Whether you`re here for a weekend escape or an extended stay, you`ll have the entire home to yourself including a lush, meandering backyard garden and thoughtfully designed indoor and outdoor living areas.

Each bedroom has been carefully curated to ensure a restful stay, complete with fresh styling, overhead fans, and plenty of storage.

Master Bedroom: A tranquil escape with a king-size bed, large over-bed fan, a dedicated workspace, and beautiful outlooks to the surrounding greenery.

Bedroom 2: A queen-size bed in a light-filled, bohemian-inspired room with full wardrobe and large front-facing windows.

Bedroom 3: Another comfortable queen bedroom tucked toward the back of the home, featuring a large chest of drawers and an overhead fan.

Bedroom 4: Perfect for kids or additional guests, this room includes two single beds, a wall-mounted TV, overhead fan, and garden views.

Whether you`re visiting for a quiet weekend away, relocating to the area, or hosting family from out of town — this Kelmscott retreat offers everything you need to feel right at home.

You`ll have full, private access to the entire house and garden during your stay. While there are two locked cupboards reserved for private storage, there`s plenty of space throughout the home for your belongings. There are 2 bathrooms, a full laundry & we have included children`s toys and books.

If you need any assistance during your stay, our friendly property managers and 24/7 support team are available and happy to help. Please note that I won’t be personally available, but you`re in great hands with our dedicated team.

Please note that Bedroom 4 offers a completely private outlook onto an enclosed section of the property. This space currently serves as a functional utility area and reflects a more `rustic` natural state. While the view is functional rather than manicured, we have ensured that the room’s interior remains a quiet, comfortable, and premium retreat for our guests.
• AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.

• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.

• CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.

• COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.

• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.

• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.

• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.

• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.

• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.

• DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly.

• DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.Depending on severity and cost, we reserve the right to charge you an applicable fee for reimbursement and/or compensation.

• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.

• EXTRA CLEANING CHARGES: Extra charges will apply if the property is not left in an acceptable condition at check-out or if additional beds, bedding or linen are used.

• EXTRA GUESTS WITHOUT APPROVAL: If you have additional guests to what your booking details state, your booking may be cancelled immediately, and you will be required to leave the premises. No refunds will be issued.
