Nestled in the heart of East Texas, Familia Ball Lake House is located in the peaceful City of Ivanhoe, just 8 miles south of Woodville, and a short drive from Houston (2 hours) or Beaumont (1 hour).

Great place and location. Unfortunately we stayed over the weekend for a wedding and spent most of time offsite and were not able to partake in all the great things the property and lake had to offer.

Excellent Stay

We needed a place to stay for a last minute trip to the area and I’m glad I chose this property. The house was clean and well organized and the lake frontage is very nice.

Property ecactly as listed. Loved the lake access and paddle boards/boat! Would grealy recommend. Older people may have issues with all the outside stairs, but top deck overlooking the lake with fire pit for late night smores was a hit. Awesome stay

Quick weekend getaway

Cozy lake cabin loaded with everything one needs for the stay. Grocery stores and convenience stores nearby. Loved the views. Would have loved to use the lakeview room but it faces neighbors windows and no privacy (curtains/blinds to the side). Will be back!

I cannot say enough great things about this property. It’s a hidden gem. Our 7 year old didn’t ask about electronics the whole weekend, she had so much fun! My family cannot wait to go back.

Even better than the pictures

We were looking for a cottage experience to get out of the city with two little ones and this place was perfection. An easy drive from Houston, spotless ( and super comfy beds!) and loads of attention to detail. We spent our days fishing and swimming and the kids could jump off the dock into the lake. Roasted marshmallows by the fire at night. We’ve stayed at a lot of properties and we were 100% happy with our stay here. We hope to get back again soon! Thanks Bill for sharing your beautiful property with families like ours who need a quiet and nature filled break from it all . And for being so easy to contact!

Beautiful Serene Setting

The property was great. It has a spectacular view of the crystal clear lake. Everything was good. Nostalgic home. I actually contacted owner. Left Property Manager a message, she never returned my call. However, the owner responded almost immediately when I texted him. Very accommodating.

Relaxing near the lake

Communication with from the property owner was excellent from booking to checkout. The property is well maintained and clean. This is a very nice little house with lake access. One of the bedroom was custom built on the patio with view of the lake and is accessible from the patio sliding doors. A paddle boat was provided and we enjoyed a trip on the lake, especially the kids! If you like hikes, Big Thicket National Preserve is a short drive from there. When booking, we had not realized there was no dishwasher in the kitchen, but that was fine for a few days. Everything was provided to make us comfortable during our stay. We will book again next time we are in the area!

Serene Lake Spot

The backyard facing the lake makes the property special. The yard has plenty of shade and was comfortable and relaxing even in August. We kayaked and floated on rafts in the lake. It was a lovely lake weekend with family.

This is a third-generation house. My grandparents were one of the first to move into the community, and thankfully, not a lot has changed. Our family is so fortunate to have such an amazing heaven so close to Houston, and we would like to share it with you and your family.

The house is 3brm/2bath with an extra room with a set of bunk beds. 2 of the rooms overlook the lake and have their own private balcony.
