has to check with the owner for any questions so there is a lag time to get answers for question. We were given just two rolls of toilet paper (one for each bathroom) for our group of six. When we asked if there was more they said they only gave some to start and we'd be responsible for more. We could only find five towels large enough for showering and we only could find one fork in the house. When we asked for more forks and towels we didn't hear back until the day before the end of our rental so we just managed without them.
Finally, there was a problem with the lock on the door and a repair person needed to be called. Again we had a communication lag to get answers and if/when it would be fixed which caused stress and inconvenience.
Overall, the space is nice, the location is perfect, but the service and amenities could use an upgrade.
