Come stay with us in our gorgeous 10 bedroom property, overlooking the 8 peaks of Sunday River!

Relax inside by one of our two cozy fireplaces, or outdoors in one of our two 8 person hot tubs.

Plenty of games for entertainment, including a pool table, Foosball table, and poker, along with a 10 person in home theater.

Enjoy two kitchens and dining areas. Space for the whole family!

Convenient garage space for all your winter equipment.

Our two property managers, Tim and Donna, reside below the pool house. They are responsible for maintaining the pool and hot tubs and for emergency maintenance. Their apartment has its own separate driveway and you most likely won't even see them while you are there!

Tim was an excellent host, going above and beyond to address a few small issues we had during our stay. The house is well set up for a large group (we had parts of 8 families during our stay), with plenty of activities such as ping pong, foosball, a poker table and the hot tubs. Sunday River was an easy 9 minute drive. We really enjoyed our stay!

great for family gatherings

This is the perfect house for my family's summer reunion. The manager was very responsive and helpful. There are so many great spaces to gather. We especially appreciated having two kitchens and my younger cousins spent a lot of fun time in the pool. Thank you so much!

Great for large group and large families.

At first, a little disappointed in homes exterior condition, but once we were moved in completely forgot about that because to property was so great for large family vacation.

Great group house!

Listing matches reality quite well. Our group was happy to have so much space and a great location for Sunday river skiing. The host was very helpful and responsive, and was the most proactive host I’ve ever had when it comes to managing snow fall on the property to make sure we could get in and out

Lots of room

There was 16 adults that enjoyed all the space and amenities. It will be hard to find another place with the amount of space that we had for future reunions.

Amazing home for large groups

We had an amazing stay at this property in Newry. It was perfectly located, only being a 10 minute drive to Sunday River. There was a ton of entertainment for our group, and Tim was an incredible host who was always responsive and available. We will definitely be back!

Thanksgiving trip 2024

We had a family group of 14 this year. This home is very large, every room has a private bath, a movie theater, 2 hot tubs, spectacular views of the mountains!! The home was large enough to accommodate our group. The host was excellent with communication and addressing our needs! Very nice stay! I would recommend this place to large families with children! Tim and Donna our hosts were lovely!

Family vacation

Relaxing time, even with kids

Can’t beat the views. There were baby gates for the little ones, plenty of space, running around and entertainment for us and the older kids. It was such a great time.

Great views and location

Overall the house is great…lots of rooms for large groups. There are lots of minor repairs thst need to be done, the deck and pool deck need work. Tim is great and took care of what issues we needed to have fixed. Overall we had a great time here!

Mountainside family getaway

Every year I plan a trip with my family/close friends. I can honestly say this year was the best experience we had. We had an awesome host, he always checked up on how we were doing and heated the pool daily for us, I actually had the privilege of meeting Tim, one of the owners, and he was a great guy. The view was amazing and the property was well maintained. My family and I would love to come back to this property in the future!

One important thing the listing does not mention, owner lives in the premises and keeps an eye on everything. House was nice overall, our family really had a great time. Location is great, awesome pool, amazing views. House looks like a club, it does need a lot of small maintance repair but nothing major. Tim was very nice and quick with all the questions we had. Overall it was a nice experience.

Great set up multi-family friends trip!

We had a large group of friends with all different aged children and the set up was great with stuff to do for all ages, foosball and pool table for older kids and swing set for the littles, the media room and pool was fun for everyone. Like other reviews have said the property manager lives on premise under the pool house. He was there at check-in and when we needed him when the A/C and oven acted up, but other than that gave us our space. I would recommend that the main property description include a note explaining the arrangement. Tim was responsive and we could tell he really cared about our stay and wanted us to enjoy the place.

The house is incredible for a large group to enjoy a vacation, you can't deny that. But, overall it is in disrepair and we experienced multiple safety incidents during our stay. There were broken tiles in the entryway, one which got stuck in a child's foot. A terrible infestation of bees, three of us were stung towards the end of our stay and it made the outdoor areas unusable. Also upon our arrival the property manager informed us of a recent water leak in one of the ceilings that they were in the process of fixing but hadn't had time to complete the repair yet. The problem was that there was mold growing in the ceiling and that is just unacceptable to allow guests to stay in the house while there is mold. On top of the safety issues there were broken appliances, light bulbs out, dog hair in carpets and bed sheets, broken cabinets, busted fridge drawers, slider doors that barely opened, non-functional shower heads, etc. I could go on.We tried to resolve this directly with the property manager not wanting to write a bad review but eventually they put the blame on us for not letting them know about all of the issues sooner. I'm sorry, but it's not our job to provide a report of all of the issues. It's their job to know what condition their property is in and keep up with maintenance and repairs.We were never able to resolve the issue and they told us to "go through VRBO" so here we are. I cannot recommend anyone stay at this property.

Wonderful for a large group!

This house was perfect for our group of 20. It is in a beautiful area (excellent hiking outside ski season!), and has enough space and amenities for a crowd. We appreciated the two (!) kitchens, the grill, the foosball/pool table/poker table, the numerous bedrooms and all the hangout spaces. Tim was very responsive and friendly. One minor item that could be improved is that the kitchen knives were quite dull.

Peaceful Getaway

Tucked away, yet close to shopping, restaurants and fishing the house was a great location. We were able to have a nice relaxing week using the pool and hot tubs available and with the spacious house, it made it possible for a family of 19 to have their personal time as well. The property owners were very accommodating. Great place for a nice, peaceful vacation!
