Hall Farm Barn | Winterton Cottages

Hall Farm Barn is a brand new contemporary barn conversion in a stunning rural location. Everything is all on one level including an open plan living/dining area with a smart TV and a well equipped kitchen. For keen cooks there are two electric ovens, a large hob, microwave, plate warming drawer, integrated fridge and freezer. The kitchen island is a great focal point, and there's even a wine fridge too.

In a cloakroom just off the lobby you'll find a washing machine and tumble dryer. Both bedrooms have comfortable beds (there's a king size in bedroom one and a standard double in bedroom two). Each bedroom has it's own ensuite shower room with high quality Villeroy & Boch sanitary ware and Hansgrohe fittings. Traditional flint walls feature throughout the barn.

Hall Farm Barn has been refurbished to an exceptionally high quality, including fly screens on the doors and windows in the living areas. The back garden is fully enclosed and has views across fields. At the front of the barn there's plenty of parking for 2-3 cars, and up to two dogs are welcome at Hall Farm Barn at no extra charge.

One of the nicest holiday properties we have ever stayed in.

A lovely modern converted barn. Immaculate condition. Well equipped. High tech appliances. Beautifully decorated for Christmas. Very tidy safe garden for our dog. Would like to be there is summer to use the smart outside furniture and enjoy the views. Highly recommended.

Superb for a winter stay

We stayed in November. Situated in Happisburgh, one of our favourite parts of Norfolk. Hall Farm Barn had everything we needed. Super warm, plenty of storage, super clean and well planned. Shout out to the comfy sofa and beds! Lots of places to visit and walk. Shopping close by, The Broads, spectacular coast, seals and pups galore! Super pubs with fab food. Our three day break went by too fast. The property is so well looked after by Sue who also made sure we were looked after too.

Everything You Need for a Peaceful Break

HFB was a calm and relaxing place to stay. The barn itself had everything we needed, and the standard was brilliant throughout. It’s in the perfect location — close enough for a countryside walk or a stroll to the beach. Sue and Simon were excellent hosts, helpful and welcoming. Just fantastic all round, and we’ll definitely be returning!

A beautiful, peaceful barn, perfect for a dog friendly holiday

Hall Farm Barn is beautifully appointed, with a nicely designed and furnished dog secure garden and parking area which enabled us all to relax and enjoy the peace of rural Norfolk. We had everything we could wish for - super comfortable beds, wonderful shower, fully equipped kitchen and relaxing sitting area, with extra touches such as dog water bowls and towels provided very much appreciated too. Our walk to and from the beach was perfect for both humans and dogs, with stop offs en route to buy home made jam, chutney and dog biscuits. Quiet local lanes for going running too for the dog who never get tired haha. Our host was available to help when needed too which was great. Thank you for a fabulously relaxing week.

Very comfortable

Our stay at Field Barn Farm was a lovely week. There are walks from the barn across fields or towards the beach. The coastal walk is particularly lovely. The barn was easy to find. It was quiet and peaceful. The standard of accommodation is very high. The building is beautifully built and finished and the standard of fittings and furniture is excellent and rather luxurious. Everything we could have needed was provided. The welcome basket was very thoughtful. The fact that the front and rear gardens are enclosed was so useful with the dog as I did not have to worry about him pottering about the grounds. I (and the dog) appreciated the filled water bowls in the front and rear which was very considerate. The only issue I had with the barn, and this is entirely a matter of taste, is that the room fragrance was overpowering and I had to switch them off and ventilate the barn to remove the smell as I found it uncomfortable. I would also suggest that bed sheets are simply hung out to dry or tumbled without further fragrance as the smell of clean linen is lovely enough without additional smells. This is a personal preference however, and I appreciate that some guests might not be bothered by the artificial smells.

Hidden gem of a barn

In a beautiful quiet lane on the Norfolk coast you’ll find this ‘gem of a barn’. Stunning throughout and dog friendly too. Modern with quality fixtures and fittings. If you want a relaxing setting but within easy reach of beautiful beaches and quaint villages with pubs serving quality food then it’s a must. We will definately return soon!

Another fantastic break

We stayed here last summer and came back for the last week of August. It’s still as immaculate as ever, with everything you could possibly want from a relaxing staycation. Sue and Simon were fantastic hosts, and we’re very much looking forward to our escape here again next year.

A perfect holiday

We’ve just got back from our stay at Hall Farm Barn, Happisburgh and thoroughly enjoyed our time & can’t wait to go back again. Everything has been carefully thought out, high end furnishings and comfort. Cleanliness was superb! Very dog friendly, everything enclosed, location is great close to the many fabulous beaches and coastal walks. Home from home, what a gem.

Perfect stay in norfolk

Hall farm barn is a home away from home the owners have thought of everything for a comfortable stay. Two ensuites for two couples was ideal and an additional toilet made things extra comfortable. Outside space was ideal for breakfast and evening drinks. We didn't cook as we ate out most evenings so didn't use any of the three ovens provided. But everything you need was thought of and provided.

A last minute get away

Booked within a couple of days which turned out to be such a surprising find . Just where we wanted to be,somewhere on the Norfolk Coast near North Walsham. Ideal for us and loved the walks on the lovely sandy beaches . Hall Farm Barn set in amongst private and secluded properties.Superb barn conversion well equipped with all you need to make your stay memorable.Dog friendly it is secure back and front ,with a nice seating area,over looking farm fields making it a nice private back garden . Two lovely sized bedrooms both en-suite ,a well equipped modern kitchen and relaxing lounge area .The barn space has been very well designed and it’s size was ideal for us four and our two dogs . We really enjoyed our short break here and Hall Farm Barn made it special . Hopefully we will be able book again sometime.

Excellent recent stay at Hall Farm Barn, very high spec accommodation, great location in quiet surroundings and spotlessly clean. Lovely walk’s available from the property and most places to visit are only a short drive away. We’ll certainly look forward to returning at some point in the future.

Excellent in all respects

This place is the pinnacle of self-catering stays. The owner clearly has extremely good taste, but that aside, everything has been thought about very carefully. We are two adults and two dogs. We all loved every aspect of it, and the secure area for the dogs is very useful. We found the beds comfortable. Plenty of towels, toilet rolls and soap provided. The kitchen is amazing and I am very jealous of it! We really appreciated all the equipment and cleaning products. And we particularly appreciated the lovely welcome gifts.

Fantastic stay at Hall Farm Barn

Hall Farm Barn is a stunning barn conversion in a great location. The fixtures and furnishings are of a high standard and the barn is spotlessly clean, and has everything that you could need for a comfortable and relaxing stay. We loved the garden which has great views over the fields and was very secure for our dog. Lots of lovely walks directly from the barn and close by. Just back from a short break staying in Hall Farm Barn. We loved the barn and felt very relaxed there from the moment we went inside. Everything was top notch, so modern, clean and well thought out. We were lucky with the weather and spent some time relaxing in the very private and dog safe garden which had great views over the open fields. Stunning Barn in a great location

Fantastic property in a great location with stunning views. Furnishings are all to a very high standard and there is little more you could ask for. Welcome pack was greatly appreciated with some lovely holiday treats. Garden furniture is similarly high quality, perfect for enjoying a late summer sunny afternoon.
