Summary:

Enjoy staying in the heart of Soho, London with this modern 3-bedroom apartment spread across the 1st and 2nd floors of a secure residential building — NO LIFT. Self check-in from 3:00 PM by collecting keys at a nearby location. Wi-Fi is available, great for both work and leisure. A refundable damage deposit is required.



The Space:

Welcome to this modern 90 m² 3-bedroom apartment on the 1st and 2nd floors of a building without a lift, perfectly situated on St Annes Court in the heart of Soho. The apartment is professionally cleaned before every arrival so you can settle in straight away.



Bedroom 1: 1 single bed and 1 double bed, Bedroom 2: 1 double bed, Bedroom 3: 1 double bed. The apartment has a full en-suite bathroom in Bedroom 1, and a second full bathroom accessible via the hallway. Both bathrooms have a shower/bathtub.



The living area is a great space to unwind, with a smart tv (flat screen) and dining table and chairs.



The fully equipped kitchen has everything you need: full fridge, oven, microwave, stove, dishwasher, drip coffee machine, and electric kettle and toaster. A combination washer-dryer is available for your convenience. The flat has individual radiators for heating throughout the cooler months.

Need a cot or high chair? We can arrange it for your arrival — just let us know after booking:

- Baby cot — £50 for the stay

- High chair — £50 for the stay

- Both together — £70 for the stay



Good to know before you book



Check-in: From 3:00 PM via self check-in — simply collect the keys at a nearby location. If you’re arriving after 7:00 PM and need someone to meet you with the keys, please let us know at least 24 hours in advance. Late arrivals between 7:00–9:59 PM incur a £50 fee; 10:00 PM–12:59 AM is £90; after 1:00 AM is £120. We’re flexible when we can be — just give us a heads-up!



Check-out: By 10:00 AM.



Damage deposit: A refundable damage deposit of £800 is required before arrival. It may be processed via a third-party payment provider such as Stripe, Swikly, or Flywire. The deposit is returned in full within 14 days of check-out following a standard inspection.



Max guests: 7 people (including children and infants). Please keep within this limit so everyone is comfortable.



Smoking: The apartment is non-smoking throughout.



Events: The apartment is a private home and not suitable for parties or events.



Guest Access:

The accommodation is private and exclusively for guests during their stay. Free Wi-Fi connection, information on London and restaurant recommendations, sheets, towels, soaps and much more.



The Neighborhood:

Fitzrovia and its neighbour Soho form one of the most exciting creative hubs in central London. Fitzrovia is known for its independent restaurants, creative agencies, and lively Charlotte Street dining scene. Soho, immediately to the south, is London’s entertainment heart, packed with theatres, bars, restaurants, and an eclectic mix of people at all hours. Oxford Circus, Tottenham Court Road, and Goodge Street underground stations are all within minutes, giving superb connections across the city.



Getting Around:

Leicester Square, Piccadilly Circus, and Tottenham Court Road — offering easy access to the Northern, Piccadilly, Bakerloo, Elizabeth, and Central lines.



Other Things to Note:

Wi-Fi may occasionally be affected by area-wide connectivity issues. Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom. The elevator is not guaranteed and may occasionally be out of service. Common areas, including stairwells, may vary in condition due to cleaning or maintenance. Photos are as accurate as possible — minor updates may not always be reflected immediately. Management may occasionally need access to the property for inspection, maintenance or viewings (between 8:00 AM and 7:00 PM with reasonable notice). In genuine emergencies, access may be required without prior notice. We’ll always communicate as much as possible and be respectful of your stay.



Interaction with Guests:

You will have the property all to yourself during your stay. We are available by email phone should you require assistance during your stay.

Our family had a wonderful stay in this big flat — these 3 rooms fit us perfectly! The location in Fitzrovia and Soho was fantastic, with plenty of great restaurants, shops, and attractions just a short walk away. It was the ideal base for exploring London, and we’d happily stay here again!

This property was a major disappointment. For starters, the property is above a Fish & Chips restaurant and the second you walk through the door, you are hit with the smell of fish. This is throughout the entire property. The property was 4 stories with a very tight spiral type staircase with the master bedroom and bathroom on the 4th floor, 2nd and 3rd bedrooms were on the 3rd floor with a 2nd bath that you had go through one of the bedrooms to get to. The living space and tiny kitchen were on the 2nd floor. The property had maintenance issues with several things not working property, like a dishwasher that wouldn’t open without having to pull the trim away from the wall to open the door. We could have lived with all of this but, the first morning there, we noticed a large amount of debris on the master bathroom counter top and floor. We notice a light fixture was dislodged from the ceiling and we could hear pigeons above the ceiling making a loud noises and cooing. We could only assume the debris was coming from the hole around the dislodged light from the pigeons. We brought this to the managements attention immediately asking for immediate interaction. They said they were on it and would come up with a plan to resolve the issue. Their solution was to close the door and not use that bathroom anymore. So 4 people had to share 1 bathroom that was only accessible through a bedroom. This was the worst experience I’ve ever had with a rental property.
