No need to worry about the hassle of finding a rental shop and spending more of your vacation budget. Our home is truly turnkey, allowing you to step right into relaxation and excitement without a second thought. FS3 is an ADA compliant accessible home designed with comfort and convenience for all of our guests. Enjoy the ultimate stress-free getaway, making memories right from the moment you arrive!

OUTDOOR ACTIVITIES ABOUND: In case you want to rent a boat, get your fishing supplies, it couldn’t be easier; Parkway Marina is right next door. Or if you choose to bring your own boat, the Parkway Marina boat ramp is as convenient of a boat launch that you can get. Dock your boat on our 27’ long floating dock.

Spend your days relaxing in the sun and shade on our expansive 2300 sq ft dock, just steps away from your favorite beverages and food laid out in our dock house/bar with a fridge. There are five separate seating areas that offer shaded areas as well as full sun along with a resort-style over-the water hammock to fully relax and enjoy your day. Four ceiling fans to keep you cool on hot summer days. Enjoy your favorite music on the dock with our new SONOS 6-speaker system. You decide what music plays from your own favorite smartphone playlists.

No need to go in once the sun goes down, The Fun Spot 3 provides outdoor living at it’s best with lighting on the dock, patio, and deck spaces to keep the fun going on into the night. Flood lights installed to fully illuminate the water while you continue swimming or lounging on your favorite water chair! And if you are the unfortunate one that has to take a work call or log in…for just a “minute”…no need to run up to the house, the high speed 1GB internet speed will keep you connected while you enjoy the best “office” views of wide water and mountains.

SPACIOUS INDOORS: Need to accommodate several families? Each bedroom has its own private bathroom and outdoor space for personal relaxation.

Located on the main floor, the brand-new ADA-compliant Queen Suite Bedroom and Bathroom ensures ease of use with features such as a spacious roll-in shower, grab bars, an accessible vanity, and ample turning space.

Additionally, our home offers an ADA-compliant wheelchair ramp at the front entrance, accessing the main floor living areas and outdoor deck and screened in porch. The wide doorways and open floor plan further enhance accessibility, making it the perfect retreat for those seeking a comfortable, worry-free stay.

Need to entertain kids of all ages? Between the air hockey, foosball, ping pong and pool tables, the arcade, the dedicated gamer station, and the theater room, we’ve got you covered.

CHEF SPACE: Our fully renovated kitchen, dining room, and living area have been designed with large groups in mind. We’ve doubled everything -- ovens, dishwashers, ice makers, and refrigerators -- and added a 12-foot island, tons of pantry storage, and seating for 20 to meet your large group’s needs. Whether you cook inside on an oversized 6 burner cooktop and 3 ovens or outside on the deck at the BBQ island which contains a 5 burner XL BBQ, two-burner cook-top, and refrigerator, you won’t need to go far for your food or favorite beverage.

UNIQUE LAKE LIVING: There simply is not another vacation home on the lake that offers the combination of wide water and mountain views, activities, luxurious outdoor living, entertainment, and comfortable accommodations for large groups. The Fun Spot 3 offers over 5,600 square feet of spacious home luxury with unparalleled wide water and direct mountain views. The outdoor living spaces – dock, deck, and patio enjoy panoramic east to west sun all day long, and cool evening shade making for a comfortable outdoor dining experience each night.

FS3 lake side location is ideal in many ways from the wide water and mountain views, quiet nights at the end of the peninsula, and if that isn't enough, then come the Fourth of July you can enjoy ideal "Front Row Seats" for the spectacular, and well known, Parkway Marina/Saunders Volunteer Fire Department Fireworks Show! (SMLfireworks.org) Fireworks are launched on the lake directly in front of you as you take it all in from the comforts of the deck, patio, dock, or even indoor seating areas!

Driveway can accomodate approximately 14 cars.

Fun and Games:
The entertainment room/lower level is all about gathering for fun and games. The home theater provides two rows of oversized leather recliners, the third row provides bar stool seating which allows you to watch the TV, dine on some food, while you wait for your game table to play! The arcade table makes for some rowdy competition with 25+ of your favorite nostalgic arcade games, including Ms. Pac Man and Donkey Kong and so many more. More friendly competition happens around the foosball table, air hockey table, darts, and outdoor ping pong table. The wet bar provides bar seating for 8, a full size refrigerator, dishwasher, and microwave. Now imagine all of this entertainment and fun with the 5 speaker SONOS sound system filling the room with your own music playlists!

Out on the “upper” patio, off of the lower level entertainment room you can enjoy hours of Connect Four, Jenga, Ping Pong, and Corn Hole tournaments...rain or shine…night or day… since their is a lighted ceiling overhead with fans to cool you down on a nice warm day or evening!

Bring your competitive spirit up to the main floor, where you’ll enjoy the FS3 Taproom - our billiards room with bar, beverage refrigerator, and built in ice maker for hours of fun and laughter. Or if you prefer play to the backdrop of your own music once again with the Pool Room SONOS speaker.

Outdoor Living:
The expanded deck (1250 sq ft) provides you with ample gathering spaces with unobstructed mountain and wide water views. Enjoy your morning coffee on the deck or screened-in shaded porch, both provide comfortable seating options. Grab your favorite dinner prepared on an oversized, built in, 5 Burner gas grill, double burner cook-top and don't forget to grab your favorite beverage from the BBQ island beverage refrigerator. Just steps away from the BBQ serving island your family and friends can all comfortably gather together to share a meal in a spacious, 20 seat dining area that enjoys early evening shade for your dining pleasure and plenty of beautiful, scenic views. Two large over-sized, tiltable umbrellas can provide shade during the day.

Steps down from the deck, you’ll find yourself on a beautiful paver "upper" patio with additional seating options. One of which is a resort style “day-bed” lounger set off to the side for a relaxing area to yourself. Make sure to remember to bring your graham crackers and marshmallows for an evening by the firepit on the "lower" patio - a total of over 2,000 sq ft of patio to enjoy the beautiful outdoors and views of Smith Mountain Lake. Yes, we provide plenty of S’mores sticks as well! If that isn't enough different seating area options then add to your list a hammock for your afternoon naps alongside the shoreline to fall asleep to the waves and leave you the most relaxed you’ll feel all year!

If The Fun Spot 3 is still not large enough for everyone, then we have a solution for you. The Fun Spot 3 is located just two miles down the Smith Mountain Lake Parkway from the popular Fun Spot 2 vacation home, which can also be found on VRBO (Property ID# 1687655).

Sleeping Accommodations:
There are 6 bedrooms with 3 king beds, 3 queens, and 4 twin beds in the main house. The private dockside cottage has a queen bed.

In Fun Spot 3's lower level there is an over-sized bunk room with 2 twin-over-full bunk beds and two queen beds. This room has its own full bath, flat screen smart TV as well, so it makes for a great kids’ domain or for those larger adult gatherings.

The main floor which has ADA compliant accessibility offers a large Queen Suite accessible through oversized 36" door. Access the ADA compliant bathroom through a 36" door for a roll-in shower with a wall mounted drop-down shower seat and full wall safety railing. Large open floor plan includes a two sink vanity one of which is an ADA compliant vanity.

Top floor has three more suites with king beds, each with a private balcony, and newly renovated bathroom. Suite 1 has a king bed and water-front balcony, Suite 2 has a king bed, a water-front balcony, and Suite 3 has a king bed and private balcony overlooking the side and front yard with trees.

Dockside Cottage:
Located next to the dock and separate from the main house, the cottage provides its own private get-away for members of your group. Like many tiny homes, a circular staircase provides access to the loft where you will find a queen bed; the lower level has a full bath and kitchen. The cottage provides convenience for those that like to spend the entire day on the dock. Just a few steps from the dock you can brew your morning coffee, put out a great lunch, or blend a terrific afternoon cocktail.
