The property, ideal for families or groups, comfortably accommodates up to 6 people thanks to three cozy bedrooms and two bathrooms. It also features a private garden with a covered patio, equipped for outdoor dining. With convenient on-site parking included, this villa offers the perfect escape from everyday life, ensuring privacy and comfort just steps from the beach.



The 100-square-meter villa is on a single level (please note there is one step to enter) and is laid out as follows:



- Kitchenette equipped with a gas stove, refrigerator, freezer, American-style coffee maker, moka pot, dishwasher, conventional oven, toaster, and electric kettle;

- Living area with dining table, sofa, smart TV, and split A/C

- Bedroom I with a double bed, closet, dresser, split A/C, and en suite bathroom equipped with a toilet, handheld showerhead, and shower stall;

- Bedroom II with a double bed, closet, dresser, and split A/C

- Bedroom III with two single beds and a closet;

- Bathroom II equipped with a toilet, bidet, and shower stall;

- Garden equipped with an outdoor shower and a covered patio with a table and chairs.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: two parking spaces inside the gate (on the driveway), unlimited Wi-Fi, heat pump heating, washing machine (outdoor), clothesline, iron, and ironing board.



OTHER THINGS TO KEEP IN MIND:

- PLEASE NOTE: The entrance gate is under video surveillance for security reasons.

- The keys to the front door are located inside a safe that opens with a code, which will be provided at check-in.

- The pizza oven in the garden is in working order; however, there is NO firewood or charcoal provided: if you wish to use it, you must purchase the necessary supplies.

- The stove in the living area is NOT usable.



Seven days before your arrival, you will receive instructions on how to register your documents via our Guest Portal.

We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian procedure for registering guests staying in Italy.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).

Esummer: the average air temperature must not be lower than 26°C for all types of buildings.

In winter: the weighted average air temperature must not exceed 19°C. The period during which heating is permitted and the daily operating time depend on the climate zone defined by the regulations.

Leporano Climate Zone C: 9 hours per day from November 22 to March 23.



After 9:00 PM, check-in directly at the apartment is available with the following surcharges:

- 21.00 - 23.00: €25.00;

- 23.00 - 24.00: €30.00;

Located a short distance from the city of Taranto, the beaches of Porto Pirrone and Baia d’Argento offer a chance to immerse yourself in nature and experience complete relaxation, and are within walking distance. The nearest bar and supermarket are within a 15-minute walk, while the nearest pharmacy is in the center of Leporano, a 5-minute drive away.
