This magnificent farmhouse has 5 bedrooms and 3 baths and is located on a 180 acre farm directly on the Caney Fork River. It is very isolated and the view from the wrap around porch is spectacular. See wildlife like deer, turkey and bald eagles. It has almost a half mile of river frontage for you to explore during your stay.

There is exceptional cell phone service on the farm that is strong enough for movie streaming if you have a hot spot!

I also have another home on the same property a mere 5 minute walk away if your group needs more space for additional guests. See my other rental close by on the same property at Vrbo # 850390..

kitchen is fully equipped and stocked with an abundance of extras. This was a wonderful place to have our family Thanksgiving Dinner. Kids enjoyed the space and the game room. We will be back!! Thank you to the Host!!

The house was clean and beautiful. Set in a very quiet country setting complete with deer. The kitchen was well equipped and there is more than ample dining space for large gatherings.

We had a great time at the Reason Ranch. The home was clean and ready for us on arrival. Check in was simple. The kitchen was fully stocked and had everything we needed and more. The beds were all comfortable and they have plenty of linens. The bathrooms were clean and even had shampoo and soap in them. Thanks for having us.

check in was easy, the house was beautiful and spacious for our family and kids. kitchen was stocked with plates, cups, pans, and seasoning. nice bbq and covered area outside.wifi on vrbo email was not correct but a text to owner got us the correct info. access was easy, the address on vrbo map location is incorrect so be sure to type it in or it takes you past the road. the access down to the caney was amazing. nice walk and plenty of room to explore. the kids loved it. we saw deer and enjoyed the large porch morning to night. there was an unusual amount of wasps on porch though, may need to be sprayed or checked for nests.the rooms were cute and the kids space was great! they loved the arcade too. the beds were a little stiff for our liking but plenty of blankets, pillows and everything you need for them.thank for allowing us to enjoy your home and your beautiful land!

Great getaway and better than the photos!

This was an excellent place for the 3 families that we had staying here. I was concerned the living areas would be too small based on the pictures online but the living room, dining room, and kitchen were all very spacious. This location is definitely off the beaten path and secluded, but you can get to Walmart in Carthage in just 15 minutes. We really enjoyed some great sunsets and afternoon storms over the field and the evening lightning bugs and deer were a hit with the kids. Make sure you bring your big spray though - we all had some tick encounters after doing some fishing at the river! Thank you for a relaxing time away from the hustle and bustle!

July 4th Family vacation

July 4 weekend 2025Our weekend began by arriving at this beautiful farmhouse, followed by the arrival of our family from Texas. We spent the days playing hard and sleeping even harder on the fourth. We floated on the Center Hill Lake. The Chicago Cubs beat the St. Louis Cardinals 1 to 0. The Houston Astros beat the LA Dodgers 18 to 1. The Bottoms gang are cubby fans and the Stockdales are Astro fans. Bring on the World Series!!! It’s been forever since we had our families together. Thank you for providing a home for all to grow in relationship and create beautiful lasting memories. May God keep us all safe today as we all travel home. I pray that your farmhouse blesses many many more families. Sissy was a gem! She was able to get us an awesome picture to share! Work Retreat

Family visit

This property was the perfect place for my family to visit, from the beautiful home with plenty of space for the 14 of us to sleep. To the laughter we shared around the bonfire, the quiet and peaceful mornings drinking our coffee in the rocking chairs watching all the wildlife on the property. We all came there to revisit our child hood memories our mother was born in Nashville, our great grandparents lived in Pleasant Shade,and our grand parents lived in the Cordell Hull home where we visited frequently. When I came across this place on VRBO, I knew this was the right place to stay. Thank you for the wonderful memories. We would love to return on a yearly annual trip. Everything was perfect.

Great Place for a Family Reunion!

We really enjoyed our stay here, the house was spacious and the kitchen table was so nice because it was so large. The only thing we would suggest, (but strongly suggest) is for the owner to install some sort of blinds or shades on the downstairs windows. There were none, and the sun come beating down through the windows in the afternoon, making it very difficult to sit at the dining room table and not be blinded by the setting sun. It would also provide a sense of privacy at night because there is another rental house on the property. That was the only complaint I heard from our group, otherwise it was a wonderful place to stay.

80th birthday party

Our family were so impressed by Reason Ranch !! They have a million dollar view with the river right out front ! The house is stunning.. we all asked if it's for sale. Mr. Reason is so easy to work with. We had family coming from NJ, Arizona, as well as different areas of Tennessee for my husband's 80th surprise bday party. He was able to help our kids get in before we arrived to set up some decorations, etc. I never had a problem connecting with Bill. His awesome gal who handlers the house was coming off a vacation herself when Bill asked if she could do the house a little earlier so we could check in to decorate. Well, Sissy got there right when she got home and had it done that night !! She goes above and beyond what's expected of her. Her husband is so sweet too. And the groundskeeper,Terry is great. If you want to know where to go or what to do, ask him !! The river was great. It was a family day well spent there on a very hot summer day. And seeing different animals, deer and even armadillo. So come to the Farmhouse and enjoy a wonderful experience. It houses a lot of people. We had 12 adults and six kids 5-12. Plenty of things to do and time went by too fast..Fingers crossed maybe we can get back soon. We felt more like thier family because they make you feel that way. They have a small cabin there as well. 😊 The "Gizzy's" from Cookeville TN

Grace and Generosity!

Our stay at Reason Ranch was idyllic. We counted at least 20 different trails and hikes on the property itself. Children, dogs, and adults were all thrilled. In the middle of our stay came the snowstorm that made a beautiful place even more stunning. Cozying by the fire every night, we never had a problem with heat, power, OR WIFI! But the owner and (for lack of a better term) property manager Terry checked on us nonetheless. Can't say enough about how gracious and generous they both were in ensuring our stay was restful and peaceful. THANK YOU! We will be back when we can swim, fish, and boat the river!

Family Gathering

Titans Game

Beautiful, overly stocked house! Saw many deer, turkey, birds, and river otters on daily walks. Was an easy drive into Nashville for Titans/Chargers game. Would definitely stay again. Thank you so much!

Family vacation

Our family made many great memories during our stay. The kids loved the river—cold plunges challenges every morning! The yard was great for all types of family games. We enjoyed the surrounding small towns and the peace and quiet of the country.

Great Family Getaway

We've stayed ar Reason Ranch several times and absolutely love the property. Bill, the owner, is super accommodating and responsive. The house is beautiful and extremely functional for large families. The river is just steps away and the yard is huge for lots of play!

Much need military family reunion/ getaway

This is a great place for not just a family to come and have a great time, but three families who are friends because of the military. It was the same distance for all three families to drive, it was far away from the noise of the city and provided a relaxing getaway before my husband had to be shipped off. The kids had plenty of room to run and play as well as an arcade area for when the days were too hot or it was raining. The bunk beds were adorable and cute and we loved seeing all of them cuddle up next to each other while watching a movie. The front porch made me not want to leave just because I felt like I could sit there and rock until the days were over. It's not too far from anything as far as getting groceries or even going to a winery. We were also able to find a really neat pontoon that was cheap for All of us to enjoy a day on the lake. Not too far away. We will 100% be coming back again and hopefully this review will allow more families to utilize the home in the way that we did. Thank you Reason family!

Beautiful property with plenty of space to spread out!

We traveled from St. Louis for a wedding in Brush Creek with friends. Some of our other friends stayed at the second home on the property as well which made it even better. Very clean and beautifully decorated. Cozy and inviting. Unfortunately, the upstairs main bathroom’s bath/shower was out of service so it made getting ready a bit difficult but wasn’t a deal breaker. The host attempted to have a plumber out but it didn’t happen timely and the host was very apologetic. Definitely recommend this property.

The property was even better than the pictures. Picturesque setting . And the homeowners were wonderful to deal with. I would highly recommend this property for a family getaway to wind down and really just relax
