This richly decorated, newly upgraded 2 bedroom condominium is located directly next to the pool/spa area.

The warmly furnished living room has plenty of comfortable couch seating, a balcony, a 42" flat screen TV and a DVD/VCR player. The kitchen has beautiful hardwood floors with a balcony that steps outside to the pool/spa and BBQ area. A full bath is located on this level. The loft has a master bedroom with a partial view of the pool/spa area, a balcony, a new King bed. A second bedroom in the loft has plenty of sleeping options with a queen bed and a full/twin bunk bed. A second full bath is located on this level. A third level provides another sleeping area with a queen bed in a private room. The bedrooms do not have TV's anymore.

This condominium offers complimentary wireless internet access. The HOA rules do not allow for pets in any of the units. Thank you for observing this strictly enforced policy! Shared coin laundry machine facility onsite

The property has so many issues- 1. check in process was complicated (had to call them before they showed up at the office as they did not leave keys in the locker), To be fair, they did get us in 1 hour early eventually. 2. the unit was VERY old and had old bedding, carpets, heating units etc. and smelt of smoke and pets. Multiple people in our party has severe allergies during our stay that improved after leaving. The owners clearly do not invest in the upkeep of the property. 3. TV in main living area had no cable, nor smart TV features for streaming, and there were some DVDs but the DVD player was neither plugged in nor connected to the TV. We ended up having to connect everything. 4. Parking is not convenient and you may end up having to walk a block to get to your car which sucks when it's snowing and you have boots and other equipment to take back and forth. 5. They incorrectly interpret the 2024 California law preventing single-use toiletries to mean that they cannot provide any toiletries at all. Nearly every place we have stayed has solved this problem by including dispensers in the showers that are not single use as well as hand soap dispensers for washing your hands. Having to bring your own toiletries, hand soap and even dishwashing fluid is pretty ridiculous. Cheap cheap cheap! Goes along with the poor upkeep. PRO- location is convenient to shopping and restaurants, and bus stop if you want to take bus to Mammoth.

Overall, I do not recommend this vacation rental. Reviewer Comments: I have stayed at Sierra Villas several times in the past and always had a good experience, but not this time. Unit #29 is in desperate need of many upgrades. The mattress’s are very old with zero support, the toilets don’t flush properly, the microwave is broken, the coffee maker is old and falling apart and the furniture is very cheap and uncomfortable. Steer clear of this unit, the owner clearly doesn’t want to spend a dime on the place.

Highly Recommended Unit 29!

Clean, inviting unit with lots of amenities and plenty of space especially with the additional third floor loft area. Heating setup also offered a forced air sort of setup that fed into the bedrooms, which worked great. Beds were super comfortable with clean linens. TVs and wifi were excellent. Overall A+++! We'll definitely return.

Mid-Week Mammoth

Sleeping arrangements were comfortable with plenty of space. The kitchen provided all we need to cook our own meals. No complaints. The PMC staff is the best and I would not hesitate to recommend Mammoth Mt. Reservations to others

Good location for restaurants easy walk and bus line to ski-

We had 2 issues- the heating is only two electric wall heaters downstairs, the other rooms have portable electric heaters. It is below 10 degrees at night not good. We did the wood burning stove the next night but it gets to hot downstairs to keep the upstairs warm. So be prepared no central heating system. We didn't have guest WiFi but was set up for it and we got no response on a fix our whole trip and we were told the owner knew the guest WiFi was out but he had a owner sign on but we never got the code to sign on. Unit is clean and set up well, spa is close and clean and hot. No garage parking so you need to find a spot close to your unit. Street parking only and fills up quickly.

Great place for a family

Overall this is a great place to stay for a family. It has sufficient beds for family of upto 9 people. It is situated in very nice locality and weather was awesome. Kitchen has all the utensils that one needs. It was very clean and nicely organized. It had sufficient towels for all of us. However there are few negative points, which i hope owner takes into consideration for future guests. 1. They only allow access to guest wi-fi which does not work for android phones for some reason, i am not sure why they don't allow access to main wi-fi network, this cause troubles for me as my phone internet was not reliable and did not have enough speed in whole mammoth lakes. 2. One of the bathroom showers is relatively smaller and other one has very complicated shower faucet handles. It's a very old design i guess and requires you to turn 3 knobs which was bit difficult to manage unless one is fine with wasting water. 3. The King size bed frame is relatively bigger compared to the room it is in and hence you will bang your leg and knees multiple times while moving around it.

Also, not great that the pool and jacuzzi were not maintained, cleaned.

Great Stay!

The property is actually a 3 bedroom. Surprise to us! The 3rd floor of the condo has another full bedroom. The condo is in a great location and looks just like the pictures. Great family stay for us

What we didn't understand were the limited pool hours. Pool area has plenty of space to keep everyone safely distanced.
