Newly updated! With space galore, this is the ideal beach spot for a family vacation! Our villa is tucked away in the corner of Tivoli by the Sea – located a short walk to the sugar white beach, the sparkling swimming pool, and tram stop. Tivoli by the Sea is a picturesque enclave of Mediterranean inspired villas surrounded by a championship 18-hole golf course. Whether you favor the beach, the swimming pool, the golf course, tennis or shopping, our location offers convenience to it all!

This is an upstairs condo accessible by an outdoor staircase and an indoor staircase - see photos. With soaring ceilings, the family room offers a sunny place to relax and is furnished with plenty of seating. The fully stocked kitchen is complete with stainless appliances, a breakfast bar and all the dinnerware and cookware you will need to prepare a meal. There is dining table seating for six and breakfast bar seating for three. A few steps onto the outside screened balcony leads to a relaxing outdoor dining and seating area with new furniture.

Our master bedroom suite features a king bed, HDTV, two closets and access to the screened balcony. The master bath is complete with an oversized shower and a roman soaking bathtub. A second bedroom suite offers a king bed, HDTV, and a full bathroom. A third bedroom features a queen bed, HDTV, with access to a nearby a full bathroom. There is a spiral staircase leading to an upstairs loft (fourth bedroom) furnished with a queen bed and two twin beds and an HDTV. For your convenience, there is a full laundry room, and wifi is complimentary.

Check-in is simple. Just park in front of your villa, unlock the front door, and enjoy your beach vacation! Welcome to our spacious villa at 5279 Tivoli by the Sea!

*** NOTICE REGARDING PARKING: Each unit is allocated one assigned parking spot only in accordance with HOA and security regulations—no exceptions. The Tivoli neighborhood has a few visitor spots however they are first come, first serve. Only one spot is guaranteed. The resort does not offer overflow parking. For additional parking, guests may use off-site paid parking at Geronimo RV Park in Miramar Beach (2.9 miles away). Please contact Geronimo RV Park directly for availability and pricing at or.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

Traveling with teens

Very nice. When we arrived the air was on but wasn’t cooling the house. Someone was there within an area and had it reset and running and cooling in no time. Plenty of space, recommend for teenagers to sprawl out!

We Loved it! Wonderful Week in Paradise!

The entire group loved the place and the resort! The beach can get pretty busy on weekends, but during the week it was wonderful!

Spring Break getaway

Great property. There were a few things we would recommend adding to the condo: King bed on first floor had only 1 pillow and bathroom shared by first floor bedrooms had only 2 towels. I would also add some steak knives because the only ones there were large carving/bread knives. Also, a folder/notebook about the property, amenities (like pool location), and local tourist info (restaurants, entertainment, etc) would have been very helpful. Otherwise, great stay at a beautiful and convenient location

Perfect place!

This condo was great for our large family...five teenagers and two adults! Plenty of room for everyone to sleep and have a little space. The location was great too, very close to the beach. Nice golf cart that was great to use for getting everywhere.

Great Spring Break!

We absolutely loved our stay here. Location was great and we loved the end unit. Golf cart was wonderful too! Everything very convenient. Lots to do in the community for families and to have a date night. We will definitely rent again. We had no issues with parking either and we had two vehicles.

Just as pictured

House was beautiful just as pictured, enough space for 3 adults and 5 teens. The location was lovely, perfect view of the fireworks for the New Year, not far from the beach or pool. Only one real con was the water pressure from the hot water in the master shower. Other than the shower, the house was pretty much everything I hoped for.

Destin rental

There were only 7 forks in the kitchen (4 regular and 3 cake forks) which wasn’t enough for 9 of us. There were a lot of different plates in the cabinet but not a set of 8 that matched. The slats on the door going out to the porch were broken but overall we enjoyed our stay

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. July 4th family Vacation

Overall the property was very nice. The only negative was related to the central unit. The first night we got there the air conditioning was down. We noticed the property management and they had someone out right away. They charged it with Freon which helped quite a bit but it would rarely get the unit in the low 70s. Otherwise the golf cart was a nice addition to have accessible. The place was very well kept and clean. We enjoyed our stay and would stay again.

Summer trip

The condo was perfect! Very roomy and nice. I do have a couple of suggestions. The coffee pot was fine but should really be upgraded to a Keurig. Also, make sure to check the TVs. The power cord to the TV in the master was missing so we took the one from the TV upstairs. Other than those things we enjoyed our stay!

Great Place

We had a great stay here. It was clean, and in a great location. The golf cart was perfect for getting to the beach, and other close shops. It was hard to find spots on the beach, unless you purchased an umbrella. It was so crowded, we had to walk very far down the beach, and we were moved several times. The AC stopped working well our 3rd night there, and was completely out our last night there, but communication with the property people was excellent, and they were extremely accommodating and very kind. They took great care of us. They are currently putting in a brand new AC unit. We loved this place, and would definitely recommend it.

WS in Destin

The dishwasher and washer were very dirty and didn’t smell pleasant at all. There were no extra pillows/blankets and barely enough bath linens. We had to keep washing them. Some of the dishes were clearly not clean. We were also NOT told about all of the stairs leading up to the property. It made loading and unloading very difficult. Parking was a joke. It should be designated for each unit. The pool was also very scary after dark with children and poor lighting.

Ok place but not for a family with small kids

This property DOES NOT come with a golf cart and you cannot rent one. The beach is very busy as there are multiple condos/hotels on the same beach entrance you use. The master bathroom has absolutely no water pressure in the shower. The guest bathroom has a curtain replacing what should be a glass door. The stairs to get up to the door are steep. If you have kids plan on driving down to the entrance of the beach. The tram that you have to use for that house does not run as often as it said it would. Be sure to bring extra bathing towels. Also the parking is awful. We had 2 cars but there were not enough spots for the rest of the properties attached to us. We had to constantly find somewhere else to park. It is not a real family friendly property. Would probably work best for a few young couples to rent together. We had exactly 10 people and even though it does have enough sleeping spaces for 10 you cannot have a meal together. We were very excited to stay here but don’t feel like it was represented correctly.

An "ok" place to stay

Rating Details: The property manager was adequately helpful. The vacation rental was very clean. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We have stayed in Sandestin for 12 years with our children and this year, because of COVID, we booked very late creating fewer choices for rentals. This unit was "ok". I have stayed in homes/condos/townhouses that are better equipped for larger parties in terms of kitchenware. We cook at "home" because of the convenience and this unit did not have many of the necessary items. It did not include anything "extra" in terms of making your stay more comfortable. Golf carts, when not staying on the beach, are really nice and this unit did not have that convenience. Again, the unit was fine, we have just stayed in many other places that are much more renter friendly and go out of their way to make your stay a true vacation. The check-in was a huge hassle. We were told that if the unit did not have renters the night before our check-in we could access the rental at 1:00. This was a big reason we chose to go ahead with this property despite no reviews. I understand a 1:00 check in is not guaranteed; however, I have in writing that if there are not renters that we could check in early. Two days before our scheduled arrival, and after paying for the week, we were told that it might be possible (there were no renters several days before our arrival). Again, I'm fine with not checking in early, however, that was not what we were told. It just felt that Elise was not being straightforward with us. She told me to contact her the morning of our check-in and she would let me know if we could check-in at 1:00. That morning, when I called, she again had a reason for making us wait to let me know if 1:00 was possible. We drove 16 hours and just wanted to know if it was possible or if it wasn't. At one point I thought we were being scammed because she kept pushing back the time that we would be told what time we could check-in. We did ultimately check in at 1:00 after several phone calls and texts. Just not worth the hassle when you're on vacation and trying to relax!

June 2023 Stay

We had a great time in Tivoli! The location is perfect-close to beach, easy to get to Baytowne. The condo was clean, well stocked, and very spacious. We will definitely be back!

Potential to be Great

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This property is beautiful and in a wonderful location. It is at the top floor so be mindful of that. It had some cleaning issues that need attending to which I addressed with the property staff and during our stay the refrigerator was broken which was incredibly inconvenient, however, they bought a brand new fridge that arrived the day before we left. I would say they were responsive with our concerns overall. I left a list to the property Managment company including fixing the upstairs mattress, discussing better practice with cleaning service (ie our feet were black if we were barefoot in house and toilets weren’t cleaned properly). They said they would address those concerns and if they do then the property is a great fit. It is very spacious and open which we liked and was good for a larger family like ours. The pool is very close too. So, all in all I would recommend assuming those issues are addressed and from the way they’ve handled the fridge I’m sure they will be. Also, it was so nice having the golf cart!

Pretty little unit

We really enjoy Destin and traveling as a family. This unit is in the heart of many units, resorts, hotels, etc. It’s on an inactive golf course and there is some nice trails to walk to jog. The unit itself was clean, as advertised, and a great stay for our family!

Fun and relaxing

This vacation was absolutely amazing!!! The property was so beautiful and peaceful. Very convenient to local stores, shops, restaurants and of course the BEACH!!! Just a 5 min walk.
