Original walls and gleaming wood floors in the first floor main living areas and bedrooms. Bright and cozy, this two-story property has plenty of charm and welcoming spaces for your Cape Cod getaway.

Enter a small, nicely equipped galley kitchen with refrigerator, range, microwave, toaster and drip coffeemaker.

The kitchen opens to a dining area with a table seating four. Beyond the dining area is the cozy living room with comfortable seating and flat screen smart TV with Netflix (stream additional content with your own accounts).

A door from the living room leads to a fantastic sun room with comfortable seating. This is the ideal space for your morning coffee, conversation or curling up with a good book.

Just off the dining area is the bathroom with tub/shower and conveniently located stacked washer/dryer.

Steps* from the dining area lead to the second floor.

The second floor has two bedrooms. The bedroom on the harborside has a queen bed, a desk and a ceiling fan. The other bedroom has two twin beds and a ceiling fan.

Air conditioning: There are three window air conditioners. One in the living room and one in each of the bedrooms. Please note: the sun room is not air conditioned.

The cozy indoor spaces are only matched by the peaceful and relaxing outdoor spaces. Have meals and drinks on the deck with dining table and chairs, lounge chairs and gas grill. Enjoy the wonderful enclosed outdoor shower just off the deck.

Gather around the fire pit in the evening to roast s'mores and tell spooky Cape Cod ghost stories.

Deeded beach access on Wellfleet Harbor is via a path down the hill and across the street--less than 500 ft from the property.

BONUS: Two kayaks available for tenant use.

Enjoy sunbathing, swimming, kayaking, beachcombing, fishing, amazing sunsets and watching the fishing vessels and pleasure craft glide in and out of the harbor. Tide permitting, follow the path along the shore to Uncle Tim's Bridge and walk to Wellfleet center and harbor for galleries, restaurants and shops.

Short drive to town center, Wellfleet's ocean beaches and freshwater ponds, the Cape Cod Rail Trail, live entertainment, Mass Audubon's Wellfleet Bay Wildlife Sanctuary and Cape Cod National Seashore sites, trails and beaches.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
