The Space:

Welcome to this modern three-storey new-build home, thoughtfully designed to provide a comfortable and stylish stay for up to 7 guests. Perfect for families, contractors, business travellers, and longer stays, this spacious property offers modern furnishings, practical amenities, and generous living spaces throughout.



The ground floor features a fully equipped separate kitchen with a breakfast dining area, alongside a spacious living room with a larger dining table, ideal for family meals, work trips, or relaxing evenings. A convenient WC is also located on this floor.



On the first floor, you’ll find three well-presented bedrooms and a family bathroom:

• Bedroom 1 – 1 King-size bed

• Bedroom 2 – 2 Single (Twin) beds

• Bedroom 3 – 1 Single bed

• Bedroom 4 – 1 King-size bed



The entire top floor is dedicated to a private en-suite bedroom featuring:

• 1 King-size bed

• Dedicated workspace perfect for remote working



Please note there is no sofa bed in the property. The maximum occupancy is strictly 7 guests.

Located in the heart of Basingstoke, our property offers unparalleled access to the vibrant Festival Place shopping centre, situated just a short walk away. This expansive destination features over 140 renowned high street brands such as Marks and Spencer, Apple, and Zara, ensuring all your retail needs are met. When it comes to dining, you are spoiled for choice with more than 20 diverse eateries including Cote Brasserie, Wagamama, and Nando’s. For evening entertainment, the Vue cinema is also conveniently located within the complex, making this an ideal base for both leisure and convenience.



Getting Around:

Getting around is easy from our property at Trinity Way. Basingstoke train station is just a short drive away, providing direct and frequent links to London Waterloo in under an hour. For those traveling by car, we offer the convenience of free parking on the premises, making it simple to explore the surrounding Hampshire countryside. If you are flying in, London Heathrow Airport is approximately a 45 minute drive via the M3 motorway. Local bus services also operate regularly throughout the area, connecting you easily to the town centre and major local attractions.



Other Things to Note:

PLEASE NOTE: Respect the noise curfew. Our properties are in a private residential area. Therefore, our duty is to strictly implement a no-noise policy starting from 10 PM to 7 AM. Please be respectful of the neighbors.

There is one complimentary mid-stay clean for long-term stays (28 days or more). If you would like additional cleaning, there will be an additional fee. Please make your request at least 48 hours in advance.



For reservations of 28 nights or more, a mandatory inspection of the accommodation will be conducted by Redwood Stays if you decline a mid-stay clean. This inspection will ensure the property remains in good condition and is compliant with health and safety standards. You will be notified of the inspection schedule in advance, and access to the accommodation will be required for this purpose. If you do not agree to this clause, REDWOOD STAYS reserves the right to cancel your reservation.



We provide a few complimentary essentials to make you feel more at home when you arrive: trash bags in all trash cans, toilet paper, hand soap, shampoo and dish soap/dishwasher tabs. Please note that these items are not replenished. If you run out, you’ll need to purchase more.



We also provide fresh towels and linens upon arrival. There will be an additional charge for extra towels and linens.



A high chair is available free of charge, and a travel crib can be provided for an additional fee of £30. Please let us know in advance if you require any of these items.



House Rules:

- Travelers must be at least 21 years of age or older to book.

- No events are allowed. If we find evidence that you are partying inside the property, you will be asked to leave the property immediately by our security team and your security deposit will be retained.

- This property will NOT accommodate stag, hen or any similar parties.

- No illegal substances are allowed on the premises.

- Please note that all special requests are subject to availability, and additional charges may apply.

- Pets are allowed with prior authorization and an extra charge of £20 per pet, per night. Please inform us if you are traveling with a pet. Bringing a pet without prior authorization will incur a fee of £30 per pet, per night.

- NO SMOKING! We strictly implement a non-smoking policy throughout the entire building. Violation of this policy will result in a charge of £1,000.

- No unregistered guests. Bringing extra people in addition to the number you have booked for is considered a booking violation, and we will have no other choice but to ask everyone to leave the premises, and your security deposit will be retained.

- If you wish to have visitors, you need to inform us prior to arrival. However, they will be not allowed to stay overnight.

- Any damage to this property is chargeable. This accommodation regrets that it cannot accept liability for any valuables left in the apartment or parking vehicles.

- Take extra care of your keys. Keys not left in the designated location as specified in the check-in and check-out instructions will incur a £50 additional charge. A charge of £50 for an emergency callout; £250 for an emergency locksmith charge will be incurred for any loss or unreturned keys.

- Unauthorised late checkout resulting in cancellation of the upcoming booking will be charged to you.

- Non-approved check-outs after 10 AM will incur a charge of £45 per hour.
