The space
Eden — a stunning property perched above Limni Bay and overlooking the shifting blues of the Ionian, Eden is a rare combination of privacy, walkability, and quiet luxury.
With five bedrooms and five bathrooms, the house has been designed for relaxed group living — generous without feeling formal, considered without ever being fussy. Natural stone walls, timber ceilings, and soft, neutral interiors keep the focus exactly where it should be: light, space, and the view.
The heart of Eden opens effortlessly outdoors. Long lunches turn into late evenings around the alfresco dining area, with the outdoor kitchen close at hand for shared cooking, easy entertaining, and unhurried summer meals. The swimming pool sits just beyond, with a bubble pool positioned for sunset soaking and slow mornings.
Eden is comprised of 3 stone houses.
The Main House: Is an open plan living area, dining and kitchen. Flanking the cosy open plan area are 2 bedrooms with ensuite bathrooms. Each bedroom has a sea views
The Pool House: Is a beautiful double room, with ensuite bathroom and chaise area. The pool house has stunning sea views.
The Gate House: Inside you will find 2 spacious bedrooms with ensuite bathrooms. One bedroom has their own small sitting terrace. These bedrooms have garden and/or pool views.
Exterior spaces include a generous sunbathing terrace, a swimming pool and a bubble pool (unheated), multiple seating nooks, and a dedicated outdoor dining terrace. Eden also features a fully equipped outdoor kitchen and bar, complete with barbecue, fridge, and dishwasher - ideal for relaxed, open air living.
From the terraces, the landscape unfolds — olive trees, sea air, and the quiet rhythm of the bay below. Eden is wonderfully connected: 10 minutes’ walk to the shingle beach at Limni Bay 5 minutes’ walk to the tavernas, cafés, and shops of Vathi.
No need to drive for dinner, a swim, or morning coffee
There is private parking on site, making arrivals and day trips simple, but once you’re here, everything you need is within easy reach.
Eden is a place designed to live well — barefoot days, shared meals, quiet corners, and evenings that stretch longer than planned.

Guests enter Eden through large double gates, opening onto private parking for at least four cars within the property. Arrival is straightforward, secure and discreet.
From the parking area, there are six steps down to the main house, pool house and pool level. The gate house is located on the parking level.
