The perfect place for a coastal break with family or friends, Kingsmead is situated just a short, 5 minute walk from Bracklesham Bay beach. The property has a wonderful open plan kitchen/diner with dining table to seat 10, squishy corner sofa and separate utility room with washer/dryer and additional fridge/freezer. The kitchen is well equipped with cooking equipment and there is also a Nespresso pod machine for you to enjoy. The large bi-fold doors open the space out onto the enclosed rear garden with patio, lawn and garden furniture.

Bedrooms and bathrooms are split between floors, where you’ll find crisp linen and super soft towels.

On the ground floor you will find downstairs double bedroom, downstairs shower room with w/c and large lounge with flatscreen TV and a kid's play zone packed with toys to keep the little ones entertained!

Upstairs is a master super king room with ensuite shower room and w/c, a king bedroom and a kids bunk room with triple bunk bed and separate single. You will also find a lovely family bathroom with separate shower and bath.

The house is a 5 minute walk to the beach, under 5 minute drive to East Wittering village, 15 minutes from Chichester city Centre and 30 minutes from glorious Goodwood. The house features a private driveway with parking for 3 cars.

The decor was fresh, appliances and facilities all working and of great quality. Safe area, plenty parking, short walk to beach, could hear the sea from the front of the house!

We had such a lovely time at Kingsmead, beautiful house with a fantastic location.

From start to finish, the booking process was seamless. Ben was incredibly helpful and responsive, providing great service even before we arrived. The location was perfect, with a short walk to the beach and the beautiful back garden made for a relaxing retreat throughout the day. The house itself was spotless, comfortable, and fully equipped with everything we needed. If you’re looking for a peaceful and stylish beach escape, Kingsmead is a must-book. We can’t wait for our next visit!

A lovely house in a great location.

The house is in a quiet area, but close to local amenities. We really liked the kitchen. It's a great communal space, with the bi-fold doors providing easy access to the spacious garden. We were also impressed by the utility room and the play area in the lounge. Having 3 bathrooms was a real bonus for our family group. We liked the bedrooms, but took some time to get used to the slanting ceilings. We were also pleased that our 3 vehicles were easily accommodated on the front drive.

Great weekend away celebrating family milestone birthday.

Excellent property in great location. We were 10, 6 adults and 4 kids. Clean, modern, child friendly home in which you are well provided for. I would not hesitate to recommend to friends. We made great use of the kitchen diner as the adult space in the evening while kids chilled in the living room before bed. Lunched at the excellent "The Boulevarde" nearby in East Wittering.

The house was perfect for our party of seven. It was spotless with all you needed on hand. The owners have thought of everything. Our little grand-daughter particularly liked the many toys. Lovely house to come back to after a day at the beach which is a short walk away. We would have no hesitation in coming back.

Delightful on all accounts!

We had the most wonderful stay at Kingsmead for a 70th Birthday family gathering. The property itself was clean, comfortable, spacious, welcoming and beautiful. We were amazed at how family friendly it was, with absolutely everything on offer for little ones! The hosts were incredibly accommodating and kind with very fast communication. We highly recommend Kingsmead, Boutique Beach ... you will not be disappointed! Thank you for helping to make our special weekend a happy memorable one.

Located on the West Sussex coast near Chichester and Goodwood, Bracklesham Bay is an ideal British Beach location. This is a destination beach for walkers, surfers and families alike. The beach is a mix of sand and stone depending on the state of the tide, a perfect place for buckets and spades. A prehistoric coastline, keep your eyes peeled for fossilised sharks teeth which can be found lying in the sand. You can walk along the beach from Bracklesham Bay to Selsey in the East or towards the villages of East Wittering and West Wittering in the other direction.

Boutique Beach Holiday Lets is a small, family run company. A husband and wife team, we adore property and as well as managing properties for others, we also own an ever-expanding portfolio of local holiday let properties ourselves. Because we are both local landlord and local agent, we have the unique opportunity to unashamedly shout about the delights of The Witterings with visitors far and wide, knowing instinctively what it takes to make a perfect home from home stay.
