Cozy Attic Flat with Intimate Rooftop Terrace and Elevator in Historical Center
Nestled in Madrid's tranquil heart, this apartment boasts a stunning cityscape view from its intimate rooftop terrace. Inside, a king-size bed bedroom with an ensuite bathroom, two alcoves (a larger one with a double bed, the other with a single bed), a large living room, and a modern, fully equipped kitchen await. Conveniently located within walking distance of all Madrid's attractions, it offers both comfort and accessibility, situated on the fourth floor with elevator access.
The apartment combines the rustic feel of ancient stone floors and exposed hardwood beams with contemporary minimalist furnishings. The main living space is a spacious, high-ceilinged living / dining area. The recent apartment’s renovation preserved the typical elements of its construction, dated late-18th century, including a natural stone floor and exposed wood beams. It is bright and quiet, and the thick ancient walls keep it cool in the summer and warm in the winter. The living area is also equipped with 3 electrical heaters. The apartment was recently redecorated.
To understand the unusual distribution of space and particularly sleeping areas within the apartment, please look carefully at the photos as well as the detailed description below. The apartment is on the fourth floor of a historic building from the end of the 1800s. There is an elevator. The total surface area is 60 square meters.
LIVING/DINING ROOM
The living / dining room is a 22-square-meter room at the center of the apartment, and all other rooms are situated around this main space. It has high sloping ceilings with exposed beams and is furnished with a dining table where up to 4 people can seat. On the sides of the living room there are two comfortable orange sofa. The entry to the terrace is from the living room.
MASTER BEDROOM AND 3 SLEEPING AREAS
The master bedroom is bright, quiet, and cozy and has a window facing out onto a small interior courtyard as well as a ceiling window through which you can see the sky. It contains a queen bed and a large wardrobe.
The 70 square meter apartment includes a 10 square meter loft above the living room with a low sloping ceiling. It is reached from the living room by a metal stair. Given the low ceiling (140 cm at peak), this area is only usable as a sleeping area.
On the other side of the living room, to the left and right of the terrace entry are two semi-detached sleeping areas, each with three walls, one window to the terrace, light/electricity, and separated off from the main living area by curtains. The left-hand sleeping area contains a double futon bed; the right-hand sleeping area contains a single futon bed.
THE TERRACE
From the center of the living/dining area, you can access the terrace through a glass door. From here, given the situation of the apartment high on a hill overlooking the city, you have a breathtaking panorama of the entire southwest, from Lavapies to the surrounding countryside. Even with this vast panorama, the 10 square meter terrace still has a quiet and secluded feel and contains a wood table with two chairs and some additional foldable chair. The terrace also has a large retractable awning that can be extended completely across full length of the terrace so you can dine on the terrace even in the heat of the day.
THE KITCHEN
The kitchen is open to the living room, and very bright. All appliances and kitchen equipment are new: an electric induction stove and an electric oven, large sink, large capacity retro-style refrigerator, and clothes washing machine. All kitchen equipment and utensils are provided, including pots, pans, Italian mokka maker, coffee cups, dishes, glasses, etc. The kitchen counter extends to form a bar table, and is endowed with a bar chair. The kitchen also has ample shelf and cupboard space. There is oven but there is not a microwave.
THE BATHROOM
The bathroom is accessed through a sliding door from the main bedroom and is characterized by its minimalistic look and by an ample shower space. The shower is endowed with a large-capacity (80l) boiler, and the water pressure is very high. However, the capacity of the boiler is limited and in case of multiple consecutive showers, the suggested shower time is 5 minutes.
CLIMATE
Madrid is very hot in the summer. The AC unit keeps the living room and the adjacent sleeping areas cool. All windows have shutters that can be closed to keep the apartment cool during the day. Alternatively, all windows can be kept open and the terrace awning extended to allow a fresh breeze to cool the apartment during the hottest part of the day.
