NEW AND IMPROVED 79 Kingston Dunes - Shipyard Sanctuary!

Construction is complete at 79 Kingston Dunes (as of 10/1/2023)! Shipyard Sanctuary is now a beautiful six bedroom, five and a half bath designer home, still an easy walk or bike ride to the beach! The common area on the main level of Shipyard Sanctuary is wheelchair accessible, and one bedroom and bath are also wheelchair accessible. (See “Additional Features” below.)

The main level has an expansive, beautiful great room including an all new kitchen with a large island that seats four, a spacious dining area, a large table perfect for games and puzzles, a family space with a big screen TV, and a half bath.

For sleeping or quiet time, there are three bedrooms on the main level, all with ensuite bathrooms, and each in a separate area of the home for added privacy! The main bedroom on the back of the house has a king bed and bath with double vanity and shower. A second bedroom has a queen bed and an ensuite bath with a single vanity and tub/shower combination. The third bedroom on the main level is wheelchair accessible and has an adjustable queen bed and accessible bathroom with grab bars and a roll-in shower! (See “Additional Features” below.)

On the brand new second level you’ll find three more bedrooms and a bonus room. The bedrooms are separated and very private. The first has a king bed and an ensuite bath with a shower. The second has two extra long twin beds. (Note, there is not a closet in this room.) The third is a bunk room with four built-in bunk beds. The bonus room is a large, fun space with a big screen TV, plenty of seating, and a dry bar with a microwave and beverage fridge. A hall bath with a tub/shower combination finishes the second floor.

Outside you can enjoy the pool (which can be heated) and an expanded pool deck, play corn hole and other outdoor games, have a meal, or lounge
in the hammock or Adirondack chairs. Have a great time relaxing and playing at this beautiful home in the quiet and private Shipyard community, all just a short walk or bike ride to the beach, Coligny Plaza, or Shelter Cove.

- Decals must be properly displayed on the windshield and passes visible on the dashboard at all times. Vehicles without a displayed pass or decal may be cited.
- ALLIGATORS ARE DANGEROUS. State law prohibits any person from feeding, enticing, or harassing alligators.
- Pick up pet waste from all common areas and properties.
- Do not feed wildlife of any kind within Shipyard.
- No swimming in lakes or lagoons.
- Cyclists and pedestrians shall use leisure paths where available. Automobiles have the right of way.
- Motorcycles and mopeds are prohibited.
- Parking on roadways or in yards is not permitted.
- Absolutely NO hunting or shooting!
- Absolutely no fireworks!
- Loud music or excessive noise is not tolerated at any time.
- Towels and swimwear may NOT be hung on porch railings.
