Over Yonder

Come spend time in idyllic Leipers Fork Village in Franklin, TN. Relax and enjoy a quiet break in the country to revive your body and spirit. Over Yonder offers a front porch with five rocking chairs and a porch swing. It is a great place to spend time with family and friends, listen to the gentle flow of the creek across the street, and enjoy the wooded surroundings.

Over Yonder is just 1.8 miles from Leipers Fork Village, which offers restaurants, music, antique shops, art galleries, and a spa. Leipers Fork is about 40 minutes from the downtown Nashville scene.

When you enter Over Yonder, you see a large open floor plan that includes a kitchen, dining area, and living room. It is a great place to gather and visit while preparing dinner or playing games at the dining table.

The kitchen is well-equipped for those who enjoy preparing meals.

This charming house includes three bedrooms and two bathrooms. All bedrooms include a queen-size bed and a chair or love seat. One bedroom and a bath are on the first floor, and the upstairs offers two bedrooms and one bathroom. Both bathrooms include a large shower, and the upstairs bathroom includes a standalone tub.

A full-sized washer and dryer are available on the first floor.

The hills in Leipers Fork cause spotty cell service. While at Over Yonder, it is best to log on to the free wifi and use the wifi calling feature on your cell phone. This works beautifully for calls and texts.

We have upgraded to fiber internet service as soon as it was available at our address (April 2025).

Our guests have full access to the whole house. I do request that people refrain from entering the old shed on the property. It actually used to be a smoke house and I have future plans to renovate it while keeping the charm of the old, but right now it is in need of repair, so off limits.

Country Living Over Yonder. The outdoor area includes a fire pit with Adirondack chairs.

VRBO does not provide a field for maximum booking length. The maximum length is 14 days, exceptions will be considered.

Peggy, our hostess, was amazing. Always available to help or answer our questions immediately. Over Yonder is delightful from the front porch that looks over to a lovely brook to its entirely newly renovated interior. My favorite was the showers. There are shower heads on both ends of the stall. Pure luxury!

Perfect home away from home while visiting with our college student during Thanksgiving break. We enjoyed the front porch on the nicer days- the sun shone right on the porch. We also enjoyed the fire pit, and family time around the table. Leiper’s Fork is such a beautiful quaint town- just make sure to go earlier in the day as it all closes up by 5pm. We also took day trips to Nashville and Franklin but otherwise just enjoyed being together in a comfy home environment.

As three college roommates who have done an annual girls’ weekend for more years than I can count, Over Yonder has given us wonderful memories. First, the hostess was very responsive and helpful. Over Yonder was well equipped with all the kitchen and bathroom items. It is a welcoming home. The porch with the swing and rockers were comforting especially with the babbling brook across the street. This is a VRBO that I would highly recommend.

Peggy’s place is amazing. Everything you could want from a VRBO stay. The location is awesome. The porch is fantastic and the fire pit on a cool fall night tops it all off. We will definitely be back.

We absolutely loved everything about the house from the swing and rocking chairs on the porch to the fire pit outside. Inside was nicely updated and well maintained with 3 huge bedrooms and large bathrooms too. It’s tucked away in a holler just a short distance from Leiper’s Fork with a few shops and a couple restaurants both of which were good. Only about 30 minutes from Nashville and 20 or so to Franklin it was the perfect getaway spot. Located close to the Natchez Trace we also spent some time exploring the area and taking a few hikes along the Trace. I highly recommend Over Yonder if you want to stay somewhere off the beaten path but still be close enough to the city.

Very clean and roomy place with all of the comforts you would need. Peggy was easy to communicate with and offered to assist with some technical issues with the TV. The rooms and bathrooms are really large. The place was much larger than two of us needed, but I'm still glad we decided to stay there.

Very comfortable, very clean & very charming! We are grandparents who were visiting our grands. We stayed 3 nights and the 3 grands slept over one night - so fun! Plenty of space & we enjoyed the variety of board games, the fire-pit and the wild turkeys visiting us in the yard. Peggy was very responsive & helpful. Highly recommend this property & we will definitely be back.

This was our second stay at this property. As the first time, we very much enjoyed this peaceful setting. Accessing the area: we found visiting Franklin for food, shopping, etc., comfortable, and heading into various parts of Nashville relatively painless. It's very close to Leiper's Fork. The house was clean (although this time the lamps could use a little extra spring cleaning, got some dusty webs going on), mattresses comfortable. We don't know how often other people need this particular feedback, but we appreciated the lack of air fresheners - we have a member of our party negatively affected by them. Absolutely hope to return again for another girls' weekend away.

It worked for the weekend

At first glance its a nice place, but they really missed the final touches. No mention of the road being so close. We had small children who love playing with balls. But the road was to close and the yard is a slope to the road, so that stopped that. The locals fly up and down that road. The yard could have been mowed it would have looked better, there was dust leaves and debris on the porch. Could have been blown off and the flower pots nèed some attention for that visual attention to be nice. The pea gravel driveway on one end needs attention. To much pea gravel. We had 2 cars struggle to get over it to park, due to sinking.The inside of the home is cute and functional for family gatherings. We spent alot of time inside and it never felt crowded. The attention to details was missed inside too. There are dead bugs in the light fixtures. One wall in the bathroom was only painted part of the way down. Mold on the glass shower door hinges. The banister going up the stairs is loose. Definitely not load bearing for a person who might need it. Upstairs in the bedroom by the bathroom the wall is cracking at the corner of door frame. There are cracks in the bathroom wass as well. May be a structural issue. The paint in the staircase was a touch up job that was not eye appealing. Could be a nice place with some professional work accomplished. Felt like a 3 star hotel but paying a 5 star rate.

I retired recently from the health care industry and decided having a VRBO would be fun. I am originally from Cincinnati, but I moved around a bit. I have been in Nashville since 1995, so I guess I am here to stay.

I loved the house itself, very open and great for family and friends to visit. I also really like the front porch with rocking chairs and a porch swing. The sound of the creek across the street and wildlife on the property adds to the relaxation. The outdoor area includes a firepit with Adirondack chairs.

Qué hace que este alojamiento sea especial

This is a nice quiet area with fun shops and activities close but not too far from Nashville for those who enjoy spending time in the country and the city.

Franklin Square is close as well and offers many dining and shopping opportunities.
