Situated in the countryside around Città della Pieve, on the border between Umbria, Tuscany and Lazio, Villa Borgoluce enjoys an ideal location for exploring some of Central Italy’s most charming destinations, including historic villages, cities of art, natural landscapes and spa resorts.
In around 30 minutes by car, you can reach the famous Tuscan towns of Montepulciano and Chianciano Terme, renowned for their charm, food and wine traditions, and thermal spas. Nature lovers and those who enjoy outdoor activities can choose between Lago di Chiusi and Lago Trasimeno, perfect for relaxing amidst picturesque landscapes.

About an hour’s drive from the villa lie towns steeped in history and culture, such as Perugia and Todi, as well as the picturesque Lago di Bolsena, one of Italy’s most beautiful volcanic lakes.
Heading further afield, in about an hour and a half you can visit Siena, Terni, Foligno and Assisi, or be enchanted by the spectacular Cascate delle Marmore, one of the highest man-made waterfalls in Europe.
Finally, a two-hour drive will take you to two of the cities that symbolise Italian art and culture: Rome and Florence.
Villa Borgoluce is also situated in the heart of the Val di Chiana, a region rich in culinary traditions, historic villages and rolling hills. Here you can enjoy authentic experiences, including tastings of Vino Nobile di Montepulciano and Syrah, visits to historic underground cellars, and samples of the prized Chianina IGP beef, extra virgin olive oil and other local specialities.

Surrounded by trees, cypresses, flowers and a large lawn, Villa Borgoluce offers the perfect blend of tranquillity, privacy and a genuine connection with nature.
In front of the villa lies the swimming pool, framed by flowerbeds and aromatic herbs: a perfect spot to enjoy the sun, relax and spend pleasant moments outdoors. Next to it, a small gazebo shaded by a vine offers a cool spot to relax during the hottest hours of the day.
On the opposite side, near the indoor dining room, there is an elegant pergola housing the outdoor dining area: the ideal setting for enjoying moments of conviviality, made even more special by the presence of a built-in barbecue, perfect for your barbecues.
The owners live in the annex, situated about 50 metres from the villa and surrounded by trees, ensuring the privacy and tranquillity of their guests. The property is also home to a few farm animals, which will help to make your stay even more authentic and enjoyable.
Nestled amongst the green hills of Umbria, Villa Borgoluce is characterised by its authentic Umbrian-Tuscan rustic style. The exposed beams, wooden furnishings and warm colours create a welcoming atmosphere.
Spread over two floors connected by an internal staircase, the villa can accommodate up to 10 people, ensuring privacy and tranquillity.
The ground floor comprises the living area, consisting of:
- a spacious living room divided into three interconnected areas, furnished with sofas, armchairs and coffee tables;
- a dining room with two tables and direct access to the outdoor dining area and garden;
- a fully equipped kitchen, fitted with a fridge-freezer, 2 ovens, a microwave, a dishwasher, a blender, a toaster, a kettle, a water filter, an espresso and American coffee machine, as well as a moka pot;
- a guest bathroom.

The sleeping area is located on the first floor. You can access it via the stairs in the living room or via the outdoor stairs, and it comprises:
- 2 double bedrooms with en-suite bathrooms with showers;
- one double bedroom with an en-suite bathroom with bath;
- 2 twin bedrooms with en-suite bathrooms with showers;
- a sitting room.
The villa is also equipped with air conditioning and fly screens in all bedrooms and in the living room on the ground floor.
