The villa has also 2 kitchens, 5 massive bedrooms, all AC`d and a drive in where our guests can park their cars safely.

The villa is set on two levels. On the first level, measuring approximately 170sqm, there is the drive-in leading to the entrance hall which leads to the kitchen on one side and the living area on the other side.

Kitchen | Accessible through 2 steps. It comes fully equipped for any kind of cooking, which includes an oven, microwave, toaster, coffee machine, electric kettle and dishwasher.
It has a large table which can sit 8 people comfortably.

Livingroom | has two comfortable couches completed with parquet flooring which can easily accommodate 6 persons. The living area is one of the relaxing areas in this villa where one can enjoy watching cable TV programs. Cable TV and WiFi internet come free of charge complementary with the villa.

Bedrooms | One can find a selection of 5 spacious bedrooms of which two are double bedrooms with double beds and the other 3 are twin bedrooms. All bedrooms are fully air conditioned and all have their storage, extra blankets and pillows and mosquito repellent machines. Baby cot and highchair, can be provided if asked for before your arrival which will be free of charge.

Bathrooms | There are two full family bathrooms both come with sink, toilet and bidet but one has a bath tub with shower and the other one has a shower cubicle.

Outdoor area | On the veranda there is a stone barbecue, and 2 large tables with 12 chairs. Perfect for large group gatherings, On the sides of the pool there is ample space for 6 sunbeds and obviously one cannot forget the stunning valley views that one can enjoy while sunbathing. The outside area also includes a bar area on the other side and an outdoor shower and a spare toilet.


games room | On the other side of the pool there is the games room area, which is about 60sqm, ideal for all the family. One finds another living area, again with another TV and even WiFi Internet with another fully equipped kitchenette and a separate w/c. The games room is equipped with darts, table soccer, table tennis, air hockey and billiard table.

24/7 Access to all the amenities of the Villa.

The villa is located in one of the most prestigious villa areas in Malta.

Our guests will enjoy their stay in complete privacy, also amazing is you could go for a beautiful walk in the country side.

- We would also suggest renting a car, as it is easy to find parking and all the amazing beaches and supermarkets are just around 5-10 minutes by car.

The Villa is located in Mellieha, Santa Maria Estate, we always suggest a car here, although not necessary it makes traveling very easy.

- Parking can be found in the villa or outside the gate.

Very important notes before booking:

1. For over and above 3 week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. (Max to be paid is 150 Euro)

2. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours especially in respect to extra noises. Not abiding to these rule can come to unwanted fines by local authorities. This is not a party home, so please respect it as such.

3. During lovely and summer season, although he do sanitise, some ants are to be expected, unfortunately this is part of our climate but we do provide spray and traps when needed. (Although this is not common)

4. An early checkin, can be done, but only if the apartment is vacant and is cleaned in the morning.

5. Checkins are done or by one of our team or by self checkin where we will send you all the details beforehand.

6. Waste schedule are given at the checkin and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us.

7. What is included in the apartment ? (Generally includes for the first 3-5 nights)

- Shower gels
- Liquid Soap
- Toilet paper (2 rolls per bathroom)
- Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage
- Garbage bags
- Linens for the bed
- 2 Towels per person


8. No additional guests which is not part of the booking is allowed to sleep at any time in the premises. The apartment is always insured on the guest amount you book. If you will be having any other guests it is important to get permission first, a nightly fee could be charged for the extra guest.
