Very convenient place to stay on Main Street. However, this is W. Main St. and the majority of shopping is on E. Main St. This is a noisy place when there is a band playing at Hondo’s next-door. The traffic is also noisy because Main Street is a Texas highway. I would suggest some bathroom updates.

Awesome location, cool building. If you’re a light sleeper you may have a hard time sleeping, especially if someone is staying in the upstairs suite. Our neighbors the first night decided to pace back and forth starting about 5:45 in the morning for about two hours. You can definitely hear all of the traffic outside as well. Barring the noise, everything else is great! Adequately furnished, didn’t want for anything. Cool building and great location.

Amazing place very close to all resturants and bars. We were walking distance from everywhere we wanted to go. The room is pretty spacious . I will definitely consider staying here again my next visit.

Awesome accommodations!

We thoroughly enjoyed our stay at Itz Inn. We needed handicapped access and this suite met all our expectations. We could drive the mobility cart right through the door! We could walk anywhere we wanted, and live music right next door every night. The room was actually pretty quiet for being right on the street, I'm sure the 2 foot thick stone walls helped! We had so much fun and will return. Thank you so much!

Definitely need a bigger fridge. That one is not made to hold leftovers at all. Also a Keurig would have been nice to be able to make individual coffee's. Need more dishes, plates, bowls, salt pepper.

Itz Inn was the perfect location for downtown activities. We didn’t need to get in the car once during our stay. Very comfortable well appointed suite. Loved having Hondo’s next door for the live music. We’ll definitely be back. Thanks!

Good Location

The location was convenent and located within walking distance of live music, restaurants and bars. The room we chose was a little uncomfortable (front porch suite) with outsiders mistaking our room door for a business entrance. The other 3 or 4 rooms are much more secluded and would have been more preferred.

Location was great, and we found it convenient to get anywhere we wanted to go. We had a small problem connecting the TV with Spectrum, but communication with Kelly was great and eventually everything worked fine. More electrical outlets would have been helpful, but no big deal. Overall, I would recommend the property.

The perfect place at the edge of town in Main Street. It was a great place to unwind after the Formula 1 race. Just FYI: It’s next to Hondo’s restaurant. So when it’s open, you will hear the music. You also hear a lot of traffic noise.

Wonderful location

Overall the location is the best part of this property. We had someone try to enter our room thinking there was a lobby inside since the sign outside says “Inn”. Also random people came up on the porch and sat on the benches. A private property sign should be added. The smoke detector had been disabled and was exposed. The floor at the shower is damaged from water flowing onto it. We liked the convenience to shops and restaurants. Hondo’s next door is a fun place and had great music.

Discovering Fredericksburg After Dark

Having lived in Houston for four decades, my numerous trips to Fredericksburg have been a constant delight. Typically, my stays were confined to the motels or B&Bs skirting the town's edges. Yet, the allure of Main Street after sunset always piqued my curiosity. This time, I plunged into the heart of it all, staying right on Main Street. As twilight deepened, the town burst to life with jovial crowds reveling in the night. Laughter and lively conversations filled the air, a testament to the good-natured spirit of the locals. But as the curfew hour approached, peace returned, and the streets grew silent. Retreating to the comfort of our spacious, well-furnished room, the strains of country music were a soothing end to our bustling day. The night was a cocoon of tranquility, and we slept undisturbed, cradled by the serene ambiance of Fredericksburg. In essence, our stay was precisely what we envisioned: a genuine taste of life amidst the vibrant pulse of Main Street, Fredericksburg, Texas. 😊🌃 Thanks AI I couldn't have said it better.

Convenient Location, But a Bit Noisy....

The property was very quaint with all the typical amenities needed. All was in very neat order and extremely clean. I rated the property 4 stars. I would have rated the property 5 stars save two issues. One, as it is on main street, there is quite a bit of early morning traffic which generally starts around 5 am. This traffic is very noisy most especially when the big rigs roll past. We were also woken by the street sweepers prior to sunrise. Two, the refrigerator continuously made this sound like deep rhythmic breathing in a horror movie. It was barely noticeable during the day but at night, when all is quite before the traffic starts, it was very bothersome. Overall, it's perfect if you are a heavy sleeper but you may find it difficult if you are a light sleeper. Bottom line, I would stay there again.

Great with two Minor exceptions

Great location in an historic building. Well furnished and cozy room! TV did not work for 90% of our stay. We contacted Management Representative, Kelly, who arrived when she said she would on our second day while we were at lunch. She made a considerable effort to resolve the problem, but was unable to do so. Kelly notified Spectrum of the problem. She communicated with us several times by text concerning her efforts to resolve the issue, so no complaints where she is concerned. Service was not restored until the evening of our last night. The small refrigerator in the room kept our canned sodas cool but Not cold. It had No ice compartment as many of this type do. Should be replaced with more up to date model that provided this amenity. So far, no offer of even minimal consideration from owner for lack of TV use.

Needs better management .

The place is quaint and cute . The property is located on the main road and right next door to Hondo's which has live music. The music and street noise is to be expected when staying there so if you are a light sleeper I don't recommend it . We stayed 2 nights . On the very first night we found out the tv did not work which would have come in handy with all the extra noise . I also was traveling with my husband who was not able to walk due to a back injury the week before . We attempted to move the date to a future date when he was able to walk but were told they could not do that unless all their properties were booked for that weekend . We decided to go ahead with the trip even though he could not walk but he could stay in the room and watch tv while I shopped alone . . We contacted the office and let them know about the tv and they did send someone down who couldn't figure out the reason it didn't work . They also mentioned someone staying there a few weeks back had experienced the same thing but somehow fixed it . We never heard back from them until I sent an email letting them know how disappointed I was after we got home. Needless to say it was not a very pleasant stay without having a tv . When a place says it has a tv you expect a TV. We didn't understand how you can rent out a space and not make sure everything is is working order . We were compensated for not having a tv after I contacted them. It was less than half a nights stay which I considered an insult . I had at least a one night stay . The coffee maker has to be moved to the restroom to make sure the plug reaches the outlet . The place is old and quaint and you would expect some things that come with an older building . The shower curtain could be washed or replaced with hardly any effort . I never give a bad review on any property we stay at but this one really left a bad experience for us . Thank you .

Good location, decent aesthetics, dated decor, VERY loud and lacking in privacy at all times

Great location next to Hondo's at the end of the main strip through downtown. Cute place from the outside and lots of charming potential on the inside but finishes and decor are very dated - so if new, shiny, elegant room details are what you're looking for then this isn't your place. The room was clean enough but by far our biggest issue was the noisiness of the room. We could hear virtually EVERYTHING that was going on in the downstairs suite behind us as well as the upstairs balcony suite above us. We knew there would be some noise, business from the nightlife outside and during the day but this was a 15 year anniversary trip for us so we were very disappointed in the noise and lack of privacy within the Inn itself. In addition, when we arrived there were random patrons sitting on our porch as they rested between shopping visits. To put it in perspective we booked this room for (2) nights but while we were there I found us another place to stay the second night and was forced to double pay in order to achieve the vibes we were looking for.
