We are a boutique Guest House in the heart of 12 South. We provide complementary local coffee in every suite. Our location is in one of the best neighborhoods in Nashville. You can walk to just about anything you may desire. If you want to just sit, have a drink and people watch, we have a seat for you on our balcony overlooking all of the action on 12th Ave South. 12 South is a leafy residential neighborhood known for its bungalow style homes , It has fine dinning restaurants stylish designer boutiques and stores with vintage wares . It has a park and in season Farmers market and the iconic "I Believe in Nashville " mural . It is one of the most walkable neighborhoods in Nashville. We are home to Reece Witherspoons store Draper James , and Holly Williams store Whites Mercantile . Rent a bike or walk the fun streets we are excited to have you in the most popular neighborhoods in Nashville.

You can walk to most everything. When venturing downtown, you can use the HOP on HOP off Trolly , Uber, Lyft , we also have bus transit.

Please note this building is in the very heart of 12 South in Nashville. We are not responsible for any uncontrolled variables outside of this building such as noise, private or public events, construction, etc that may be happening outside at the time of your trip. This is a multifamily complex whose ownership controls the amenities/common areas and exterior/shared interior spaces.
We strive to deliver a wonderful stay and experience on everything we can control within the apartment itself to ensure you have a fabulous time in Nashville!

Weekend getaway

Overall nice room in a great location. Easy to access anything we wanted to see or do. My only issue was that the hallway smelled strongly like Marijuana smoke for our entire stay. Someone in another room was the cause of that, so can't fault the host for that. Otherwise, it was a very nice trip.

Location location location

Adorable neighborhood and right in the heart of it all. Great shopping, food and unique shops. Very friendly. Construction next door definitely “present” 7 am Monday and maybe even Saturday too (was up that day so don’t remember). Highly recommend

Conference weekend

My husband and I enjoyed our stay in Nashville. The apartment was well maintained, tastefully decorated, and had an adorable balcony that allowed us to take in the street activity and people. The location was very convenient to the downtown area that we were traveling to each day but also was a nice area to walk and enjoy coffee shops, restaurants and boutiques. There is currently construction going on next door that begins about 7:00am on weekday mornings but the project will add to the area when it is complete. We look forward to returning to this property in the future.

Not able to have a full night rest!

This location was a disappointment. The apartment is ok but the construction next door was a nightmare. We were awakened by a generator that allowed the water pumps to drain (due to heavy rain during the day) the construction site starting at 4am. Drilling started at 7am. After a full day of traveling and business meetings, sleep was much needed. The property should be forthright letting the potential guests know that there is extremely large structure being built right next to the rental. Construction starts at 7am to 5pm with large excavators and rock hammers working from Monday thru Friday. I brought this up to this location and was treated like no big deal after losing two nights of sleep. I would not recommend this location at all. The whole purpose of renting a location at the least is to get a night's rest.

Delightful apartment in the hub bub of 12 South

Clean, updated apartment with a sweet little balcony. Perfect location for walking to get a cup of coffee, a bite to eat, a cocktail or do some shopping. A very comfortable bed with fantastic bedding. We look forward to returning!!

Perfect location

This was the perfect location to stay for my son’s pharmacy interviews at Lipscomb and Belmont. The neighborhood was fun-places to shop, eat and have coffee. Downtown was a short Uber ride away. The owners gave a lot of fun suggestions for food and things to do. Thanks for sharing your place with us.

A/C didn’t work, but weather wasn’t too hot. Location is amazing with walking distance to restaurants/shops. Close to Universities.
