Welcome to The Elizabeth Suite, a stylish three-bedroom mews house just 100 metres from the River in Henley-on-Thames. The bright living and dining space is located upstairs in an upside-down layout, creating an airy, sociable feel. With three king bedrooms, two en-suite bathrooms, a fully equipped kitchen, indoor and outdoor dining, and private parking, it’s ideal for families or small groups. Please note, there is no air conditioning; but fans and opening windows provide sufficient cooling.
The Space:
This three-bedroom mews house in the heart of Henley-on-Thames includes:

✔️ Additional fold-out bed that sleeps one
✔️ Upside-down layout with living and dining areas upstairs
✔️ Spacious living area with U-shaped sofa and balcony
✔️ Dining table for 8 and breakfast bar for 3
✔️ Fully equipped kitchen with dishwasher, cookware, crockery, and glassware
✔️ Utility room with washer-dryer and storage space
✔️ Free Wi-Fi throughout
✔️ Ground-floor patio with outdoor dining area

Located in the heart of Henley-on-Thames, the house is just steps from the river and a short stroll to cafés, pubs, and shops. Enjoy a pint at The Angel on the Bridge (5 mins walk), dinner at Al Forno (3 mins), or pick up essentials at Tesco or Sainsbury’s (5–10 mins). Henley train station is a 5-minute walk, connecting you directly to London and Reading.
Quiet hours: Please keep noise levels down between 9pm and 8am.

Parking – There is parking for 1 normal sized car at the house
The nearest train station is - Henley train station - 5 mins walk
The nearest bus stop is – 2 mins walk
Other Things to Note:
• This home is in a quiet residential neighbourhood, and has a strict policy against loud noise, music, or parties at any time. We kindly ask all guests to respect our neighbours and keep things peaceful throughout their stay.
• This property is equipped with a combined noise & smoke detection sensor for your safety and peace of mind. How it works: The device can detect elevated noise levels and smoke (or fire) in shared spaces. No recordings: It does not record audio, video, or personal activity, it only alerts if noise or smoke reaches unsafe levels. When it might alert: Loud music, parties, prolonged noise or smoke is detected. Quiet hours: Please keep noise levels down between 9pm and 8am.
• Early check-ins and late check-outs: Unfortunately, we cannot guarantee early check-ins or late check-outs in advance. However, for confirmed bookings, we offer discounted extensions (by adding an extra night before or after your stay) if you'd like to secure additional time.
• Security cameras: Outdoor security cameras may be present for safety and monitoring purposes.
• Rubbish/disposal policy: Excessive waste left at the property may incur an additional charge at checkout. Please be mindful of rubbish and ensure the property is left in good condition.
• Please be conscious and respectful to the neighbours and local area - no loud music, parties or excessive noise is acceptable.
• Terms & conditions: We advise all guests to review the Hosting Holidays Terms & Conditions available on our website.
• Damage deposit: A refundable cautionary damage deposit is required before your stay. (Note: If you booked via Airbnb, this deposit does not apply)
• Late check-outs: If you are not checked out by the scheduled time and this causes a delay to the cleaning team, a charge may be applied via your damage deposit, or where applicable through Airbnb’s reimbursement process.
• Baggage storage: There are no baggage drop facilities available at this property, and we are unable to arrange early baggage drop-off prior to your arrival.
• Bedding: All bedding provided is hypoallergenic.
• Guest consumables: We provide an initial stock of essentials (e.g., toilet paper, soap, etc.). Please note that top-ups or refills are not included during your stay.
• Mid-stay service: For stays longer than 14 nights, we offer a complimentary mid-stay clean and linen change.
• Bookings: We are unable to share details of our Hosting Holidays (Henley-on-Thames) direct booking site via third-party platforms.
• Payment for direct bookings: If you’ve booked directly through Hosting Holidays, 50% of your payment is due upfront. The remaining 50% will be collected 5 days before check-in.
• Longer stays: If you require a stay longer than what is currently shown as available, please contact Hosting Holidays Henley-on-Thames directly.
• Henley Regatta bookings: All stays during Henley Regatta are non-refundable.
