IMPORTANT HOME NOTES:

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Primary guest must be 25+ years old and present throughout the entire reservation.
- Parking on the Street/Parking Lot Only
- Tenant Occupancy (6) Day and Night unless a written exception is given.
-This is the ground-level unit of a multi-family home.
- Noise from other units, neighboring homes, and beachgoers should be expected.
- Although somewhat rare, the patio may be shared at times with the Owner/Owner's Family.
-Please review house rules regarding noise, day/nighttime occupancy, etc.
- This ground-level home has 2 single stairs (8 inches high) along the outside walkway. Once inside, there are no stairs between the patio and the home. This home is perfect for those with mobility issues.
- Laundry is shared and is Coin Operated.
-Crib/Pack n' Play & High Chair must be requested prior to your stay.

Spring getaway

This was the perfect spring break location on the sand. We were close enough to the action, while still have a quiet getaway. The host was helpful and gracious. We hope to stay again.

Quiet Oasis in the craziness of Newport

I decided to take my teens and check out Newport for the first time. I had no idea how crazy it is for the 4th. This beachfront house was the perfect location. A quick walk down to the shops and excitement, then back up to families and sweet neighbors enjoying the beach. Couldn’t have asked for a more perfect spot to relax.

Wonderful stay

We stayed at the property for four nights. The owners were extremely helpful and even saved us a parking space. The house was clean, cozy and updated. The backyard was literally on the beach. We enjoyed great weather and beautiful views. Thanks to Gary and Nello for sharing their beautiful property. We hope to return.

Great Location on the Beach

My family and I had an amazing week in this rental :) The view from the patio was amazing! We utilized the use of the bicycles in the garage every day to cruise to the local piers. All the beds were very comfortable- even the pull out couch. The place was clean and well equipped. Even though I didn't need to contact Gary during our stay, I knew that he was available if we needed anything. We would definitely rent here again.

Very Dirty

Great location although parking not always available. The cleanliness was horrible. There was left over food in oven, kitchen in disarray, bedding thrown in a wad in the closet. Someone else’s clothing behind dresser, dirty furniture, worn out towels and general unclean feeling.

Out Dated

The condo was clean but very outdated and required new carpeting. Staying in this VRBO was very limiting could not have guest over, parking was terrible and the rules of this condo were a bit over the top especially what we paid for the two nights. I think the company representing the condo should be more up front on the rules of staying in this VRBO.

Wonderful pre-Christmas Vacation

My family and I had a wonderful time at this vacation rental - the perfect, pre-Christmas getaway! We traveled from western Oregon, so the mid-60s, sunny weather was a real plus. The rental was very clean and completely comfortable for our family of four. The owners were very quick to respond to questions and very pleasant in all interactions. We used the beach chairs, cruiser bikes, lounged on the patio, watched our younger son use a boogie board and play in the ocean right in front of us, with dolphins swimming by - that was a thrill! Both of our sons took a surfing lesson in nearby Huntington Beach (and a seal joined them for the lesson). We spent a day at Disneyland and a day at Universal Studios, and all locations were easily accessible from this location, and it's only about 15 minutes from John Wayne airport too. Plus, we were in town during the Newport Christmas Ships Parade, and seeing those beautiful boats was a real pleasure for my boat-loving husband. This rental was a great location for really enjoying what Newport Beach has to offer and I would definitely stay here again and recommend it to friends. Thank you, Gary!

Perfect Location

This property was great. Clean, beautiful location right on the sand. Less than 2 miles from shops, restaurants and bars. Bikes were available and it is a quick ride to the grocery store. Owners were friendly and on the property most of the week we were there, one of the owners was staying in the upper unit. They were doing work in the garage and bringing in new patio furniture which was very nice. Parking was okay, if it is important for you to have a garage to park in , then this is not the property for you. You must park on the street or pay for parking in the city parking lot which is directly across the street from the property. During the busier times (summer months, parking would be difficult). Also I would suggest you bring hand towels and washcloths as they only provide 2 of each. There are plenty of bath towels and beach towels. We had to wash a lot of towles during the week. Overall, this property was great. We would stay here again! Loved it.

Fantastic Vacation

My family and I loved this property-it was the perfect setting for our first 7-day beach vacation. I can’t say enough about the experience or the property. I felt completely at home the minute I walked in with the windows opening allowing the ocean breeze to fill the main room. The view-breathtaking. The bungalow was appointed with everything we needed for the week-all we needed to bring was a swimsuit and sunscreen. There are beach chairs, body surfing boards, bikes, sand toys and an umbrella in the garage. The owners are fantastic. They even had a parking space close to the property saved for us when we arrived to check-in. The location is perfect. The beach was never busy, even on the weekend. It’s close enough to the Newport Pier to ride bikes when we wanted to be close to the action, but far enough away that there was nothing to do but relax at the shoreline or on the patio as my six-year old grandson played nonstop in the sand right outside the patio. At the end of most vacations, I’m ready to head home, but on check out day, we squeezed out every last minute we could-we did not want to close the gate and walk away. If you are looking for a wonderful home for your Newport Beach stay, this is it. Enjoy!

A+ location

We were very pleased with out stay at this property. Everything was as expected and as described in the listing. The location is phenomenal, right on the beach, no walkway between you and the water- just sand :) It felt very private and quiet. We loved the extra beach toys and bikes that were available in the garage. There were plenty of towels to get us through a 4 night stay for 2 adults and 3 children (beach and shower). I was worried that parking would be an issue but we never had trouble finding a spot on the street. If you stay here with kids just know that it is not a walkable distance to the pier but the privacy and peace that you get being further away is worth it. Things that I wish I had known: there is no dishwasher but when we stayed we did find some paper plates available in the unit which decreased the amount of time we had to spend washing dishes. In the kitchen there is a coffee maker and tons of coffee filters available as well as cooking spray and some basic spices- which was nice to not have to buy all that stuff for a short term stay. The only thing that I would suggest as an improvement was the bedding was kind of run down and stained- specifically the extra blankets/pillows that were available in the closet for the pull out couch. It was just kind of old and gross but not a game changer in my opinion. We would definitely stay there again.

Overall not worth the price,least favorite beachfront experience

We stayed Dec.23 2018-Jan.1,2019-9 nights-It’s a good unit,great view and beach access. No dedicated parking,crowded public street parking if available. I would be more specific in the ad for laundry it’s a coin-op shared laundry not in unit(I wasn’t expecting to bring quarters) First few days we were a bit on edge with the mice situation,definitely some clawing in the walls of bedroom but didn’t hear after 3rd night. We enjoyed relaxing quiet time for 2-3 days after that,till the arrival of upstairs occupants for the remainder of our stay. It’s quite loud from downstairs with heavy foot traffic and the sliding patio door at all hours. It was quite awkward to relax on patio with people overlooking you on their patio,so we didn’t really get to go out much. And having people from the upper unit come on the lower patio(which is suppose to be for only you)right in front of main windows,always walking through ,hanging out and using bbq made us keep the shades down and not enjoyable or comfortable to lounge privately inside or out watching the ocean. Wasn’t the romantic ,relaxing nor quiet private week we were hoping for. Hope this helps for future guests.

Great Location

The location was nice. We had two vehicles and parking was extremely difficult. We stayed for 8 days. The beach was fairly quite in front of the house, which was nice. We felt the house could have been cleaner. The carpet felt very dirty and there was at least an inch of dust on vents. The house was supposed to come supplied with linens for 5 people (8 days). We literally got 5 bath towels, 5 beach towels, no wash cloths, no dish towels. In the middle of the week, either the property manager or the owner came by and took 1/2 of the chairs that were on our patio and kept them for the rest of our trip. That left us short, on chairs.

Beautiful & Quiet Newport Beach Property

It was a pleasure to work with Brandon and Tower 17 Properties securing this rental for our family. We had long awaited this vacation and time with family and close friends. The details of the property outlined in the VRBO were on point. The cottage was comfortable and clean. Beach access right in front of the cottage made it easy to walk right out to the beach and settle in. The owner provided chairs, volleyball nets, towels, bicycles which made it easy to relax. You should know that parking is crazy but the owners were very helpful to us and helped secure some spaces prior to our arrival. It was helpful to manage my expectations since we rented during the 4th of July which makes parking more of an issue. We did have an issue with the cable box but the owner did send someone to fix it after a text. Overall, I would recommend this property for it's quiet location (except 4th of July :)), access to the beach, beach items provided for family fun and responsiveness of the owner when / if issues arise.

Many disappointments

My family was very excited about this vacation unfortunately turned out to be a disappointment. We rented in many places before and we have a rental property ourselves. We never had these kind of strange issues! Cons: Details of the rental agreement were not disclosed until the day of check in. Strange baseless threats and wrong info provided. Parking is a problem. Neighbors are not friendly. Management company not transparent when asked for clarifications. In general the experience was not pleasant for the family. We sent the management a detailed letter to give them the courtesy to reply and improve. Pros: Nice view. House is old but manageable for a very short trip. Owners seem to be a nice family I hope they read this and try to improve things. In the end it is a business investment for them.

Great Beach Getaway

We had a great stay in Newport Beach at this property. The location is quiet and only a short bike ride away from the restaurants/shops. We loved the fact that once you step off of the patio you're on the beach. Will definitely plan on staying here again.
