This beautiful vacation home, “Schwalmhütte,” is located in Kötschach-Mauthen at 2022-2023. The town of Kötschach-Mauthen is located in Carinthia, near the Italian border. Carinthia is the southernmost part of Austria, known for its sunny climate and beautiful mountainous landscape with many lakes. Both in winter and summer, there are plenty of activities such as skiing, cross-country skiing, hiking, swimming, biking, climbing, and much more. From Kötschach, it’s also just a 2-hour drive to the Italian coastal town of Grado and a 2.5-hour drive to Venice.

The property is a fully wooden chalet that stands completely detached on its own lot within a development of 8 vacation homes. The Schwalmhütte is located directly on the Sonnenpiste, next to the Vorheggbahn ski lift. You can ski from the slope almost all the way to the property’s garden. The Aquaerena subtropical swimming pool complex, featuring indoor and outdoor pools and a large sunbathing area, is located 250 meters from the property. The shopping center is within a 5- to 10-minute walk, as are many cafes, restaurants, and bakeries.

The house is fully equipped for a wonderful vacation for up to 6 people. It’s ideal for a family with children—and perhaps grandparents—as well as for a group of adults. Each of the 3 bedrooms features a luxurious shower and a sink. And there’s a large water heater to ensure plenty of hot water is available. In addition, there is a separate restroom on both the first floor and the upper floor. This makes the home suitable for multiple groups.

The entire home is equipped with underfloor heating and cooling and uses an energy-efficient and sustainable heat pump. This is fully in line with the sustainable character of Kötschach, where more electricity is produced from hydropower, solar, and wind energy than is consumed. A charging station for electric cars is available.

The Dutch property manager, Frans Knoop, is on-site in Kötschach for this property. He handles the key handover and serves as the on-site contact person for any questions or issues.

Chalet Layout

Ground Floor
The entire first floor features a tiled floor that can be heated or cooled.

Living Room/Dining Room
The living room is located on the first floor and features a spacious corner sofa where you can relax or watch the large LCD TV.

The dining area has a large dining table with 6 chairs. The modern kitchen is equipped with all necessary appliances. Large refrigerator with freezer compartment, dishwasher, large induction cooktop, range hood, and combination microwave. Of course, a filter coffee maker, electric kettle, toaster, and sandwich toaster are also provided, as well as all necessary pots, pans, dishes, and silverware.

The living room offers a view of the ski slope, and French doors at the front and side provide access to the garden, which faces the sunny south. The large windows at the front are equipped with electric shutters. The garden features a covered patio with a storage area and a lawn. Next to the house is a driveway that can accommodate 2 cars. There is an electric car charging station at the property. Any additional cars can be parked in the large parking lot near the ski slope, 100 m from the house.

Bedroom 1
The bedroom on the first floor has a double bed measuring 200x160 cm. The bedroom has its own shower, sink, and closet. A roller shade in the bedroom provides extra privacy, keeps the room nice and dark for a good night’s sleep, and keeps the heat out in the summer.

Hallway
Behind the front door is the hallway, which provides access to the bedroom, bathroom, living room, and the staircase to the first floor.

There is a separate bathroom with a wall-mounted toilet.

First Floor
The entire first floor features PVC flooring that can be heated or cooled.

Bedroom 2
The bedroom on the 1st floor has two single beds measuring 200x80 cm. The bedroom features its own
