Summary:

This beautiful oceanfront 4 bedroom, 2 bath, upper level duplex is within walking distance to the grocery store, Newport pier, shops and restaurants. The living area opens to the well thought out kitchen, where you can cook up meals for the whole crew. A granite island with seating for 6 is an ideal spot for quick breakfasts and casual dinners. A king sleigh bed is the centerpiece of the master bedroom with an en suite bath and vaulted ceilings. There is 1 parking spot in the shared garage.



The Space:

This ocean front home is perfect for your next family vacation! With shutters in the living room keeping the sun out on especially hot afternoons or keep them open completely to reveal breathtaking ocean and Catalina views, this home is cozy and bright to lounge in after a long day on the beach. A flat screen TV in the living area is great for movie nights after a refreshing day at the beach.



The living area opens to the well thought out kitchen, where you can cook up meals for the whole crew. A granite island with seating for 6 is an ideal spot for quick breakfasts and casual dinners.



The unit has its own washer and dryer, stacked in a closet in the hallway for convenience.



A king sleigh bed is the centerpiece of the master bedroom with an en suite bath and vaulted ceilings. An armoire hides the flat panel TV.



3 tidy guest bedrooms—2 with queen beds and one with 2 twins—share a spacious bathroom with a shower/tub combination.



Enjoy spectacular sunsets and Catalina Island views from your perch above the boardwalk! Sip a morning cup of coffee on the compact beachfront balcony, big enough for two or three chairs.



Parking for one car in the shared garage is available during your stay.



The surf and sand at this family-friendly beach are perfect thanks to the jetties at 28th and 32nd St, which help shape the waves to make them more manageable. The bike path/boardwalk in front is your ticket to explore the Peninsula on 2 wheels or on foot. Shops and local eateries galore surround the Newport Pier, just a short stroll away. Lido Marina Village with its high-end boutiques, Nobu and more casual restaurants is a few blocks away.

Great spot

The place was nice. Location was great. Access to the beach was a little difficult with the huge family downstairs filling the deck - but we worked it out. I would have appreciated more towels. There was exactly one per person - which isn't enough when you have kids with you.

Perfect Stay in Newport Beach!

We had a fantastic stay at this Newport Beach rental! The property was spotless and looked exactly like the photos. It was comfortable, well-maintained, and in a great location. We would definitely stay here again!

Great location

The house was in a great location. The house was clean. I was disappointed that the house was lacking in any basic kitchen or household supplies. We usually have access to simple items like oil and sugar when staying in a rental. I was also disappointed that we received a very limited number of towels and had to put our own sheets in the bed.

New property to us

We normally stay about a block away in the summer but wanted something on the beach for a smaller party. It was adequate. Towels and sheets were very basic. Wish it had a bigger balcony. All in all it met our needs, but could definitely use some improving.

Fantastic Location, Nice Accommodations

You can't beat the location! Steps away from the beautiful Newport Beach sand. The property management company was fantastic. Super quick to respond, very polite, and more than willing to work with my late check in on a holiday weekend. Like other reviewers mention, the beds do not have sheets on upon arrival and you are instructed upon departure to remove the sheets but make the bed with the blankets - which is exactly how it looks when you arrive so I don't know if the blankets are (ever) washed...definitely had to push that out of my slightly germophobic mind. The damage deposit is actually damage insurance - and it's pretty steep given the condition of the interior. The cabinets were peeling, rust was present on most metal fixtures, the couches looked sun-faded and stained, the garbage disposal technically works, but we didn't trust it because it took so long to empty, the windows were all stiff and difficult to open, and the shutters were essentially all broken. Nothing so serious as to ruin a laid back beach vacation, but what is this insurance for if not to fix these sorts of issues? Also, there are no beach towels - at all. At a beach house...and the bath towels were issued at one per guest. So not a lot of wiggle room on the towel front. We forgot to bring some so we made a quick Target run. But it is surprising that being on the beach and all there were not any beach towels, blankets, or mats. There were a lot of beach chairs and toys though, so that was great.

Magnificent Location

This property is in a wonderful location, right on the beach. Dealing with the property managers was also a pleasure…….they were very responsive to our needs. I would absolutely return to this property.

Cozy home away from home

Overall, I recommend this vacation rental. Reviewer Comments: We had a great week at this property. The location is ideal as it is a short walk to great restaurants and a grocery store. The beach in front of the house is spectacular. While the home is clean, it is due for a deep cleaning. The miniblinds and screens could use a good soak, and the carpet is due to be cleaned, but let's face it, you're living on the beach for a week so who cares! The home had everything that was needed for cooking and clean up. The keyless entry was ideal as family could go back and forth to the beach as needed. There are a few beach items in the garage to make your day at the beach a little more enjoyable. There is limited space in the garage so do not rent a large vehicle. Overall, we had an amazing time and we recommend this property. We will be coming back.

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was more than happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: This is the third year we have stayed at this particular home. Sadly, I was not happy with the condition of the home this year. I did call the Burr White office during our stay, and I spoke with Sarah, who was very nice. I mentioned the trash problem. We stayed here last year, and I don't recall having a key that opened the gate near the garage where the trash and recycle bins were stored. There were two bins on the other side of the garage that were not locked up. One was an average-sized trash bin and the other was a smaller, thinner recycle bin. On the table when we arrived was the information from BW. This year there was a new paper showing how to throw trash away. It also stated that the guest would be charged if there were extra plastic bags next to the bins.I waited a few days and worried that we had insufficient space to throw away our trash. We had six adults and two children staying with us, so we accumulated quite a bit of trash daily. Sarah said not to worry if we had extra trash when we left. With two days left, the guest staying in the unit below us, told us there was a key to unlock the gate near the garage to put our trash in. This solved the trash problem. The next thing that was truly annoying was the poor Wifi connection. It worked in the back bedroom, and was patchy elsewhere. There are big pieces of paint peeling near the kitchen pantry cupboards. The blinds near the stairs on all windows were filthy. The dust/dirt was on them for quite some time, and would not come off with merely dusting them. The first bathroom had no place for a roll of toilet paper to go on. This was the same bathroom last year that did not have a toilet paper holder. The roll of toilet paper was on the back of the toilet. My daughter used this bathroom last year and this year. She went to TJ MAXX and bought a holder that stands up on the floor to hold the roll of toilet paper. I am truly amazed at how little kitchen gadgets this house had.

Funny, I initially complained, no AC But definitely was not needed Weathered by the sea, still charming and accommodating Fireplace was a nice touch No one was downstairs so had garage to self, could be tricky w 2 cars All in all can’t beat location

great house and location but not during spring break

I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: For some reason 100+ kids decided that they were going to party in front of this house daily. The house was great and the location on the beach was perfect, was just very annoying to try and have a family vacation with a constant party going on out front. Another hiccup was with the dryer that stopped working on the 3rd day and we called to have it repaired but never heard back.

Great location

Pros: location perfect for getting to Balboa and close to highway to go into towns Clean Showers had great water pressure One space to park in garage Washer dryer toaster, coffee maker, utensils, dishware, cookware were all adequate refrigerator (with ice maker) and dishwasher and oven worked fine hair dryer provided great view of beach free wifi plenty of bath towels provided Cons: have to put on your own sheets when you arrive no A/C so a little stuffy in the rooms in middle of home (fans provided) steep stairs up to house so be careful if you have little ones or elderly ones no beach towels (Burr White did give one free beach towel upon check-in) keypad was very hard to use and only figured out on last day that the trick is to pull knob toward you in order to turn the deadbolt no bathroom toiletries except hand soap Tip: so glad i made everyone put their outdoor shoes at the top of stairs everytime we came home. Then switch to indoor flip flops or socks so that we were not traipsing sand or dirt or mud into rest of home.

Great Location, minimalistic, run down house

The location is great. Otherwise the house left much to be desired. We’ve stayed at a lot of places in Newport. They were all more clean and better outfitted than this one. The beds weren’t made. The sheets were in plastic wrap and left on the floors. There were no beach towels, no laundry soap, and no pans in the kitchen, only pots. Overall it was dirty and not worth the money. The location was great though.

Burr White Comment Sheet

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Very relaxing and the house was accommodating for 8 of us. Suggestions: The house does need some TLC. The toilet paper holders in both bathrooms need replaced or secured. 2 of our guests tripped on the step going into the kitchen from the living room (1 fell on their knees). The step is a liability issue and should be more visible or marked with a black rubber mat or something for the eye to see the flush step.

Fun Beach Location

Overall, I recommend this vacation rental. Reviewer Comments: The place was clean and Burr White very friendly and helpful. They replaced a quilt immediately and made sure we were happy. The second floor is lovely. The only thing missing from the second floor was a BBQ grill and a deck for people watching. We loved this place. But like to sit outside and people watch which we couldn’t do on the small balcony. The location was incredible!! Close to everything. Was nice to have a garage parking spot and washer and dryer in the house. Great stay!! Would love to come back but need a BBQ grill and deck for next year!! Will absolutely use Burr White Company again. Summer was awesome and so was Stacey!! They went above and beyond!!
