Guest Access:

You will have access to the entire house. Guests will not have access to the back shed.



The Neighborhood:

Perfectly positioned for a peaceful getaway while remaining close to everything the Surf Coast offers. This property is 7 minutes to Torquay township, a short drive to Bells Beach, Jan Juc & Great Ocean Road and provides easy access to walking trails and nature reserves. Bellbrae is known for its privacy, space and calming rural ambience—yet it’s incredibly convenient for beach days, dining, shopping and coastal adventures.



Getting Around:

A car is needed to get around.



Other Things to Note:

We understand that larger groups naturally create more activity around the property. To ensure a comfortable stay for everyone and to respect our neighbours - please acknowledge the following house rules before booking:

Noise: Outdoor noise must be kept to a minimum after 9pm year-round. You’re welcome to continue to use the alfresco and pool area but music/noise must be stopped. If you'd like to continue celebrating or listing to music you're welcome to do so indoors with doors closed to help manage noise. Failure to observe this rule and causing disturbance to our neighbours may result in immediate termination to your booking with no refund. A noise monitor is located within the outdoor area to ensure this is adhered to.

Damages & Breakages: Any damage caused during your stay will incur a fee equal to the full replacement or repair cost of the item.

Booking Requirements: You must book for the correct number of guests staying at the property. If additional guests stay without being included in the booking, a $50 per person, per night fee will apply.

Checkout Time: Checkout is strictly 10am unless otherwise agreed in writing. Our cleaners are scheduled at this time and billed hourly. Late departures will incur a $55 per cleaner, per hour fee.

BBQ Use: Please clean the BBQ after use. A $50 fee applies if left unclean.

Smoking/Vaping: Smoking or vaping inside the property is strictly prohibited.

Pets: This is a pet-free property. Any evidence of pets will result in an additional fee.

Pool & Trampoline Use - Guest Liability: The pool and trampoline are used entirely at your own risk. By staying at this property, you acknowledge that CP Property and the property owner accept no liability for injuries, accidents, or incidents arising from the use of these facilities. Children must be supervised at all times.
