1 x Bedroom with a Double/Single Bunk + Regular Bunk Bed with a Full Bathroom on the same level

2 x Bedrooms with a Double Bed
1 x Bedroom with a Bunk Bed (Double/Single) & Trundle bed

The Cabin offers a private retreat away from the main house, and is self contained with a bathroom and lounge.
2 x Bedrooms with a Queen bed
1 x Bedroom with 2 Single beds

The Studio is separate from the main house, but only a few meters away, with
1 x Queen Bed and it’s own ensuite (great if you like to sleep in)

The entire property is for your exclusive use during your stay.

This is a beautiful acreage that is set just 3minutes from avoca beach and 5minutes from terrigal.
Local fruit barn and deli at the end of the street or a full shopping centre just 8min drive away.

NOISE:

This is a strict no party house, bucks or footy weekends. We understand that every group is different, but we do not make exceptions.

The property is in a Environmental Conservation Zone area and council regulates outside noise, to ensure the valley stays quiet and neighbors aren’t disturbed. Although this is a 2.5 acre property, sound travels and is amplified in the valley.

Please keep in mind:
- There is no music allowed outdoors at any time.
- There is no noise allowed outdoors after 10pm, its best to move the socialising indoors after that.

We use NoiseAware technology to monitor the decibel levels outside the house.

In cases of noise complaints that are not addressed on request, we reserve the right to use contracted security patrol cars to remove all guests from the premise mid-stay with no refund.

All booking requests need to include confirmation and agreement to the 10pm noise curfew outside.


GUEST NUMBERS:

Please ensure you have the correct guest numbers so that we can provide enough linen/towels.
There is a charge for all guests after the first 10 guests ($60/person*nights of booking). This is already included in the price, unless there’s changes to the initial enquired guest numbers.
