BEDDING CONFIGURATION
Six generous bedrooms — sleeping up to 16 guests.

· Bedroom 1 – King with ensuite
· Bedroom 2 – Queen
· Bedroom 3 – 2 x Bunk beds
Downstairs

· Bedroom 5 – Queen

· Living Area - Double (Fold Out Bed)
Please note: The ducted A/C vent is in the living area for bedrooms 5 and 6, this flows into these bedrooms.

NOISE AND BEHAVIOUR
Please note our properties are designed specifically for larger groups, however they are not party houses.
The guests agrees to:
- Have no more than the agreed upon number of occupants at the house.
- Not have any party, event or function.
- Please note we do cap the adults at our houses, but can take groups of all adults on request (we accept corporate and retreat style bookings)
- The lead guest is responsible for the group conduct – we ask that everyone abides by local laws and rules including conducting themselves in a manner which is not a nuisance to neighbours.
Noise
- You are welcome to use a speaker ‘UE Boom 3’ size or similar at the property at a reasonable level. We work on a one warning basis, so if there are neighbour complaints we will ask you to turn this off.
- QUIET HOURS: Between 10pm and 7am, no speaker is permitted between these time.
- DJS are not permitted onsite at any time.Fireworks are strictly prohibited at all properties.
- Security does monitor the property and can be called for an undue noise complaints – please note this is a $250 call out fee each time if they do need to attend.
**Please note we do not usually accept check ins/outs on Saturdays.
If the owner does approve this on request, Thursday - Saturday or Saturday - Monday, the weekend rate applies.
This need to be manually set on the calendar so please be aware we will change this over once you have sent through a booking request. This is due to the higher rates for cleaning on Saturday. **
Please be advised the shed on site is permanently let. However, these tenants have no access to the main property and cannot access the private rented areas.
