We prioritize the comfort and experience of our guests, so before making a reservation, please take a moment to review the following friendly reminder to ensure the space meets your needs.

In British Columbia, especially in the Lower Mainland, basement suites are extremely common due to the housing crisis. It's estimated that around 90% of detached houses in BC feature basement suites.

This basement suite is a walk-out basement, which offers advantages compared to traditional below-ground basements. With larger windows and better access to daylight, the living room has an amazing view of the backyard, mountains, and valley.

However, there is one disadvantage to consider: Noise Transfer. The ceiling is the floor of the upstairs unit’s common areas, including the living room, kitchen, and dining room, so footsteps and human voices may be audible at times. While we cannot control this, we want to make sure you're aware. If you’re a light sleeper who is sensitive to noise, this may not be the best fit for you.

We encourage you to evaluate these factors before booking to ensure the space aligns with your needs. If you have any questions, feel free to reach out, and we’re happy to assist you in deciding if this space is the right fit for your stay.

The fully equipped chef's kitchen is ready for a fabulous feast, with everything at your fingertips: Refrigerator, powerful range, Versatile and efficient double oven, dishwasher, microwave, kettle, and toaster. It also comes stocked with silverware, bowls, plates, cups and glasses, pots, pans, children's dinnerware and all the cooking utensils and dining essentials you'll need. For your convenience, we provide salt, sugar, pepper, and oil.

❤ GUEST ACCESS
♦ Guests have full access to this basement unit and the concrete patio, while the upstairs unit, its deck, and the garage are off-limits. The smart lock allows easy access to the unit at any time during your stay.
♦ The backyard is a shared space with guests in the upstairs unit. Fire up the fun and share the warmth—make new friends from around the world, right here by the fire!
♦ Our property offers a cozy, welcoming space nestled within a friendly neighbourhood setting. While our neighbours are nearby, the layout still provides guests with a comfortable level of privacy to enjoy all the amenities and beautiful views. We kindly request that you maintain a respectful distance from our neighbour's property.

❤ OTHER DETAILS TO NOTE
Guests & occupancy
• Maximum 5 guests (adults and children combined)
• Only authorized guests allowed on the property
• Unauthorized guests will incur $800/person/night

No party
• Absolutely no parties or events allowed.
• Violation will result in a $3000 fine, immediate eviction, and possible police involvement.

Noise
• Normal indoor noise (talking, TV, music at reasonable volume) is permitted at any time.
• Outdoor noise should be kept to a minimum after 9 PM to respect neighbours.
• Excessive noise or disruptive behaviour at any time is not allowed

No smoking or vaping
• Smoking or vaping (cigarettes, cigars, e-cigarettes, marijuana, chew tobacco, or any other substances) is strictly prohibited anywhere on the property, indoors or outdoors.
• Violation will result in a $600 cleaning fee.

Pets
• Up to two well-behaved pets allowed with prior approval; $200 pet fee per stay.
• Pets must not be left unattended inside the house.
• Bring your pet’s bedding and feeding bowls; clean up after pets in the yard.
• Any damage caused by pets will incur additional charges.
• Unapproved pets will result in a $600 fine.

Cancellation
• Our cancellation policy is firm in all circumstances. Guests are strongly encouraged to purchase trip insurance to protect their trips.

Wildlife
• Bears may be present; please keep all food and trash indoors.

Security cameras
• Cameras are installed at main entrances for guest and property safety
• No cameras inside the house.

Safety
• Backyard beyond the fence has a steep slope; use caution.
• Home is not child-proofed; children must not be left unattended.
• By booking this property, guests agree that using this property, house, and contents is strictly at the guests' own risk. Guests agree to hold harmless the property owner and will not be held responsible or liable for any accidents, injuries, or claims arising from their stay.

Safety Guidelines
1, Our backyard includes natural terrain such as steep slopes and uneven ground, which may pose risks. To maintain a seamless connection between the outdoor space and the stunning natural landscape, there is no standard height railing in the backyard. Please exercise caution, especially in low-light conditions.
2, Parents must supervise children at all times in the backyard. Children should never be left unattended anywhere on the property.
3, Guests are responsible for their own safety and the safety of their companions while on the property.

By booking this property, you acknowledge and agree to the following terms:
1, You acknowledge the risks associated with the property and agree to release the host from any liability for injuries, accidents, or damages occurring within the property area (indoor & outdoor).
2, You voluntarily waive any and all claims you have or may have in the future against the Property Owner, its employees, or representatives (hereinafter referred to as the "Releasees") related to your use of the property.
3, You release the Releasees from any and all liability for any loss, damage, injury, expense, or other costs that you or your next of kin may suffer in connection with your use of the property, regardless of cause, including negligence on the part of the Releasees.
4, You agree to indemnify and hold harmless the Releasees from any and all liability for property damage or personal injury to any third party resulting from your use of the property (indoor & outdoor).

The view alone is worth it but add on wonderful accommodation and this place is a must stay. Clean and lots of space for the two of us. Great access to trails etc, it was better than advertised. Ashley was so easy to deal with and a pleasure to book with. We can’t wait to come back.

Exceptional!! Communication, cleaning , everything was top notch , host is super kind and communicative. View is amazing and location is so convenient. Grocery stop 5 mins drive and you feel disconnected from the rest of the world by just sitting in window of this beautiful place. Thank you Ashley for being so welcoming and attentive. We had infant and toddler and she let us stay extra 2 hours to pack in peace
