Welcome to the ultimate backdrop for your Bristol milestone celebration!
This stunning Victorian house in affluent Redland is the perfect social hub, designed for large groups, Hen weekends, and Stag trips. We are located a short walk from Bristol`s best restaurants, bars, and nightlife on Whiteladies Road, making it the ideal base for a weekend of celebration.
The house excels at large-group living, offering a huge 16-guest capacity and ample room to spread out. Guests benefit from three distinct reception rooms—including a grand main sitting room and two secondary rooms—plus a spectacular kitchen that comfortably seats 16 feasting guests. Crucially, the property features three modern bathrooms to ensure seamless mornings and maximum comfort for everyone.
Total capacity is maximised to 16 registered overnight guests. The house sleeps 9 in fixed beds (4 doubles/kings, 1 single), with the remaining capacity achieved via two double sofa beds (in the study and family room) and supplementary airbeds. For optimal configuration, two of our 5 private bedrooms can be set up as twin rooms (single beds) upon request.
We offer FREE, off-street parking for up to 5 vehicles. Enjoy reliable, high-speed broadband and streaming-ready Smart TVs in every bedroom.
We welcome respectful celebratory groups. Guest capacity is strictly limited to 16 registered overnight guests. Absolutely no external visitors are permitted on the property. We ask that noise is kept indoors and quiet hours are observed strictly after 10:30 PM
The front door to the building has a keyless entry system and you will be given the entry code 24 hours prior to check-in. Video cameras are provided front and rear for your comfort and safety.
The higgihaus@hampton (#46) is a self-contained house for your exclusive use during your stay in our awesome city. There is no need for you to interact with us but should you need anything we`d be delighted to help. #teamhiggi are a friendly bunch who love Bristol and it is worth noting that Luke (who was born in Bristol) knows it like the back of his hand (well the best bits anyway) and he and Delyth eat out a lot. Luke is thus a veritable goldmine of places to see, things to do, restaurants to eat at, bars worth a visit and how to get about. We`ll provide contact numbers ahead of check-in (feel free to call and say hi). higgihaus@hampton (#46) is a mere stone`s throw from Cotham Hill and the Whiteladies Road, both chock full of shops, restaurants, coffee shops, leisure facilities (including a cinema and gym) and all the transport options you’ll likely need when staying in our awesome city (including the train at Clifton Down). The Downs (400 acres of amazing parkland) is a hop, skip and a jump away in one direction and the city centre is a short walk in the other. Clifton Village, the Gloucester Road, Stokes Croft and the Harbourside are all easily reached on foot. The BBC, Bristol Royal Infirmary and Bristol University are all nearby.
Parking
The higgihaus@hampton has off-road parking at the rear of the property and with a little bit of juggling, could accommodate up to five cars (depending on size!). Should you have more cars than can park at the rear, then on-street parking is free on the weekends. Between the hours of 9.00 am and 5.00 pm Monday to Friday, you`ll need a parking permit (which we can provide at a cost of £10 per day). Clifton Down Shopping Centre also provides secure and overnight parking and is less than a five-minute walk away: http://www.cliftondownsc.com/information/parking Please note we do not accept pets except for service animals.
Check-in is anytime after 3PM and check out by 11AM.
We welcome respectful family, celebration, and professional groups.
Guest capacity is strictly limited to 16 registered overnight guests.
Absolutely no external visitors are permitted on the property at any time.
We ask that noise is kept indoors and quiet hours are observed strictly after 10:30 PM.
Pets not allowed (except service animals - please enquire)
Strictly no smoking inside or near the house. If you must smoke then please do so at the end of the rear garden and clean up your butts. If you or any of your guests smoke inside the house during your stay you will forfeit your security deposit.
Upon departure please leave the property clean and tidy and ensure anything used in the kitchen is either washed up and put away or in the dishwasher. Please take out the bins and recycling, clean the BBQ please leave the property and garden as you found them.
Please don`t use glitter or confetti bombs anywhere on the property as it makes a mess that is very difficult for us to remove. If there is evidence of glitter or confetti use, then we will unfortunately need to levy an additional cleaning charge of £50 which will be taken from the security/damage deposit.
As the property is currently for sale, occasional access for estate agent viewings may be required (with notice given).
Please ensure all windows and doors are locked at night and when leaving and please respect the neighbours and travel to and from the house quietly.
A security/damage deposit of £300 will be required to secure the booking (Airbnb doesn`t take this money from your card unless there is a claim). We will also require a £300 excessive/inappropriate noise deposit be paid before arrival. If there is no reason for a deduction then the security deposit this will be paid back via transfer within a seven days.
