Experience a resort-style getaway in a peaceful location. Our positive reviews will sell you on all the reasons you should stay here; keep reading to find out if there are any reasons you shouldn't.

As much as I'd love to use this space to rave about the wonderful features of this house, I'll have to let the photos and 100% positive reviews do that while I advise you of some reasons this rental may not be a great fit for your group.

This is not a party house. We have two really big rules:

1) Visitors are not allowed anywhere on the property without the written consent of host. If you want to have visitors that aren't included in the reservation, please notify me prior to booking how many visitors and the expected duration and I will let you know if we can accommodate them.

2) No noise between 9:30 pm-7:30am.

The city of Chandler has enacted strict noise ordinances that are applicable at any rental you stay at (even if the hosts don't notify you upfront like we do). Violation could result in a $500 fine from the city and/or removal from the house without refund.


SMART HOME FEATURES: Keypad door lock, Alexa devices, Ring doorbell, 2 wifi thermostats, smart plugs/lights, smart patio misters & fans, wifi pool system, wifi irrigation system, multi-room smart speaker system. Three TV's: 65", 55" and 43". All are smart tvs with local stations, Hulu, Prime, Peacock and Paramount+.

POOL HEATING FEES: Spa heating is included at no charge year-round (up to 6hrs runtime per day). For pool heating, we charge guests half the actual cost. The charge to you will be $50 to preheat plus $50 per day to heat to 84. We have a smart pool system so you can choose to heat the pool for just part of your stay. If ambient temperatures are expected to be below 50 degrees, we may pause pool heating and you will be refunded for any days without it.

KIDS: Please be aware of the limitations for kids. There are wood stairs, six exits, a pool and lake, travertine and wood floors throughout (just a few area rugs), tables with square corners and a lot of light-colored furniture. Our top priorities are safety, consideration toward our peaceful neighborhood and keeping the property in excellent shape so please assess if this is the right environment for your little ones and whether you are able to provide adequate supervision at all times. Kids under 12 may not be in the back yard without an adult present.

PETS: You can bring your canine furry friend with you! There is a $50 fee per dog (2 max) per week with the understanding there should be virtually no evidence of the pet after departure. Any odors, stains, waste, excessive hair, damage, etc. may be deducted from the security deposit. No dogs in the pool, please, as it clogs the filter. If you are bringing a dog, the breed and weight must be disclosed prior to booking.

A/C: The lowest the A/C can be set is 74. For most guests, that feels cool, if not cold in Arizona's arid climate (plus we have ceiling fans throughout). This is essential for keeping the systems functioning in the extreme AZ heat, especially given our high ceilings (that's a lot of air to cool)! Please consider if any of your guests will have a problem with this.

RECORDING DEVICES: We have security cameras around the perimeter of the house. All are enabled except the two that face the backyard, which are covered for your privacy. You will have access to the monitor to see what all the cameras are capturing. There is a Ring doorbell at the front door and a camera (both with audio) in the curtained-off area of the garage that's inaccessible to guests. There is also a meter in the back yard that monitors noise levels and weather conditions. It does not capture or record video or audio but will alert us in real time to excessive noise levels.

PARKING: One garage parking space that fits up to a mid-size vehicle plus three spaces in the driveway. Please avoid parking on the street.

This is a fully-stocked home but not a dedicated rental so there are personal belongings within and access to some closets/cabinets is restricted. This should not impact your ability to comfortably store your belongings.
