🏠 Property Layout & Privacy Note:

Please note that the homeowner resides in a completely separate basement apartment on-site. The main house and the basement have entirely independent entrances, separate ventilation/spaces, and there is absolutely no shared indoor area or contact between guests and the owner. Your privacy is our top priority, and this note is simply provided to set clear expectations before your arrival!



Self Check-in: You will enjoy a completely keyless entry experience using a secure smart lock. A unique access code will be generated specifically for your stay.

To ensure a safe stay for our guests and protect the property, a secure online identity verification is required prior to arrival. This process includes providing a government-issued ID, a matching selfie, and credit card details.



By confirming your booking, you agree to our rental terms and acknowledge that this verification must be completed to receive your check-in instructions and access codes.

Getting Around:

Getting around Colorado Springs is most convenient by car, and you will have access to free parking right on the premises for your ease. While the Briargate neighborhood is very walkable for local errands, we recommend having a vehicle to explore the wider region. The Colorado Springs Airport is approximately a twenty five minute drive from the home. For those using public transit, local bus routes are available within the city, though service is more limited compared to larger metropolitan areas. Ride sharing services like Uber and Lyft are readily available throughout the city for your convenience.

🔒 Security Deposit & Protection

• We require a refundable security hold of $1,000 on your card for damages (released after checkout) OR you can opt out by purchasing damage waiver coverage for a non-refundable $65 fee.



• Laundry Access: A washer and dryer are available on the property (located behind the host quarters' barn door). Guests are welcome to use them, but access must be scheduled in advance with us.



🚫 Strict Property Violations & Fines

• No Smoking: Smoking is strictly prohibited inside the property. A $1,000 fine will be applied for any violation.

• Unauthorized Guests: Only registered guests are allowed on the property. A $500 fine will be charged for each unauthorized guest.

• Quiet Hours: From 10:00 PM to 8:00 AM per city ordinance. Please respect our neighbors during your stay.



👤 Age Requirement

• The primary guest must be at least 21 years old. We cannot accommodate reservations that do not meet this requirement unless prior approval has been explicitly granted by our team before check-in.



🐾 Dog Policy

• Fees & Limits: Well-behaved dogs are welcome with a $75 pet fee (maximum of 3 dogs). All dogs must be approved by our team before check-in. No other animal types are allowed unless they are certified service animals.

• Yard Restrictions: Dogs are not permitted to roam freely in the backyard garden. Please use the front yard area for bathroom breaks and outdoor time.

• Waste: You must clean up after your pet immediately and dispose of all waste in the large outdoor trash bins.



❄️ A/C & Cooling Guidelines

• Central A/C units must be kept at 68°F (20°C) or above. Due to the climate's low humidity, setting the thermostat lower can freeze the unit. If it freezes, it takes 24 hours to defrost before a technician can service it.

• Tip: Summer evenings are beautifully cool here—simply opening the windows will provide excellent natural cooling!



🛡️ Security Cameras

• For your safety and property security, the exterior is equipped with two Ring cameras (one monitoring the driveway and one monitoring the front door). There are absolutely no cameras inside the home.



🌲 Important Reminders

• Wildlife & Trash: All trash must be kept secure inside the bins. Never leave trash or food outside overnight, as it attracts active local wildlife.

• Sleeping Arrangements: Please review the bedroom layouts and bed configurations prior to booking to ensure they fit your group's needs.

• Services: Unlike hotels, we do not have 24/7 onsite maintenance or housekeeping staff, but our local support team will address any request as quickly as possible.

• Fees: Please refer to the Rental Agreement for a full, detailed breakdown of all guest fees.
