This is lovely property. Communication with Berlin was excellent. It was clean and as decribed in the listing. The sunset views are fantastic from the pool and The Point. We are a group of 16 adult friends and these two houses suited our needs very well and that is not so easy sometimes. Kitchen is well appointed for basic cooking needs. Having laundry on site was great, even just for wet towels. Our favorite part was how quiet it is and away from other people.

Wonderful pool and sleeping arrangements. Full kitchen.

This was our family reunion trip and we had a wonderful time playing and eating. It is close to the lake, float trips, and market. It was a wonderful stay with hiking, wildlife, and swimming.

Great place for a friends and family getaway

We thoroughly enjoyed ourselves. Our 80 year old birthday celebration was successful and our guests were very impressed with the house. We did see a long horn and two piglets! Although we didn’t use the pool, it looked very clean and inviting.

Family reunion

This was our second time staying at this property. The pool was wonderful. The beds were comfortable and the house was very clean. We loved seeing the longhorns and walking to the overlook. We had great family time.

Perfect for families

This was such a beautiful and peaceful place for a family get together. The kids loved the pool and the walks, including wildlife and farm animals. The houses were big enough for all us and clean. They even smell good. Definitely a place to revisit next time we're in Texas.

Family reunion

We had 12 in our group for a small family reunion. The property was great! Spacious and had everything we needed. We loved the longhorns The property manager was great and was readily available for any questions or needs. Definitely recommend.

Perfect for large families!

The main house provided plenty of room for 4 adults and 7 kids. The dorm room with 6 twin beds was a hit with the younger kids! The gazebo covered patio was relaxing and offered a beautiful view, and the large pool was wonderful! The guest cottage was a short walk from the main house, and offered a quiet retreat. We would definitely stay again.

I’m sorry you did not like the bed arrangement . Between the two homes we have a total of 3 kings, 3 queens, and 7 twins. I’m not sure which you felt was a double but what we state is what there is. Thank you for your stay!

Stay dates: check in June 12th check out June 14thProperty has potential to be an escape. Reason we chose the property was due to needing accessible amenities for my niece who is wheelchair dependent and to have everyone under one roof. Unfortunately, we did not foresee the that our stay would be spent trying to remedy lack of up keep and on failure of appliances. If you choose to book, the price point is well “below its competitors” according to the owner. Here is probably why; bedding lacks the comfort and appeal. Bring your own blankets and sheets. Pool area has some maintenance neglect. Grill area is directly in the sun and has a 2nd Weber grill to compensate for the main grills lack of capacity to grill for the 20 people advertised to accommodate. There was stated to be rackets, balls, toys, games, and other activities available to use. They were poorly organized and not maintained. Luckily we brought our own. Main issue that turned our stay sour was the main house fridge not cooling properly once we had unloaded and stocked nearly 1000 of groceries. Informed the owner, she did schedule a tech to come out and advised to use the other two fridges. One in the game room, missing pieces to the door to hold items and the other in the bungalow that requires a walk to access it. Spent a lot of time trying to remedy the inconvenience and asked to discuss a partial credit but was told no. If this is how business is ran, I cannot support it.

The houses and location were lovely. The only surprise was that the bungalow was a bit further from the pool house than expected, so we were more disconnected than I thought we would be.

Great family retreat

This was a great secure and secluded property with something to do for all age groups. If the pool isn’t enough for you, this property has a large game room with ping pong and goose ball table. Outside activities include swing set, basketball, volleyball, frisbee golf and plenty of hiking trails on this 20 acres. Was content just staying on the property even though lake and River sports close by. Would stay here again!!!!

Wonderful Annual Family Trip

This was our annual family trip and we had a great time. The pool was so refreshing and plenty big for us to have a great time playing water volleyball. The kitchen was well equipped and had plenty of counter space and room. The beds were very comfortable and we all slept well. All in all it was a wonderful time to relax and spend time together. Thank you for being so attentive to all of our questions.

Family Time!

My family had a great time together and there was enough space for everyone to retire to their own rooms. Four generations with grandmothers in the main house bottom rooms and then all the other family groups spread out upstairs and at the bungalow. We all had a stress free, fun time together. Loved watching the longhorns and enjoyed the beautiful scenery. Host was very responsive to needs!

Awesome place for like a 20 person wedding.

Great views! Really nice land owner! This place has 2 houses, plenty parking and a large pool with hot tub. Also, we enjoyed the longhorns on the property. The houses have everything you need down to towels, utencils etc. I also liked having the kitchenette in the gameroom. This place took the stress of a wedding off of everyone, because it was more like an enjoyable vacation.

This property is great for large families, everything was as stated, only issues we had with property was the yard upkeep, the whole place needed to be mowed. Could not really enjoy the POINT view because the grass and weeds (stickers) were pretty bad, overall everything was good

Amazing stay

We came from Austin, Chicago and New York. There were four generations staying here and we all had a wonderful time. The homes and grounds were perfect for our crew. we all enjoyed the pool, the hikes, the scenery, the play areas. the longhorns and pigs visiting us were just amazing, a true Texan experience. We visited Gruene, the caverns and zip line and fun was had by all. Berlin is the most gracious host and was a delight to deal with. We will be back!! Nancy L.
